    I instantly got two inquiries on Zillow and FF each, but no mid or long-term renters yet. Airbnb fills my calendar with one, two, three, and four-night stays. One week stay was the longest I’ve had so far. I listed this studio in early April for the first time. I'm still pondering what the best strategy would be! Thanks for sharing your knowledge and data 🙌🏻

      For Airbnb, maybe switch the listing out to a 30 day minimum and write at the top of the description that this is a 30+ day rental. That might help you get longer stays. Good luck!

      @@midtermrentalconsulting Thank you, Erin. I made two listings-one 30-day Minimum: King Suite Studio Apartment-1 hr to NYC and one King Suite, Modern Studio Apartment-1 hr from NYC. There is no response on the 30-day one, but bookings from day one on the other. I am grateful for the bookings to start paying off the credit cards to refinish this space attached to our home. I'm proud to say we have had 10 rave reviews since April.

    What do you do about pricing if you are toggling back and forth? I figure people who are looking for furnished rentals are using higher price categories than people looking for a traditional space.

      Yes, I just keep it at the higher price point with the note that it is furnished. The higher price may limit who views it, but some people do still view it.

    I've posted on Zillow before, but the only results are getting the email Zillow guides them to write which says im available on Tuesday to come look at the property. I explained in the listing how the process is online and i can send them a video walkthrough, but then i've only ever got a response once. Im sure you get the same messages. What do you do?

      I still talk to them, and if they respond the same day (meaning they are active), I still take them through the steps.
