Also, the tenants paying old rentals of 80 to 100 rupees will not be able to dish out 7,000 per foot for the new construction . They will not be able to survive without hardship rent while the building is being made (which the redevelopment builder would have paid them ) They will not be able to afford the new maintenance bills whereas the redevelopment builder would give them a corpus fund..... I am not saying that redevelopment builder is better, i am saying that those paying old rents would not be able to do self redevelopment.
I totally agree with you Krish. 99% of the MC members are arrogant & they usually have conflict with all members. MC are seldom open to suggestions. They think they know everything. Now coming to Self- Redevelopment, which cannot take shape without engaging Professionals (PMC, Architect, CA, Lawyer, Engineers etc). So I personally feel that society should go for Self-Redevelopment, which has too many benefits. Whether Redevelopment or Self-Redevelopment in both cases professionals will have to handle everything with MC or Redevelopment Committee will have to have an eagle's eye with meeting every weekend, also all members have to keep a tap on the day to day progress of the development process. It is usually found that Flat owners vacate their flats and are under the wrong notion that we have appointed the Redevelopment Committee and they will take it forward, it doesn't work that way. Every flat owner needs to understand that it's their hard earned money and they need to keep a tap on what all is going on during the Self-Redevelopment process. So if members are of the opinion that once MC is handling the show, they should sit back. This way member need to be ready for untimate outcome, they have lot of things to lose. Remember no pain no gain.
This guy created full detailed negative video on Chandak developer couple of years back. Now 36 floor 4 wing residential tower will be giving possession in few months. The project is successful as builder has now very few vacant flat. Apart from these anyone who bought the flat in last 2years have also got good appreciation 😃

In one of the video I already commented that self redevelopment can be done. There is a Bldg name JIN PREM in Charkop in Kandivali (West) they had done redevelopment on their own and they are successful, They are also giving training to other societies how to go for self redevelopment, but they charge for the training
