I have always hated concrete blocks. I would just pour concrete instead. Don't talk to me about price either, some things in life, you don't worry about cost. Your house is one of those items. Should insulate both sides of the concrete block foundation. Also should have used Rockwool comfortboard 110 on the outside to wrap the house in a blanket of insulation. Also using Rockwood inside would have been awesome. Ownings Corning fiberglass insulation SUCKS! But I guess, for a traditionally built house, it's nice. Look up T studs too.
Typically the exterior side of masonry gets rigid foam insulation and an acrylic cement coating with either fiberglass or rockwool in the interior side.
Can you explain cost breakdown? I don't understand how this is 350k?? It's nice and good quality for sure. But should be 60k cheaper. (unless there is land cost I don't know about included in price). No basement or finishes there...so where is the cost coming in? It's a small house considering, even nice finishes wouldn't cost that much for smaller spaces. What state are you in?

My house dates from 1951 and when they did the foundation they did not parge the block before putting the foundation coating on. The joints started to deteriorated and I had to remove the coating on the exposed surfaces and then grind down the surface of the block in order to parge it the way it should have been done in the beginning.
@@mangomongol8874 Unfortunately from your ignorant remark it is obvious you have very little if any construction knowledge and neither do a lot of people viewing this video. Me remark was meant to help educate people not insult anyone. I have 33 years in the architectural field and another 14 associated with engineering and I just wanted to pass on what I experienced. Asphaltic foundation coating cannot and will not bridge mortar joints especially if the mortar has excessive sand in the mix as mine did. This is were cement parging comes in to help bridge the mortar joints and give a smooth and continuous surface for the foundation waterproofing. When the mortar joints start to deteriorate the exterior side will start to spall off taking the coating with it leaving a wall that is no longer able to resist water intrusion and to remove the coating involves very labor intensive work in order to get it off well enough so the surface can be parged and subsequently recoated. First I had to remove most of the coating using a torch and scrapper finished by hand grinding to get down to bare block. Only then was I able to parge the surface with fiberglass reinforced cement and coat the buried portion of the masonry with asphaltic foundation coating.Hopefully he also installed foundation drainage tile. Not only was the mortar bad in my wall but no drainage tile was installed, resulting in hydrostatic pressure on the exterior side pushing the wall in.

That crawl space is a thing of dreams. Mine is about 30” at its highest. It’s awful to get down there to do anything. Our next house will have a crawl space like this.
Here where I live, the cost would be three times higher. But I think I wanted to extend the main roof ridge all out over the garage, and got rid of that useless nook outside by the garage, and incorporated that into the house. And btw, don't you use any insulation?

Все там нормально, если что-то не нормально - инспекция не пропустит, поэтому дешевле сразу строить по коду, чтобы пройти инспекцию. Правильно - это понятние относительное, есть коды, по которым все строится, по ним и проверяется.

У этих блоков очень слабая несущая способность, для цоколя нужно другие использовать. Если у них сухой климат, нет пучений грунта и промерзания, то почему бы и нет... Зачем переплачивать "за ненужные функции" В нашем климате этот фундамент не жилец. Опять же в моем регионе сейсмика 8-9 баллов и такой фундамент не канает. Если еще климат вспомнить, то и их конструктив кровли не подходит для нашего климата. Вернее, сделать можно, но он крайне требователен, к качеству изготовления, и ошибки монтажа обойдутся очень дорого, а у строителей обычно навыки на "3-".

Basements aren’t too common here in Chattanooga Tennessee unless the property is extremely sloped. Can’t even remember going to a house with a basement here 😅
You are running it great, other then you want you Mechanicals done before you wrap so they can seal all penetrations up. So it’s not left to the tradesmen because they won’t do it on there own
The foundation is divine... (this is sarcasm). No waterproofing. Generally! Drainage with a drainage pipe against the wall? Reinforced belt in the form of a vertical mesh? It would be possible to simply push concrete into the ditches and it would be the same, only even cheaper. The only reason why the house won't fall apart is that its weight is extremely small and apparently the climate is warm. Why are they ramming... Gravel? 😆 A frame house made of wood at current wood prices ... However, perhaps in the USA it still remains the cheapest material. Here the construction technology is at least the middle of the last century, probably the way it is.
Next time someone tells me that it took them so many months or a year to build their or a client's house, I'll show them this video to disprove their lies. :)
We bought a lot to build our house but building material cost went up and mortgage rate keeps climbing, so we are waiting. Hopefully, we can start soon.
The amount of money he saved by just sealing the foundation himself. This is why I can never sell off my business or have it run on it's own. On not trying to get rich just be comfortable and leave an inheritance for my children. I have to work in my shop every day because I can't pay someone less than what they are worth and so to avoid high salaries I just do it myself. Period.
If you guys accepted payment plans how would that actually work I plan on having another house built next to my current home but I definitely don't have 350k right now

You are right. it's crazy to see how much people build for in some areas and what they get for the price. I start my build in 3 weeks and I am getting a custom home with 2,730 SF of living space (3,278 total slab) for $313,000. We will be under 300k easily once its all said and done, the builder gave us ample amounts on most of the allowances for things.

You are correct!
One thing they should have done is poured a thin slab of concreted in that crawl space. It would essentially be a very shallow basement if so.

I start my build in 3 weeks and I am getting a custom home with 2,730 SF of living space (3,278 total slab) for $313,000. We will be under 300k easily once its all said and done, the builder gave us ample amounts on most of the allowances for things.
@@aaronsmith4979 the issue is all they have to do is match the features and price range of the other local new construction. So if one builder is price gouging, everyone is.

$350,000 for the complete house or $150,000+ or less to build the house?
I think 350k included the lot too…350k for that size of house to build is kind of expensive
