Just a tip, make sure you read the building inspections clause carefully. My mum got stung as the clause read that the building inspection had to find 'major structural damage', which is difficult to define. Make sure you ensure that the clause is fair to you.

Is it advisable to trust an independent third party building and pest report that has been conducted at the request of the realtor? This is a common option for auction houses- but is it dodgy?!
Hi Claire, great question! Always best to pay for this yourself. The main reason I say this is that we won't know the relationship the agent has with the inspector. Thus, could be a conflict as in the agents and owners best interest to elect the least thorough building and pest inspector. In the end, a couple hundred dollars is worth the price vs the risk of buying a lemon. Hope this helps and thanks for the question 😊

Thanks Ben, this would be a clause you'd add in the contract to purchase. If unsure, it would be wise to have your conveyancer review the contract prior to entering it. Where they'll be able to add these clauses in.

Thanks Ben, once the contract has been entered into amendments can't be made. Its wise to get advise from a conveyancer prior to entering into a purchase contract to ensure all details are covered prior to locking in the contract.
When purchasing a new property off the plan or newly built unit, do you have the rights to crash the contract if the pre settlement report issues are not rectified?

Depends how the contract is structured - probably best to double check what is possible with your solicitor.
