I agree with most of your points, but post covid it seems the labor shortage, skills in the labor force and the quality of the homes being built are poorly made. Companies like DR Horton, Moranda, Meritage have so many poor reviews due to poor workmanship. Many of the complaints come also as you mentioned that they ignore warranty issues after you close as you mentioned.

At what price difference would you consider a 15 year old home to be worth it vs a new home? In my area new homes cost significantly more for comparable sqft and significantly less land. Roughly 75k less for more sqft and more land “old” home.
That is an excellent question. Right now in Utah, you can get a brand new home for about the same price as a 15 year old home. Especially when you consider the incentives builders are offering right now.
I heard you need to fix the roof after 10 years. And many things will happen..after 10 yrs. I bought an old house and the problems keep popping up... 😢
