In the light of recent events due hurricane Helene i have decided to add natural gas port connection to powered generator for fridge, freezer, and lights as backup! I never would dream of a hurricane 600 miles inland to take out are grid for weeks, either way lesson learned for me!
I like a giant porch with an old antique cast iron sink and a gas line for a small stove. We cook outside a lot and process deer meat for the green eggs. A little sink is so handy. We sit out on the porch even in cool weather and run the gas stove. Electric in the soffits is a great feature for christmas lights too. I also run a single hot and cold water line outside so we can wash the dogs or clean something and i have a shower head for an outdoor bath if we get real nasty gardening.

Great recommendations - another for consideration: put the laundry room near the bedrooms so you don’t have to lug clothes back and forth all through the house. Many more contemporary floor plans have two doors for the laundry room - one to a hall and the other to the primary dressing room (formerly known as the master bedroom walk-in closet). Yes, it’s evolved to the location where we both store our clothes and dress/undress. Also reserve space in the laundry room to hang clothes to dry (long clothes like pants, skirts and dresses). With spandex added to most clothes today, you can’t dry them fully without them shrinking so a rod to hang long clothes to dry is essential.
Cool ply is foil backing on roof decking to reduce heat in the attic. We used to keep a thermometer in the attic to show buyers the difference. ABSOLUTELY WORTH IT IN TX
Electrical outlets in the soffits make putting up Christmas lights a breeze. I would recommend installing a bigger breaker box than you think you need. Ours is maxed out. Putting in another box be a PITA. Lots of great observations in this video.
Impact fees are unconstitutional. At some point some one with enough money and time will take this to task and get them outlawed. In my county they are for average home 10,000 to 25,000. That's highway robbery by criminals.

One random thought- try to locate the service utilities- especially hot water heater near the kitchen and baths, a lot of heat is wasted washing that cold water out of the hot water piping! Or consider a booster heater like they use in the EU. Basic heated water tank can be held much cooler, maybe 85F, then water passed through a heat exchanger near point of use.
First time build was a huge learning process. We missed more outside lights and covered deck. Hoa will not allow us to add now that the house is done sadly. Also main plan as for in ground pool but utilities angle across the yard blocking the only area for a pool. Expensive learning.
Always have your garage interior door located near the kitchen as possible, makes lugging groceries a whole lot easier. And always provide at least one or two gas stubs on the exterior of the home for grills and/or hot tubs.
My dad did something unique when he built our house when I was a child. He put a switched outlet near the ceiling above the window in each bedroom which were used for a nightlight. Today, there are nightlights built into some LED wafer lights, so I guess my dad was 50 years ahead of the times.😊
Just a heads up on wiring for TV’s. Coax cable does not work for all services anymore so I recommend at least one Cat6 cable at each TV location as well as a coax to ensure you can get any service in your area.
It’s complex if you don’t project manage correctly and define every aspect of the construction. Windows… all glass is virtually the same minus low e coatings. Go with a manufacturer that has a long and stable reputation. Also make a 15% contingency fund for any mistakes and oversight.

Im starting my sons house right now. 1200 sq feet( 2/1) and i bet i can build it much better than code for just 100,000 not including the lot but with a 408 sq foot covered porch. Out in the county. Hardy plank siding,9ft ceilings, 29 ga tin roof. Im gonna sub out the electric, roofing. Framing and hvac and do the rest myself. By the way your videos are encouraging
When you mentioned about insulating the garage does that mean that you would wire wire for electricity and sheet rock so that it would be finished and not leave exposed insulation so the extra cost of the electrical and the sheet rock in a garage where it’s maybe moisture something might cost more than theyI willing to pay so they leave it on don insulation

I'm converting my garage to a 1200 sqft master bedroom next year and making my house even bigger 😂 I plan on selling it when my son graduates highschool in 6 years. We are going to build a detached garage in the middle of our driveway because our driveway way is very big and our garage right now, is absolutely level, heated with no floor drain. So parking a car in the winter floods the garage evenly 😂 and I have stuff in my garage 😐 so that's not fun moving around everything to squeegee the flooded floor😅

