When you are looking for a condo, every real estate agent will tell you its a great investment even if its not the case 😅
Some people know how to calculate the realistic value, so you will not have a loss when you resell
Condos there are easy to buy, with relatively low monthly payments and even no down payment terms, which is the only way most could ever afford to purchase. However, hard to sell, as financing is not as accessible there and most cannot pay in cash, especially at the current over inflated prices. Add to that relatively low rental returns. The Phils. does not have a mature secondary market, so very different than in the UK. It is really hard to compete with the developers terms. Glad you can see the positives from when you lived there making yt content etc. which I enjoyed. Good luck!

I have lived in MM for over 38 years , like you both I am from the U.K. the big problem is MM is flooded with new apartments. My apartments I have had to lower monthly rent to keep them rented. So no quick sell in the Philippines
If they cannot Sell, the price is too high, it is simple as that.
We have been watching your vlogs since we’ve moved here in the UK 4 years ago. For someone that is paying for a Condo in Pasig... and lives in the UK... this was a great video... but... OMG... you took soooooo long to get to the point... I almost fell asleep... get your doing a vlog...
Wish the whole video was just on how you got the Condo... what the process is like... the location and size... and pros and cons... how much you got it for... how much your selling it for... did you make a profit... or not... think this subject deserve more of a focus... not bothered about Yogurt....

The Condo market in metro Manila is so saturated, quite literally tens of thousands of Condo's for sale at ludicrous prices, it makes no sense to buy at these insane prices.
This and the rent is so low, so buying seems like an awful investment.
@@moobyisgolden you say rent is low but for the price of an unfinished studio apartment with the living and sleeping area being the same space in Manilla you can get a larger furnished one bedroom (separate room) apartment in Bangkok.
One could rent a 2 bedroom at St. Moritz Private Estates for $1200 - $1500 per month depending on the furniture. So it makes makes zero sense to buy a resale at $500,000 unless one was going to live in it for the next 30 to 40 years.
Do not feel bad, Lucy and George. Just make the price reasonable and it will soon be sold. Professionals from Makati will surely be interested with that property.
Personally, I would not buy a condo in that area that's just 600m from the faultline, but despite that, so many wants a property on that part of Metro Manila. Best of Luck!

Low monthly payment but they don't tell you there's a big payment to be made at certain point in time. Also, it's hard to sell a condo here without a parking space. With the government phasing out POGOs, there will be a huge surplus of condos for rent. Condo prices will adjust down from over supply.
Real Estate investing. Buy a property Building, Condo, and House, not raw land in a good area. Never sell. Sit on it for the longest time to rent it. Again never sell unless you are willing to lose. If you buy and sell, be a real estate agent and don't buy properties for flipping.
Are you even aware of Filipino law regarding land ownership? Foreign nationals cannot under any circumstances own land in the Philippines. Proposed land reforms meant that land was supposed to be owned by the people but it's mostly owned by politicians and corporations.
Do your Due Dilligence FIRST, Before you buy, study the Secondary market
Just arrived last Saturday from Philippines and I will be staying here in UK for a month, hopefully there will be more Sunny good weather. Just not to feel sad and not moaning coz of the weather I just look at the positive vibes that were still lucky compared to other country that experiencing flooding, not enough food, no NHS,. We also have bought in uptown PARKSUITES and we regret it so expensive. Am starting eating unhealthy food here like cheese sausages cakes biscuits chocolates that I can't get in Philippines. Just enjoy while Ur here.

What you are seeing from your condo's balcony is not Laguna Lake but rather the Laguna de Ba-i or Lake of Ba-y (as Laguna is the Spanish word for "lake" which also is the name of the adjacent province). Ba-i or Ba-y (pronounced Bah-eeh) is a town along the lake shore of Laguna, hence the name the 'Lake of Ba-y' or Laguna de Ba-y.

Toronto weather is the same! It’s been raining a lot - we had flooding issues in the city causing power outages. It disrupted our subway and above ground trains. We complain about the weather on a daily basis as well, so you’re not alone.

If you are living full time in these country's its ok to invest if your not its cheaper to rent for the period you stay . These places are meant for expats over priced

Yes. I Don't think he is being wise regarding some aspects of health advice and sunscreen.Also an optician told me its very important to always wear sunglasses to protect eyes in sunlight. I would rather lose sleep than potentially ruin my eyesight.

You are right about fat, it is very good for you. My husband had brain surgery two months ago and the surgeon told me he wanted my husband to eat two eggs with every meal, that is 6 eggs, he said the cholesterol in the eggs is very good for the brain, so we eat a lot of eggs as well. I am also on a very low-carb diet and eat a lot of fatty meat.
Raw milk and cheese are the best. We have to go to a co-op to get it because it’s kind of not permitted in the regular grocery stores.
Mike from "Making it Happen" has been trying to sell his condo for 10 months. The problem is he is trying to make a big profit at 30 million PHP. He would be smart to ask for what he has invested in it and move on. I seems like everyone is trying to make a large profit off theses used condos but can not compete with what the developer of new construction can offer.
You have a great investment. It's all about what you said earlier, selling it to a fair price! It takes patience to find the right buyer, but ROI will be worth the wait. Your target markets for your condo unit are the rich students, foreigners and Filipino's with a lavish lifestyle. I think you need another avenue for payment deal of the unit, because it could be a downer if the buyer is not familiar and not accustomed with new methods and prefer the old method of payments. Also, UK is beautiful. Keep vlogging.
One last, stock latex gloves in your car. In case you don't want to have a cringe worthy experience in milking a cow?

we only have raw dairy in our house. I wouldn't touch the pasteurised stuff! so many other things are pasteurised too. honey and eggs include. we only buy raw honey from local farms and pasture raised eggs from friends too. If you want to save money, try and find a local farm that sell meat. we pay a third of what we paid from our butcher. love that you're waking up to so many things! very true about the sunglasses. for a natural suncream I sure 'shade' completely natural and only 4 ingredients 🙌

It's easy to buy a condo in Manila but, selling is problematic. My friend has the same problem as yours.

They bought the wrong condo at the wrong price. They should have done more due dilligence. "Buy in Haste, Repent at Leisure" (I have bought several condos in Manila area, and don't regret any of them. All rented, and cash flowing at good yields. Sold one at a good price in 2019, to buy two more.)
Never by a condo in the Philippines better buy a beach house in visayas ans mindanao never in luzon

There's no correlation between grocery store ( big chains) vs farmers market produce. So the " we're doing this for health" doesnt work like that . Supporting smaller businesses and buying possibly nicer quality produce? Yes. Being healthier? No.

If you didn’t buy the property upon the project launching it’s hard to sell in 2ndary because many ppl here will sell their property for a launching price for a big loss 😂 I don’t understand them. Unless your property is very in demand then you can earn more or easier to sell in 2ndary market .
