I love this home, it is perfect for a senior wanting to downsize. I especially like having everything on one floor, Loft bedrooms are ridiculous, the stairs are too steep and dangerous. This is perfect.
Agreed! They had me at a real sized porch. Three 2x4s nailed side by side is a step not a porch. I like the layout & the storage options especially. I can see living in this house.
This one is pushing perfect! For personal taste, I would change the double window in the dining area to French doors to open onto a screened porch. I love the large front porch and the living areas are great!
Finally! A design that's not an open floor plan. I dislike open kitchens. This is beautiful and I'll be saving this for future reference. The only thing I'd change is the island. i'd replace that with a counter and cabinets underneath.
I love how the rooms are separated. I can’t stand these kitchens practically being in the living rooms. Makes it easier to decorate too. I also love that little entry way. Makes the living room more cozy. This home is very classy and tasteful.
I love everything about this house! I like having the living space and kitchen separate and love having a foyer that’s also separate from the living room. It’s perfect 👍 😊
All looks good up to a point. Being the only bathroom in the house I would either add a second bath from a portion of the patio or make a shower/tub combo in the existing one.
Nice cozy, warm aesthetic. So nice not to see cold, white paint everywhere. The wall colour and wood accents make this a home I’d want to spend time inside on a rainy day!
Home builds remind me of where I was just a few years ago, no savings, no IRA, nothing. Thought owning a home was out of reach. But after three years of hard work and smart investing, I grew my savings to $350k and finally bought a home. If I can do it, anyone can. Graham David Fullerton was very helpful in making this dream a reality by investing towards a particular goal.
I went from having no money to invest, to working my butt off with Uber Eats for four months to save around $20k to start working with Graham David Fullerton. Now, I'm sitting at $128k, and I’m absolutely loving the progress, hoping to buy my first home soon. GLAD that you have to bring this up here.
Where do I start? How do I begin investing? I'm hopeless and I don't think I can ever get a home with the current rates. If anyone has advice, please share. Also, how can I get in touch with him?
Love it. I agree about the stool's. I'd remove the island completely, and turn the kitchen table 90°. The storage in the entrance is great, helps to keep the bedroom uncluttered. I've owned large and smaller houses. Life is to short to be cleaning a large house. Square footage to empress or increase resale is for those stuck in the past.
The mud room is a great touch. Any home I live in has to have a covered space. This one is perfect depending on what time of day the porch is usable. The kitchen is enormous! The fridge is forever away from the stove. I’d need track shoes. Pretty home.
I would love to own one of these tiny houses. It has it all!. All you need for two people. Good bedroom size, bathroom, and kitchen is awesome. It looks like it has a lot of cabinets. Definitely more cabinetry than what i currently have. Indoor washer driver, awesome. Mine is in garage... You don't have to walk to far to get to the refrigerator, remember 😢its a tiny home. I love the floor plan and the porch is where i would live. Love love it!!!!
I'm 49 and hearing you say that lights a fire under my ass🔥. I'll be 70+ too one day, hopefully, and time goes by fast! I own the land now in the Blue Ridge Mountains and am gonna get over my fear of tackling something like this.
I'm looking at houses like this to put on our property for my father so he can downsize soon and be closer to us rather than multiple hours away. The closer he can live to us (across the yard is perfect) the longer he can stay independent.
There are so many things that I love about this and I have been looking for years and years. I’d love to know how to get plans, and how much it would cost to build it.
Because the entitled "Karens" of the world are used to living in excess and will never know the value of a simple, uncomplicated, uncluttered life . . .
I twice had very large homes. However I grew up in a small home and there was more love and memories that will be in my heart and mind til the day i die.
So cute but I would flip the bathroom and laundry room so I could have access to the bathroom from the bedroom (which I would use as the master). Adding patio doors off the kitchen with another covered space would be amazing - I would add a catio for the kitties to access as well off the kitchen. Last, I would open the wall from the livingroom a bit more into the kitchen to have a more open concept.
This is a nice sized house. Nicely designed. There’s a few things I’d change like opening up the entry to the kitchen/dining room and flipping the bathroom and laundry.
The deep porch is lovely. Over all this is a really nice design, but it would be better if it had an additional half bath. I like to cook but it would give up some kitchen floor space for that.
Yes, I agree with you. The house is absolutely great, but it misses an individual WC and some type of separate storage space. If one is ready to compromise, the individual WC (1m2) can be put at the end of the laundry room and the storage space can be gained out of a kitchen which is way too large for the size of this house, particularly the Island which is unnecessary luxury these days. I also agree with a previous comment that it would be nice for European viewers to have measurements in meters, which is the system used by 90% of the world.
I would change the bath/laundry by putting a wall between the toilet & shower. Put a pocket door from the bedroom into the laundry room & open the shower at the end, so if I wind up in a wheelchair i could roll straight in from my bedroom to my en-suite bathroom. Also put a wall in right where the little sink cabinet is placed, remove all of that, & put a W/D in that space. That gives a 1/2 bath in place still opening to the house, with the laundry closet next to it, & a private bathroom access from the owner's bedroom. Sorry if this doesn't make sense, but it looked to be the best way to accomplish all 3 things I'd change when looking at the floorplan.
Beautiful home. Something to keep in mind when building a home is that for resale purposes, each state has a definition of what specifications a bed room must have in order to be listed as a bedroom. The armoires in this home may meet the requirements for a closet but they may not as well. Smart to keep resale in mind regardless of what your intentions are for living in the house.
Whoever designed this should feel fantastic! This is the type of housing that we really need more of- perfect for a young family, a couple that needs a home office, or retirees