I haven’t done anything in California. Just know regardless where you build its sticks, bricks and people. Just be patient and focus on the life the completed project will bring you.
The more I watch your videos the more I realize that it is very hard and expensive to build a house unless it is a small one or in a State that impose minimum restrictions.
I wish I would have had an electrical outlet put in the floor of the great room. None of my furniture is against the walls, and table lamps are not applicable due to cords in traffic areas.
I would not want an outlet installed in the floor, code, or not for many reasons, but primarily for accidentally spilling water or something in the outlet.
I want to know how to get someone to let me build their house without having built a house yet by myself. I have 2 yrs framing experience. Also being a structural welder, doing concrete, steel buildings, plumbing, semi electrical & excavation experience. I have a pool company but nobody's putting in a luxury pool with this economy right now at least not in my area. Hopefully rates will go down, right now you're looking at 9 to 11% and that's with an 850 credit score. Buying your own land and building a house yourself then reselling it seems to be one way. But I am no longer financially able to do that until the economy picks up & rates go down. Thanks

That’s easy… DO NOT BUY THAT PROPERTY UNLESS THE SELLING AGENT STIPULATES THAT ALL RIGHTS WILL CONVEY WITH THE PURCHASE….. I’m not a real estate expert, but I have done lots of research and have bought a few properties over the years …. Make sure that it is expressed in the contract that all rights will convey with the sale of the property to include the water rights ….. If not, then the seller would still have the right to come onto your property whenever they want to dig and do whatever they want in order to withdraw water from your property and this includes them being able to bring huge trucks, equipment and whatever else they need on your land to do so….. You don’t want or need those headaches so if they aren’t willing to budge on that just look elsewhere because there’s a reason why they are adamant about not wanting those rights to convey to you….. Look elsewhere if they won’t convey those rights!
You need another agent. Seller’s disclose this on their property disclosure when they place a home or land for sale. That said some properties such as foreclosures and estate sales are exempt from the disclosures. Just make sure you ask for the rights when making an offer on any property.
Single basin sink is a pain. Trying to wash dishes in one big sink is like washing dishes in a laundry tub. There is no easy way to scrape/wash/rinse. For each phase, every item must be lifted out of the tub, for cleaning of the sides of the "single" sink. Unless of course, the objective is greasy dishes. Single sink is usually the best that can be done for a studio apartment. A house should have a double sink, at the very least Professional kitchen has a separate sink for hand washing. A double for pots and pans; and a separate sink for glasses, cups, and plates. This would be ideal for a house, in my opinion. Single sink? Like one big wash tub for pots, pans, utensils, glasses and plates? Would be aw- ful. I would never settle for that
The HOA may mean smaller trees and out in the yard away from things. I'm not a landscaper, but do research on small trees that may have minimal dropage .
I can't stand a single kitchen sink. You spend too much time & water trying to get food debris down the drain; with the width of 2 sinks. Da Nada for me..
I'm almost done remodeling my main level kitchen. Just putting on the final coats of sealer on my cutting board countertops. I'm not using it as actual cutting board countertop. Like glass, natural with knots looks great. $400,000.00 kitchen 1800s farmhouse European kitchen replica made out of maple birch pine mahogany hickory all expensive wood. Last 500-1000 years easily. Not like particle board cabinets. Basement bunker kitchen is chipboard like a chess board solid hardwood cabinets. The entire bunker is finished with oak crown molding solid core oak doors, pantry everything is finished out with oak millwork and has liquid radiant in floor heat. Reinforced poured concrete walls and waterproof rubber liner like a swimming pool. House has a new roof high end slate color architectural shingles, put on last October this year. Bought the house Aug 2023 for $280k put $120k in cleaning and painting. Before we moved in. $30k roof, $50k landscaping, $400k kitchen and the house was 3600 SQ ft , worth a million before I touched it. I do hazmat restoration disaster recovery. My first home, 41 years old. I'm blessed 🙏

Add spare electrical conduit from panel to outside for future. ( pool,lighting etc.) also a spare circuit to the attic as well.

