    I've heard many people say, "A house payment is about the same as I'm paying for rent, so what's the difference?"
    A house requires SO much more than just the monthly payment.

      A house you can sell when you’re done with it. An apartment you just leave. When move into a house I take care of all repairs first and don’t wait for things to break. I have never had an unexpected house emergency or unexpected expense.

    I make $102 a week from donating plasma- you go twice a week and only takes an hour. They load your payment onto a visa card and it's free to transfer it to your regular bank account-once a month I transfer the $400 and make a principle payment on my mortgage since this is supplemental income.

    Sorry about Door Dash as a side hustle. Every time the economy bottoms out you don’t make very many tips. The straight wage rate they pay often barely covers your gas cost.
    There can also be safety concerns. Some people cancel last minute. GPS giving bad directions because of road construction issues.

    The thing that drives me crazy is people who overpay their income tax during the year so they can get a large refund…aka a bonus !
    A bonus that gathers ZERO interest during the year.
    NO DICIPLINE is the problem!

      Very true. I got money back this year and last, but they both had to do with rollovers and payments taken for taxes that I had no control over. I knew at the time the banking institution was taking too much given that I am retired and live on a fixed income, but they have a policy. I prefer it when I can hit the sweet spot of less than $50 either way.

      I am almost 72 years old and working part time. The reason I pay extra on my payroll taxes is I pay my property taxes in the spring for the whole year when I get my refund. It works for me. What I make working mainly covers all my insurance payments throughout the year. Medicare supplement, car, house, and life.
      Once I stop working I will have to take $300 a month out of my Social Insecurity check and bank it in a separate account just to pay my property taxes.

      @emagneticfield Smart... almost always you get a break when you pay your property tax all at once. Plus, one less thing to think about for the year. 👍

    I paid my property taxes and insurance separately from my mortgage. Mainly because I want to be sure they were paid. They can sell your mortgage to other companies and you can't always trust them to pay your taxes. I also did not have to worry about my mortgage payment changing each year.

    I originally purchased my duplex in 2010. When I refinanced in 2016, went from a 30 year to a 15 year mortgage and lower interest rates. I negotiated with the bank and they allowed me to keep/maintain my own Escrow Account. "I" pay my property taxes and home owners insurance once a year; my mortgage company is provided with a courtesy copy of payment paid for each. I deposit a certain amount into the Escrow Account monthly so when the bill is due, the funds are available. I also pay more on the principle each month for the mortgage; it will be paid off 1 1/2 years sooner by doing this. The rent I collect for 1/2 of the duplex, pays the mortgage payment, I live on one side.

      sweet arrangement. i didn't know that about mortgages and escrow accts for prop taxes - one commenter said mortgages are frequently sold and the buyers don't always pay the prop tax. after all, it is the homeowner/mortgagee's responsibility to see the bills are paid.
      a lot of my bigger bills like prop tax, insurance (home, car, veterinary) i look at the annual totals, add them up and divide by 52 wks. I am paid weekly so i never notice that moneyb coming off my paychk into a separate savings acct i drain once a year. it's actually "painless" once you get used to it.

      ⁠@@eheheh3263landlord here - no “profit” but yes the rent includes estimates what the maintenance is. In a good year we aren’t in the red, when we are in the red we recognize are just investing, no different from putting money in a 401k or IRA. Some landlords may make an actual profit but for us the profit is the increased property value down the road when we sell it

    My family had lived in a mobile home park and every renter was billed property taxes for their tiny spot once a year. Well over $1500 yearly depending on size. If you didn't pay...you were evicted. Lot rent wasn't cheap either.

    Renter here. And yes I'm aware Im paying the property tax. I began renting my townhouse in 2017 for $625 a month. Now 2024 and paying $650. In that 7 years, my income increased 10k. But man, my portfolio has really grown. That is thanks in large part to my aggressive savings and not having a mortgage that more than doubles my rent. For me, owning would have been an opportunity cost. I'm not criticizing homeownership. I'm happy for anyone who has that accomplishment. It can be a path to wealth, but it's not the only path.

    I worked in the mortgage industry about 35 years ago, and it was common here in Florida, that on some certain loans you could do a non-escrow. Which means you were responsible for your property taxes and homeowners insurance separate from your mortgage. Majority of all loans now require an escrow because you want to make sure that as a mortgage company, the property taxes and homeowners insurance is being paid. Once you pay off your mortgage then of course you’re responsible for the yearly property taxes and yearly homeowners insurance.