Id put a back door in the laundry. I live in australia so most of us hang our clothes out to dry outside. Plus it would just be good to have a 2nd exit in case of emergencies. Id turn the lounge into a bedroom but smaller by moving the kitchen wall back. Then id knock through that wall diving the dining and bedroom and make it an open plan living dining because no one would use that dining space given how its cut off from the main living space.
Wow. Ad in a half bath and I would buy this. Just beautiful. My wife and I just purchased an amazing quarter acre in Concho Az. We are looking for options to place a house. This would be something we would take a look at if available.
Really nice. The living room might need doors to keep heat in, but ones that open out / fold back when needed.. The middle hallway seems a waste of space, but it works as a buffer between all the rooms.
I was surprised that there is no back door. I agree with others, I’d put French doors in the dining area. This is one of my favorite plans so far. Mostly because of the porch. 😍. Maybe I’d put more storage in the laundry room. I’d rather storage than a sink.
This is so pretty. The outdoor space is super nice, but it would be perfect if it wrapped around the entire perimeter of the home. The indoor space is very nice. I don't prefer a wood burning fireplace in such a small space because the heat is not evenly distributed throughout the home. It generally stays in the room where it's situated and gets far too hot in that space. Anyway, WOW, that kitchen is well designed, efficient, has good storage, and is really adorable. Bedrooms are nice but could use more closet space and a bit less "floor space." I like the laundry room as it's efficient with decent storage and hanging/folding space. That being said, I'd make necessary room for a top loading washing machine because I don't like front loaders. The one true contention in this home is that one bathroom with no bathtub! Sorry, but tubs are important to me personally. Otherwise, it's a super nice design!
It's got a deep sink in laundry room - Yay! The bath needs a tub and a different cabinet for storage - not liking the open shelves. The center island countertop needs to be extended a bit for knee space. Of course, the back needs a deck, but otherwise, I could live here. Great job!
Love the front deck. And the size. However for practical purposes I prefer both living room and kitchen in the front, bedrooms, bath, laundry in the back.
This is a beautiful design. One necessary change is an overhang on the kitchen island, to accommodate the stools and knee space. Also I would have the dining area carpet placed in the opposite direction. If possible I'd put the house more forward, giving a smaller front yard and a bigger back yard.
I like the flow of this house. Everything you need beautifully arranged. But the one thing i would prefer is for the bathroom, laundry and kitchen to be on one side. It seems like it would be a better idea to have plumbing on one side. Fewer lines to cause issues under the house and less expensive to repair? I realize it messes with the flow, size, and potential privacy of the back bedroom.
Things I would change to make this my home... 1st The hanging light in the living room to a ceiling fan. 2nd Fire place is a huge NO for me, hate the smell of wood burning. 3rd Not a huge fan of the white countertops. 4th Needs a place for a microwave. 5th washer/dryer needs to be raised...I'm old and tall. 6th ~2nd bathroom off the livingroom make the laundry room and 2nd bathroom one large combined area. Take the sink out of laundryroom for the doorway to conjoin both rooms. 7th add a breezeway to the garage. yeah if those changes were made I could see me living out my golden year with the hubby ...plop it on a couple acreas of land
Ideal for a retired couple. One floor, make it all hardwood floors and if tile floors on baths, then heated with timers. :-) OH! And it does need a two car garage with a breeze way to house.
I wouldn't call it "cozy", because the generous living area makes it feel spacious. I like the big front porch and the entry with its proper coat closet. I would want to open a bit more between the living room and the kitchen/diner, and I would reconfigure the bathroom and laundry spaces to create a second bathroom ensuite to the back bedroom while still having a smaller room for the laundry machines. I'm relieved to see the code-required second exit from the dining area, but not thrilled about the dated TV-over-the-fireplace arrangement. Overall, this is a well-planned house and eminently livable!
I like the design of this home love the large front porch I’d need it to be about 1400 sq ft with more space for storage larger bedrooms and a large back porch or deck
I love this gorgeous home so tasteful and I think the island makes it feel more like there’s a specific dinning area it’s the table on the other side of it.I would love to buy something like this for my son and his fiancé who cannot get on the housing ladder here in southern England!
I like this house, I would want it built on 2 or 3 acres in the mountains where I can hear nothing but the sound of birds and I can smell nature. I would have it situated away from the road and neighbors....far away. The island in the kitchen is perfect as is, I don't need the stools around it, I love to cook and I would use it when cooking as well. In the Kitchen, I'd like a glass patio door overlooking my massive garden.
I really like this, love the larger kitchen, it is totally workable. Probably the only thing I might change would be that front porch. I would just have the center area going to the door, and would rather have a nice deck off the back of the kitchen.
Beautiful country style house, I am looking to build in Leyte by next year, anyone know what will be the cost per square metre please, and thank you Greetings from Canada
I looove this design! The only interior decorating adjustment I would make (personal preference) is to squeeze out a little room in each bedroom for a dressing table. Other than that, this layout is pretty much perfect!!
Really great! Would it be possible to include a plan with square meters for future videos as well? It is quite difficult for us Europeans to imagine the proportions, if you have unfamiliar units of measurement.
What a handsome little home. I love the combined entry/storage hall. I might change a few details like opening the wall between the kitchen and living .. maybe install a buffet/pass thru there; and convert the kitchen counter space to a galley along one wall. Otherwise it's well thot out and spacious.
I would replace hanging door with pocket doors, where feasible. Saves on floor space. I would also delete angled walls for the same reason and convert the front porch to a screened-in porch to avoid bugs.
I love this home, it is perfect for a senior wanting to downsize. I especially like having everything on one floor, Loft bedrooms are ridiculous, the stairs are too steep and dangerous. This is perfect.

