Hey guys! I edited this on my phone in like 5 minutes, I wasn't able to add text to the video but added the income/expenses for the REAL ESTATE in the comments section!
It would be awesome if you ever get to meet graham Stephen, I understand you’re really busy and I wish you the best with your investments so someday you can have the time to do a lot more videos with other great financial folks like you.
Investment Joy Brandon go to the search bar and search up following Keenan he owns like two laundry mats and he built the inside so strong so it can be open 247 I think you should see what he did and do it to yours than leave it open 247
Also keep up the good work you inspire me to get a laundry mat when I’m older I told my dad about it so he started to talk about it at work and found out that one of the guys at his work got a laundry mat/arcade/car wash/convenient store for 750 grand now a few years later he’s getting 3 mill dollar offers anyway I’m done with my blaber mouth
You sound like my father. SE Ohio, farmer, first in his family to go to college (go Buckeyes!) Moved to Cali in 64, went to work for LA City Schools. Started buying real estate on a shoestring, by 81 quit teaching to do RE full time. In 93 sold property he bought for 3m in 88 for 25m. He's worth close to 80m today. He still goes to the office every day. Hard work and a winner's attitude made it all, and he made me start at the bottom, digging out flooded sewer lines, supervised by an illegal who didn't go to prep school, but knew how to work. It humbled me.
Hands down the most informational person on RUclips when it comes to learning about Investments, thank you for another great video, I’m a big fan of the numbers and calculations.
LMK if there's anything that isn't clear....this was the 3rd take and I had given up by this point at making it clearer. Did all the editing on my phone and just posted to youtube :D Better $$ breakdown was in comments, hope you saw that.
Investment Joy I think you do a pretty efficient job at explaining but I remember a month or so ago you used a program like Microsoft. The way you detailed each expense and kept track of it taught me a lot of different things. I think that was better for the people who were serious about the information. The way you invest is so unique because you try to use as little money from your own pocket to get the biggest turnover. That’s mad impressive. Also I did see in the description, 57$ too break even per month, just another reason you’re the best around.