It’s best to not leave exposed insulation. Yes, cover with sheet rock or material of your choose.

I have a pool company but nobody's putting in a luxury pool with this economy right now at least not in my area. Hopefully rates will go down, right now you're looking at 9 to 11% and that's with an 850 credit score.
Buying your own land and building a house yourself then reselling it seems to be one way. But I am no longer financially able to do that until the economy picks up & rates go down.

Thanks for your great work. I’m looking to buy a few acres of land in the next few years. Most of the money I have made has been through great investments so I might have a hard time qualifying for a loan since I most likely wont have 2 consecutive years of recorded income. But I have money, so what would be the best way to not have to pay full cash for that land in your opinion? Thanks alot.
There are loan program’s available where you don’t have to have 2 years of income you just need seasoned cash in the bank and at least 20% down.

That’s easy… DO NOT BUY THAT PROPERTY UNLESS THE SELLING AGENT STIPULATES THAT ALL RIGHTS WILL CONVEY WITH THE PURCHASE….. I’m not a real estate expert, but I have done lots of research and have bought a few properties over the years …. Make sure that it is expressed in the contract that all rights will convey with the sale of the property to include the water rights ….. If not, then the seller would still have the right to come onto your property whenever they want to dig and do whatever they want in order to withdraw water from your property and this includes them being able to bring huge trucks, equipment and whatever else they need on your land to do so….. You don’t want or need those headaches so if they aren’t willing to budge on that just look elsewhere because there’s a reason why they are adamant about not wanting those rights to convey to you….. Look elsewhere if they won’t convey those rights!
You need another agent. Seller’s disclose this on their property disclosure when they place a home or land for sale. That said some properties such as foreclosures and estate sales are exempt from the disclosures. Just make sure you ask for the rights when making an offer on any property.

Single basin sink is a pain. Trying to wash dishes in one big sink is like washing dishes in a laundry tub. There is no easy way to scrape/wash/rinse. For each phase, every item must be lifted out of the tub, for cleaning of the sides of the "single" sink. Unless of course, the objective is greasy dishes.
Single sink is usually the best that can be done for a studio apartment. A house should have a double sink, at the very least
Professional kitchen has a separate sink for hand washing. A double for pots and pans; and a separate sink for glasses, cups, and plates. This would be ideal for a house, in my opinion.

The HOA may mean smaller trees and out in the yard away from things. I'm not a landscaper, but do research on small trees that may have minimal dropage .
I can't stand a single kitchen sink. You spend too much time & water trying to get food debris down the drain; with the width of 2 sinks. Da Nada for me..

I'm almost done remodeling my main level kitchen. Just putting on the final coats of sealer on my cutting board countertops. I'm not using it as actual cutting board countertop. Like glass, natural with knots looks great. $400,000.00 kitchen 1800s farmhouse European kitchen replica made out of maple birch pine mahogany hickory all expensive wood. Last 500-1000 years easily. Not like particle board cabinets. Basement bunker kitchen is chipboard like a chess board solid hardwood cabinets. The entire bunker is finished with oak crown molding solid core oak doors, pantry everything is finished out with oak millwork and has liquid radiant in floor heat. Reinforced poured concrete walls and waterproof rubber liner like a swimming pool. House has a new roof high end slate color architectural shingles, put on last October this year. Bought the house Aug 2023 for $280k put $120k in cleaning and painting. Before we moved in. $30k roof, $50k landscaping, $400k kitchen and the house was 3600 SQ ft , worth a million before I touched it. I do hazmat restoration disaster recovery. My first home, 41 years old. I'm blessed 🙏