    I had to laugh at "you never really own your house because you pay property taxes" because my nearby neighbors were landlords in MULTIPLE municipalities. One had the audacity to complain about having to pay the different local school district millages (including special education services, the local community college, etc.) Some of their tenants chose to rent their houses because of a good school, curbside recycling pick-up, a useful public library, subsidized public transportation, public parks, etc. Basically, they wanted to save money by eliminating services that made their rental property worthwhile.

    YES!! It drives me CRAZY when people say that you can never own a house because you have to pay taxes. Taxes are a part of life, unfortunately. But when you pay off your mortgage, you DO own your house and no one can toss you out for any old reason. Yes, you still have to pay taxes. So what. Don't buy in hyper-ritzy area, and you'll be fine.

      Not true in Texas. Here, you can forgo paying your taxes after 65, but the taxes are only deferred until your death at which time your heirs must pay them if they want your home. Interest will still accrue, but you as a senior will not lose the house over your head for not paying your taxes. Now HOA fees are a different story all together!

    It’s not worth the argument with some people. A former coworker making the same as myself never owned anything other than a used car and always rented. I told him to stay away from the casino and he would have the same things I could afford. He countered that he needed to gamble to make money. He is still always broke and still renting. 30 years has not changed a thing and he still has the same argument. Keep preaching sister!

      If he invested that money in the stock market instead of the casino he would be well off but you can't talk to them about it. I knew people when I was working that wouldn't even contribute the money to get the matching money from the company for their 401k.

      The man I bought my rental property from lived across the street. He would tell me he was at the casino gambling my house money away. Then would invite me to the casino for a free steak dinner

    My sister and I inherited some money when my father died. She chose to become an exotic pet sitter and blew through it. She used a stock broker as an advisor and bought a crappy annuity. When I tried to tell her it was a bad move, she hung up on me. Today she is broke and lives off SS. On the other hand, I continued to work my regular job and invested my inheritance in the stock market. Today, my wife and I are retired, our home is paid off and our SS income combined gives us enough to meet our monthly expenses. In the mean time I have been stacking gold and silver to cover us when our fiat currency fails.

    I don’t know about California, but property taxes in Texas is different. In January we get a bill from our county about the property tax. You have 90 days to pay. The bill averages 10-15% of the VALUE of the house.
    Now, some mortgage companies WILL pay it for you, but you have to forward the bill. Your mortgage could go up next year.
    I pay my yearly taxes with the money I make thru out the year selling my home grown jams and jelly.
    If your house is paid off, but you are behind on property tax, you will get foreclosure notices.

    I found out about paying the taxes separate from the mortgage after buying my first house. Since then I’ve paid the taxes separate from the mortgage on every house I’ve purchased. I can save my own money for taxes and get interest while doing so.

    Well, quite a few years here the interest on CD's were pitiful and not worth the time....but they are now. I also put my insurance payment into a CD to earn interest until I make the lump sum payment the following year. It is cheaper to pay in a lump sum. I do use my credit card to make the payment, but only because they don't charge a fee and I get points that I use to pay for my garden. I pay it in full when the credit bill comes due. My bank only requires $500 to do a CD, and even though I may be putting quite a bit more up, I try never to go over about $1000 on one CD. LIke if I had $5000, I would do 5 - $1000 CD's because should an emergency arise that I need to break into one of them, I am not losing out on more. I have a $1500 medical deductible that I keep locked up in a CD by itself on a 6 month basis earning 4.90% which gives me $36 for that 6 months that I didn't have to work to make. I spend almost that exact amount on groceries each week, so it a week's worth of free groceries twice a year.

      I used to make it for my Granddaddy when he couldn't stand up for long anymore. I loved it but with the ONIONS (& gravy, yum), I'd get a severe headache & nausea!! Toxins!!! Go to my Chiro," go home & eat"... while vomiting, no thanks .

    I get the comment that, "I'm so lucky to be out of debt" and that they could save money too if they didn't have debt. Luck had nothing to do with it. I WAS stupid with money but paid off the debt and house with lots of hard work and yes it has helped me gain wealth since then. While I'm not wealthy, I'm certainly not poor anymore.