I find this very inspirational as a realtor in VA, a military spouse and a mother of two, I look to people like you for hope. I think you work hard and you being a father and a husband is really important for me, a lot of people live in a studio apt, not married, no kids and they work 80 hours a week. Yo I just stumbled on your channel. I watched another one of your videos describing some side hustles. I'm only one minute into this video and I'm already liking it. Someone I can relate to. Born poor, grew up poor, but aspiring to not stay poor. Having no handouts just a willingness to work hard. My journey has been sabotaged by family members but I've dedicated myself to many life changes that I have made, had made, and will make to not live poor anymore. The nicest laundromat in my town just listed and after following you for a little over a year I'm drafting a business plan. It's a long shot and a BIG bite but 🤞 thanks for the continued inspiration
Good information. I am in the process of generating my business plan, because I have been wanting to open my own laundromat for a while now. I’ve been researching, reading books and inquiring with some people that actually own laundromats. The only problem I found is, if you don’t have at least 20% to 30% down, you can forget about it
Can you do a video on utilities? For every dollar paid for a load of laundry how much goes towards electricity, water, etc. How is dealing with utility companies different for a business like a laundromat?
Im cthu at this guy! Facts are that millionaires dont look like millionaires. Hr is true to that statement, but what he lacks in appearance, he makes up in common sense & a savvy business mind. Thnx bruh, i really am inspired. I was starting to think that he was lying about the $0 that he bought the place for, but he actually DIDN'T spend any of HIS money. Which in turn, he gets to make money for free just by getting the property & for someone else & managing the numbers. I truly am tickled by how simple he made this out to be. I am truly inspired
I’m so glad I found this because I have a small in invested family friend who is selling to invest in to the vending machine business we are about to start and most of the things you have talked about are things that I’ve talked about with them and this just motivated me more then what I was I just hope I can get to the point. With money comes the ability to figuratively but time, in the sense you can pay people to do things for you, rather than spending your time doing it. That's why time is money, they're interchangable in a lot of cases.
What about maintenance on the machines, boiler, HVAC, Plumbing etc.? or for breakdowns, parts. and the building itself. Who cleans the building, changes the light bulbs, takes out trash, ect. Do you have to pay for snow removal or parking lot maintenance? Do the tenants bother you all hours of the night? How much are utilities, gas and water/sewage have to be really expensive.
People that judge you for the relatively small revenue aren’t seeing the larger picture. This guy is opening businesses but in the grand scheme of things, he’s really in the Real estate industry. He can open little mom and pop businesses that generate little money and grow them over time but he’s more interested in owning the property. McDonald’s does the same. Moreover, the revenue generated will keep him from having all that money tied up. But if he ever wants to liquidate everything, it’s going to take time. Overall, Great job investment joy!
Investment Joy, could you please elaborate on how you made these "connections"? You said you got a real estate license which was your in. Paying someone 9% intrest isn't that bad since cachflow works out well. Unless USD crumble when people cut their spending, declare bankruptcy, etc. Considerbly reducing available money supply while you still have those lones. There needs to be some buffer for recession, so you don't end up forced being to sell some property that's vacant and loosing equity or lose it all.
Does the seller hold the title until you pay it off? Or is title transfered at closing? If I wanted to do this do I hire a business attorney? I'm just unsure about title, ownership and negotiating that part
Hey Brandon this is some of the best content ive seen in a while! I was wondering if i could request a video where you do a breakdown on pros and cons as well as returns, costs of owning and/or starting these real estate businesses you run. For example an analysis and comparison between your trailer park, laundromat, rental units, and or storage units(not sure if you are into this at all but i am interested in doing this as my first investment). Keep up the great businesses, subscriber for life 👍
Brandon thanks for the video I like what you said we all didn’t grow up rich whatever your laundromat brings in month in money in your pocket keep doing your business and inspiring people to follow their dreams.
Brandon, will you help me with the understanding that I need to acquire my first investment property. I'm debt free including my home that I'm presently rebuilding since it was rotted and about ready to fall over when I purchased it. I'm a carpenter and am building it with my own hands and with no hired help. I also have a bit of savings to work with. I have a pretty solid plan but I'm not sure if my calculations are correct and need that little extra help in understanding to be successful. Please let me know if that's available and the best way to reach you. Thank you!
Great video, very informative. Can you elaborate on the deal you piched your investor? Aside from the 9% return what would he get once you refinance and pay his loan off. Does he hold a note on your deed?
The utility cost on those machines I see in the background has to be astronomical. Does the manufacture even make replacement parts for those machines ?
Just started watching your content. Thank you for your videos. You are an inspiration. Hopefully one day when I need some advice on property I can ask you. Keep up the great work.
The biggest problem I’m having is finding that investor when I have no previous experience. Even if I have a plan all the possible investors I know don’t trust me to get the job done mostly because they are family and are scared of everything. You gave me some advice about going to real estate clubs do those types of investors go to those groups too? What are some other ways to find investors in your opinion?

Great video, very informative. Can you elaborate on the deal you piched your investor? Aside from the 9% return what would he get once you refinance and pay his loan off. Does he hold a note on your deed?
No note on the deed, he gets (would get) a % of equity when the refinance goes through.
The utility cost on those machines I see in the background has to be astronomical. Does the manufacture even make replacement parts for those machines ?
The real cost is in downtime due to age, still can get parts, they're not THAT inefficient, but breakdown leads to lost revenue.

I was watching the latest Meet Kevin, but this popped up.
As a notification or end screen?
@@InvestmentJoy I jumped ship on Kevin. It wasn´t one of his best.
Same. 😂
This is great! Good job.
Keep going hard!
thanks for all the transparency! great content!

Thank you so much for normalizing yourself. I felt that becuase im not perfect that i could never run, own or manage a business. This is awesome!
The thing about Bill Gates is, yes he has 24 hours in the day, but he extracts massive value from other people's time who work for him.
I think this guy will need to look for talents soon as he can't do everything and keep scaling up!
