Big Airbnb lesson we had when we first started is that we went cheap to undercut everyone in the area with no rules on who could reserve just to get reviews to start with. But it turned out cheap rates equal cheap guest with bad reviews. Put the rates to high ish prices, restricted who could reserve and have had great guest and reviews since. Big lesson at the beginning, almost quit Airbnb over it but stuck it out. It never starts out smooth!

Coming from the service industry as I enter the AirBnB world, I kinda figured that. Undercutting everyone else only serves to attract a broke-ass client, who is going to be an expert at complaining and trying to get something for nothing or bullying you into a reduced cost stay. It's the same at a restaurant; the couple who splits a meal and drinks water is generally always going to leave you the crappiest tip and find something to whine about to try to get a free dessert.

Hey, thank you so much for info, i have questions , I saw on shopping list that part of items are pricy, like pots and pans, or toaster ($40 compare to $15-20 in walmart that are also fine. how you decided what to go with, amazon staff know as pricy if you compare them to walmart or taget, marshells for example.

How do you deal with guests that lie about occupancy? I’ve had on few occasions guests say 2 are living there and then find out 3-4 people are there. I kindly ask them to pay the additional fees for more folks as shown in the listing. I’ve gotten angry responses back and even had folks complain directly to Airbnb asking for a full refund stay which makes me livid and cringe at the same time. Do I just see this as a cost of business and let them go? Do I increase base prices and forget occupancy rates all together?
Personally since I rent out my primary residence and stay in a tiny home on the other side of the property, I don't tolerate overage of guests. Because I'm here I can see who's in the house. The number of guests makes a huge difference because of the wear and tear on the property.
Let the ppl have it dont worry about the guest count unless you have like hard set limit. So if you have a set limit of like no more than 8 people and they bring 9, have a fee in place for that

So we are thinking about getting into the airbnb business and we are thinking about building a small cabin on our property but we are trying to figure out if it would be best to build on our land or buy and rehab a property close to our home. This should be titled "How to start a STR business". To start an Airbnb business, you need a lot of programing skills and a way to drive users to your new website. Airbnb is an OTA. Good luck starting one of them.

Indeed. He has shared plenty. Most recently bears broke into a place of his a wreaked havoc. House Rules, 2-3 night minimum stay, follow up questions at booking to further vet your guests, 25 years and old to book, make sure you get ID, use ABB and the Aircover process... just a few things a host can do. His content is chock full of great information which is sweet....no need at all to sugar coat anything really.
I’ve gotten very different data from AirDNA vs Rabbu vs Mashvisor - we’re talking average occupancies being in the 30%s on the latter two versus mid- to high- 50%s on AirDNA. The 20% difference is make or break on a deal. What do you recommend doing in this case?

@@ivantejeda that would be helpful. The core of this is how to turn my house into a revenue generating possibility to make travel for myself a greater part of our lives on a fixed income. Often, we don’t travel bcs we can’t pay the mortgage AND an Airbnb in another city. Having an Airbnb renter in our home while we are away makes travel so much more affordable for us. Also, are there Airbnb property managers who can take care of the house while we are gone? Or should we ask a reliable friend? Plus, how do we inform the neighbors that we will be renting our house in a way that will put them at ease?
We own a five generational farm with twenty acres in a very good area . We are trying to decide weather to air BNB or sell . We just are wanting to pay the taxes and insurance and make a little extra in retirement . Thank you for the information

Hire a professional photographer to take high def photos of which must resampled numerous times to fit in an airbnb ad. Makes a lot of sense? Just like paying off one loan to make another. Banks love that. You make it sound so easy. Just make an offer. BAM done! I'm just being difficult.

I have once acre that had a tiny home on it with 2/1. I have since made it a 2/2.5 and I'm building out the land to allow for people to rent the land for family, corporate and personal events as a flexible use space with the capacity for small overnight stay.

30 years old and still living at home desperately trying to slowly break away from a dead end job with a company I have worked at for ten years. my grandmother has always had a river house in bull head very near laughlen and After asking if she'd sell it to me she said yes as she was thinking about doing so anyways. she said 100k and it is mine. I've got a great credit score with little debt and want to get this property to keep in the family and to rent out while building enough capitol for another property. would really love your input on if this was a good idea and how you would go about it if in my shoes. I have no family or friends who know this stuff and I am terrified of making any mistakes I don't have time to make. thank you in advance.\
