  • In the past month, a significant case came across the Colorado Supreme Court. This ruling impacts tenants, landlords, and real estate investors in Colorado, as the eviction process has been changed. The end result is a more complicated and longer timeline that landlords must follow in order to initiate and complete a legal eviction process on a non-paying tenant, or a tenant who has violated lease terms resulting in a legal eviction process.

    Couple things. It's a 10 day notice if the property is non-exempt, 5 days for exempt for your regular notices to comply or vacate notice. The other is that it is deemed covered under CARES act for cash assistance IF the tenant has disclosed that they are receiving those benefits to the landlord per the passed bill.
