This is my all-time favorite small house design by Jasper Tran! I love the fact that it has a half-bath on the first floor off the living room under the stairs. I love the fireplace in the living room, the large guest closet as you enter, you have an eat-in kitchen, and THE SINK FACES A WINDOW. I also love the brilliant way the laundry is tucked away on the second floor and that each bedroom has ample closet space and it's own 3 piece bathroom. It's amazing--just the best little house design I've seen yet!
That half bath under the stairs would never get building permitted. Not sufficient head room. The back of it would have, at best, 4 to 5 feet of ceiling height. Impossible.
To @MsMadmax: You mean the toiletroom maybe??? Cause if you do, that is indeed fantastic!
To @michaeltutty1540: I don't see a big problem with that height there (or you must be a tall person), maybe switch the toilet and sink??? I love a toilet downstairs in the vicinity of the livingroom and kitchen and the bathroom(s) where the bedrooms are!!
I only do not like that laundry-area up there, that is a big no-no for me, I think not so much to others.
In any case, it's an amazing house!! Jasper is fab!

This house is truly a work of art…….a dream kitchen, cozy warm living room and two beautiful bedrooms! One too many bathrooms upstairs!

Incredibly beautiful compact design, shown in a magical setting! I can only image the amount of work it takes to create this fabulous world.
Really sweet, like something from a storybook. Love the tall ceilings, pretty windows, and the kitchen door. Two things to consider:
Windows for the second bedroom - there could be a tall egress window at the end of the passage between the closet and bath. This would be the back of the house, so it would not interfere with the aesthetics of the facade. Two small decorative windows, one over each nightstand, would let in some natural light and be pretty cute both inside and out.
Powder room- I would rather sacrifice the coat closet and have the powder room off the entry hall, but of course, how much you need a coat closet depends on climate.
It looks like there's room for a proper egress window for the second bedroom, and it wouldn't spoil the aesthetics of the facade. I heartily agree that the w/c directly off the living room is a no-go! ;-) It could be tucked in under the stairs off the entry, and there still might be space for a shallow coat closet off the living room. With these minor improvements it would be a neat little house.

Very nice! Nice layout. Well staged. Well placed windows and doors. Fireplace is the living room is a plus. Kitchen very well laid out. I like the farmer’s sink and full size appliances. None of the rooms feel cramped, despite the house being small. I especially like that there’s a powder room downstairs and a bathroom with each bedroom upstairs. I really wouldn’t change anything about this house. I could live in it easily.

What a lovely place with a wonderful farmhouse feel, but still bright and modern inside. My only concern is that the second bedroom didn't appear to have a window? But other than that, a truly lovely design.

Very nice. Instead of 2 bathrooms on the first floor, you could have one and one wash basin. The bedrooms would have been larger and also accommodated a study table.
On the ground floor, the lobby could have been in place of the dining area and kitchen and vice versa. Dining area and kitchen require privacy.

This is great, lots of storage, well designed.
What a lovely home. Very elegant. I do love the proper entry. It looks like the kitchen and living room run front to back. If so, adding windows to the back wall would open up and lighten the space. In the living room I would be sorely tempted to eliminate the bookshelves and install a pair of french windows in their place. Similarly, in the kitchen I would reverse the kitchen front to back. Kitchen at the front, remove the side door off the kitchen. Install a window in place if it. With the kitchen at the front, the dining room would move back to take over that rather under used world. I would the install a second pair of french windows in the back wall, allowing for ease of serving guests.
ANOTHER BEAUTIFUL DESIGN.WONDERFUL LAYOUT. WELL DONE.
I was impressed how you fit 2.5 baths in there.
Only thing missing from this design is a tub. Otherwise, I really like it.
I suspect this would be an easy modification; some people prefer showers.
@@flyingspirit3549 Like me! The tubs they usually show look too tall to get into. I was very happy to see shower stalls in both of the regular bathrooms.
Also, I'd have a handrail all the way up the staircase
@@nancyomalley6286 I suspect that in some areas, at least a single handrail all the way along a stairway is code. It could certainly be done easily in most cases as a minor modification to the plan. Indeed, if a handrail is a priority, any necessary modification to the wall framing (and wiring) to accommodate a stairway riding chair could also be easily done.

Interesting design ideas but MUST be fixed to be buildable. First, tske the right side upstairs wall out even with the downstairs wall. The outside will look better and it will be a whole huge amount easier and less expensive to build. As is, you would need steel pillars and beam to hold up the weight of the upstairs and roof. Needlessly complicated and expensive. Take the money saved and make the entire house, both floors, 3 feet deeper. That gives room for the stairs to move back, allowing space to put the door to the powder room in the hall, not the living room. The kitchen would move back and the dining room would grow to make it more comfortable.

Very nice. Love the switchback staircase as well as the private bath for each bedroom. Love the discrete living areas. I would only make a few changes including windows in the baths and 1/2 way up the staircase. Also, is that a full masonry fireplace?
I would need a dishwasher and a place for a stand up freezer

This is a beautiful home. I can visualize anyone personalizing it. There is only one complaint, and that is the position of the microwave in the far corner. It seems like an awkward angle. You need to stretch to the left and reach up. Handling a hot dish carefully could be a problem.

Nice house. But, the flooring in kitchen and dining area should be the same . And there is no bathtub! I like long, hot baths!

Adorable starter home! The only mistake i see is a missing window in the second bedroom. There is no emergency egress in case of fire.

A very lovely house yet again, as always, sweetie!
- There is only 1 HUGE problem (for me, not for everyone!!): the laundry-area upstairs (to hard for me to walk up and down with the laundry-basket every time!)!!!!!!! So I should want that laundyroom somewhere downstairs (but where, that is the big question ;-) 'brain-food' for a designer HAHAHA, all those tips from a lot of supporters.).
- I would connect the 2 bedrooms upstairs with just one bathroom (one way or another), but that is a personal choice, of course, haha. And perhaps there would be more room then to hang clothing???? What do you think???
- Some find the toiletroom their, under the stairs, a bit of a problem, but I do not agree, sorry sweeties! So, lets agree to disagree? LOL.

Why isn't there a window for the second bedroom?
Its a pretty house but would fail inspections across the board because of that missing window. No emergency exit in case of fire.

1st bedroom with 2 windows for cross ventilation. 2nd bedroom/bath with NO WINDOWS = no natural light & no ventilation.
no bathroom in the living room thank you. open up the wall between the kitchen and living room, fireplace on the side wall not the center of the room. but its got great lighting and color.