This one is pushing perfect! For personal taste, I would change the double window in the dining area to French doors to open onto a screened porch. I love the large front porch and the living areas are great!
Add a raised fireplace hearth.
The front cover deck is amazing?

Yes indeed! I am so tired of seeing the open floor plan. It’s becoming stale to me.

@@J.W.W. LOL, I still like space and a good layout. I just want a window in the kitchen and a door I have the option to close.

Maybe a little more closet space?
YES! Love the coat and boot/shoe storage just inside the front door.

Cute, cozy home, but take out the bar stools. There is nowhere to put your knees/feet at that island.
I'd just extend the island countertop out a little bit so the seats on the stools can slide under it.

Love this plan. You could easily extend this plan to (1) add a master bath next to the laundry area and (2) create a larger, possibly walk in closet.
Knock down wall in the entryway, and between kitchen and living room. Add an on suite bathroom and walk in closet. It’s be perfect!
Sooo, a whole different design, then? *smh*
I like this layout very much but cannot tell where the hot water heater and furnace go? The circuit breaker box?
It does need a mechanical room.

There was a back door right off the dining room. But agree it would have been pretty if they were French doors.
Very nice. I love the separation of the kitchen and dinning room. I would need a little more storage for linen and a second bathroom.
This is so pretty. The outdoor space is super nice, but it would be perfect if it wrapped around the entire perimeter of the home.

I looove this design! The only interior decorating adjustment I would make (personal preference) is to squeeze out a little room in each bedroom for a dressing table. Other than that, this layout is pretty much perfect!!
Personally two bathrooms are a must and I'd downsize that kitchen and make the living room bigger
Really great!
Would it be possible to include a plan with square meters for future videos as well?
It is quite difficult for us Europeans to imagine the proportions, if you have unfamiliar units of measurement.
I think it was in the description.
Does anyone know where you can purchase building plans??

What a handsome little home. I love the combined entry/storage hall. I might change a few details like opening the wall between the kitchen and living .. maybe install a buffet/pass thru there; and convert the kitchen counter space to a galley along one wall. Otherwise it's well thot out and spacious.
I love this home....especially the living room its so inviting just a beautiful home all around❤
Wondering where the services are? Furnace, water heater, etc….
I would replace hanging door with pocket doors, where feasible. Saves on floor space. I would also delete angled walls for the same reason and convert the front porch to a screened-in porch to avoid bugs.
Great floor plan.
