I strongly suspect that, the problem in Nigeria is property ownership, what they don't tell you is in Nigeria all property and land is owned by the Nigerian government and they can take land and property without notice, there is nothing that you can do if their federation government give a directive

You have to do search before buying any land so you don’t buy someone else’s land or government land

But, if the land owner has a valid Certificate of Occupancy, he or she is paid adequate compensation by the government for being made to surrender the ownership title to the land. It is a very rare occurrence to see the government evoke its authority as stipulated in the Land Use Act, except where it becomes absolutely necessary for economic, security or developmental reasons and purposes. How many people in Nigeria have lost their lands to the government in that way? A very infinitesimal number.