    For me owning is better than renting. Bought a fixer upper in 1986 for 50k in SoCal paid it of in 7 years, I was 32, lived in it for another 15 years paying about 600 a year in property tax. I did all the repairs and maintenance myself, but when I needed a new roof I hired someone. I now live in another house, my dream home, paying 4000 a year in property tax in a neighborhood that rent is about 4000 a month.

    I cleared my student loans 1o years ahead of "schedule" and had to call payroll to get the money freed up from payments put directly over into my company pension plan. Everyone else in the office flipped out about "wasting" that money by putting it in an investment instead of -
    1. New car
    2. Holiday
    3. Take out more debt
    4. Eat out more!
    5. Like just enjoy it
    I explained my reasoning to them, but you can bring a horse to water but you can't make it give up high interest debt.

    my aunt had to fork out 30.000 for>>>>>>> new refrigerator, then a new toilet, then the plumbing gave out in kitchen //////// then had to have the back yard dug up to fix plumbing from the house. but yet her house was paid off. that is why i don't want to buy .... ur responsible for all repairs ..

      that's the crappiest part of owning a home, but you have two options in that situation, learn to do the repair work yourself or pay someone else to do it, I've learned how to do most basic maintenance on a lot of things on my house, learned how to install vinyl flooring, installing toilets/fixing leaking pipes, snaking clogged pipes, working on electrical and HVAC systems, if you put in the work then you can learn how to fix your house yourself.

    I know what you're talking about. I've a friend who makes 2x my income and is presently $35K in debt, cries that she can't buy a house; because the real estate prices keep going up. Yeah that's why. For a handful of years she was just $5K in debt as soon as she paid it off she bought a new car all-dressed with every bell & whistle. She has zero discernment between wants & needs. Now she has sour grapes and says buying a home doesn't make sense and no one knows if it will keep its value. She buys silver jewelry & dolls = $4-5K per year. Not exactly colateral. She needs every new collection.

    I prepay my property taxes by having my bank send 1/12th of the amount in a check every month. simply because I can’t be bothered with bills coming in the mail. My investment account is down but the dividends are still coming in and purchasing new stocks at a discount. You don’t take a loss until you sell and prepper princess along with the rest of us buy and hold our mutual funds forever😁

    Miss a few property tax payments to see who really owns your “paid off” house. I currently own 2 houses so I am not anti-home ownership, but I know full well that the government will move swiftly to remove me from my “paid off” house and sell it at a steep discount just to get the tax payment. Home “ownership” is largely an illusion unfortunately. We are a captive audience so taxing property owners is an easy source of revenue to be largely wasted by the government. I have no problem with paying for the basic municipal services, but 72% of my bill goes to the school tax. We have no kids, but have been paying school taxes for over 20 years, but that is another story to which many can relate.

    I have always been a shopper that buys what’s on sale for the week and separate and use my food saver and freeze,rarely ever buy on a whim, I have freezers full and pantry full and can and garden, I live on $889 a month on social security and have my house paid for, now I can afford to travel and play! Being over 70 , but totally debt free, I do wish I would have played more when my body was not so broken, but was raised to save and pay cash instead of getting loans,anyway it’s hard to get people to understand how to wait and save for things , sad

    We’ve bought and sold four houses and always paid property taxes separately. It used to be if you had at least 20% down you could do this. I retired in 2007 and I still have about the same amount in my Ira, mostly stocks, now that as when I retired and this is after taking out x amount monthly for 17 years. Liver needs to be fried fast and hot.

    People with the least amount of money are the ones who spend the most on dumb stuff. Anyone can learn to manage their finances but many are unwilling to change their emotional issues regarding money. The mind is where the change has to start.

    I didn’t have a credit card for 5 yrs after paying off &20k. Now I have 5, pay off every month and was paid by them $500.00 that went into stocks, win!

    👊🏻 Also, an e-bike rental business sounds really smart bc people can try out the different styles. There’s so many to choose from. I think I would like a cargo bike, but not sure! Btw, when I had a mortgage I did pay my property taxes separately. WTG with your investments, seriously wow!! WTG on fasting too.

    We say we don’t own our property even though we paid it as we built it… because the county could still take your property away if you can’t pay your taxes for whatever reason. Our goal is to have taxes gathered in another manner so they can’t seize our property if the occasion arose and it has happened to numerous people. Elderly and those who have had some misfortune happen and the property was seized and sold at auction. We are trying to have taxes gathered in a consumption tax that creates more revenue and the high property taxes will be a thing of the past and you will actually own your property🎉

    I agree owning is much better than renting, especially if you pay your house off before retirement. If you are in a high property tax area and you can't afford the taxes, you can always sell that house for big bucks then buy something with cash in a more affordable property tax area. The rest could go into the stock market and give you more retirement income. Sure, if you live in certain states and your house sells for multi-millions you might have to pay some tax on it but it's still a windfall.

    I agree completely....with one exception. If we pay property taxes (and we all do) we don't actually own our house because it can be taken from us. You talk about gentrification a lot. Think about people who've lived in a house their whole lives, the neighborhood value goes up and they now cant afford the property tax. They lose their house. Not fair!!

      Yes, that's why I say you never really own your house because of property taxes. Yes, I'm aware that I currently pay them through my mortgage, but if I pay my house off and then I'm not able to pay the property taxes for whatever reason, I lose my house. So it's not really mine and never will be.

      Property taxes go up regardless. Many states have caps on how much they can go up each year to a maximum of 2%. Not all states but many. If their neighborhood has gentrified and values increased THAT MUCH they could easily sell and move to a lower cost area and bank the rest.

    I've known more than one person who inherited a house and lost it within 5 years. For some reason they took out as many mortgages as they could, bought new cars and boats to keep up appearances I guess.

    You are right. People don't take responsibility of their money. Like you say Buy what you NEED, not what you want.. your saying has hit me several times while I am out shopping. NEED or Want. Don't Waste your Money on Starbucks. Buy the stuff and make it at Home. 😊

    When you pay off your mortgage you no longer have to pay PMI (mortgage insurance) which can be several hundred $/month. You can call your lender, you may have paid enough toward your mortgage, that PMI is no longer needed (mine was 20% of the loan amount).

    May I add one? "Social Security will be GONE by the time I am ready to collect it." All signs point to the worst case scenario being a 25 per cent cut in benefits. That is because money is constantly coming INTO the system via taxes. There is still time to make "tweaks" as well which would mitigate that. It will not be GONE. Although if people think it will be gone, maybe they will increase savings. SIDE NOTES...Love the dogs playing in the background and at the end, love the liver sidebar, love the fist punch. It seems as if these dumbest things are actually EXCUSES. And this is coming from a stock market loser (me) who does believe that it is possible to make money in the stock market.

    For someone to say they would be out of debt if only someone else could pay it off is like saying they'd be skinny if someone lost weight for them - doy. And to that point I believe me and the hubs are a small minority that own their property here in the USofA. We own a 2019 Tacoma (purchased brand new), a 20114Runner, and all the other vehicles need to run a 5 acre homestead. We have no debt other than an electric bill, insurance, cell phone, and internet because we live in the country. Talk about bragging rights!

    Hi. Thank you for the valuable information you share. I'm learning so much . I'd like it if you would do a video on how to keep expenses low when it comes to pets. I have a dog and a cat. The cat is very low maintenance. It's my doggie that is costing me a lot for various reasons. In any event, I fully understand that you're not a dog expert or vet but I'd love to learn about what you feed them and how you keep costs to a minimum while properly meeting their needs.

    Tony Robbins once said that we are trained with a consumer mentality rather than an owner mentality. I think it is true. One thing I vowed and have stuck to in life is to never be car poor. Having the flashiest newest car doesn't add anything to my life. Going into debt over a depreciating asset assures you will always be poor. Folks think after 10 yrs, it is time for a new car. I considered flashy new cars but considered if older me would thonk it added valye. Older me saud it would be better if we could have decdnt food and shelter every day. Being poor in youth is an adventure, being poor in old age is a catastrophe.

    Great advises. Thank you Prepper Princes. About property tax, It also pays off to challenge the city about the increase to your property tax. I know some neighbor that were successful in reducing it. You do have a limited time to present your argument.

    Also in Nebraska if you are over 65 and living on fixed income,and have a lot of medical bills they will give you a homestead exemption and taxes will be reduced or in some cases waived all together. Just get an application at the county assessors office at the local court house. Easy peasy😊

    What I see the most, is folks spending way, way above their income. One guy I know wants to retire and never relay put into the 401 K, but drives what I call musical cars. Shows up at work in one of three different cars each week.

    I have met people who think if your house is paid off you do not have utility bills or home insurance.

      There’s no law in this country that will force you to buy insurance for your house unless your mortgage says so, you buy it because you want to for whatever reason to protect your investment for example.
