I'm a small time contractor from the Philippines and I love watching you guys whenever I relax. I love the workflow and the friendship between workers. I even based the color palette of my logo from yours.
Whatever happened with this? After this video you finished Natahala and then jumped into the Mountain Retreat and then some other personal projects. Is this just hanging in the background, or did you have to scrap the idea? I would love an update even if it's just a two minute piece to camera.
DANG!!!! A new spec house project just as EC's spec house project comes to an end. VERY VERY excited for this project. Man I cannot wait!!!! OH. SPEC COMMUNITY. Holycow, that's on another level. I wish you guys the BEST of luck!
Great decision to build for yourself. 65 years ago I built my own home before I finished I got a great offer & sold. It happened 547 builds after I got my building license in Australia. I did duel occupancy. Travelling the world & private school gave me the best life. Good luck as I like all you boys do!!!
Jason says dude, they know where we live. Great project. I would love to see 8 modest homes tastefully done on about an acre each. Each one with your unique touch on them. Maybe try some stuff to speed up the construction like prefab some wall sections in the shop when the weather is bad. Go big or go home they say. Love all you do.
Me too. I love the channel and understand that the Perkins crews are great builders and want to/can build fantastic houses. But I'd love to see community building from smaller and more modest parts.
I hope and pray that the employees who have been with you through thick and thin will be able to participate in this venture. Y'all are pretty good guys, so I'm betting so.
I really like the idea of option 2. Acre a piece is a really good deal for the future landowners. Shorter term rentals seem like a good idea, but I would be worried about long term sustainable income with them. Who know when their popularity will die off, or how many people would be willing to rent in your area to begin with.
I agree with this. I attended the polar express and talking with some of the owners I got the impression that things kinda shut down a few months out of the year due to lack of tourists so I'm hesitant. Also agree with your dad of get in and get out.
@@darkdelta well if you’d separate the plots like they showed in the video, I don’t think the buyers would really notice the renters. It allows for some mixed income, short term ROI from the sales and some long term income from the rentals. I’m not knowledgeable on US laws, but I’d reckon you could setup the contracts/rental agreements in a such a way that it would only attract the ‘proper’ kind of people.
Love watching these guys! I’m only 20 years old, and a carpenter myself! And these guys motivate me to keep working hard every day so I can own a company and have great guys to be around everyday! Learned so much from PERKINS!! Wish I can meet them! Or maybe work for them😊
How about idea 2.5: dense rural development. I am seeing a lot of this in the Rockies. Smaller, well built homes with larger than historically average recreational storage (think 1000-1200sqft with an attached 2 car (or 1 car+bikes+kayaks+gear). Small lots with minimal property maintenance required, some of them even have communal property maintenance. The extra land is owned by the community (like the well) instead of being divided up into wedge lots that are mostly unusable slopes separated by fences. Maybe a running / bike trail that does a loop around the edge of the property, below all the homes, with some branch connections to nearby roads so that it is possible to bike into town?
Guys this is exciting times. I can't wait to get into watching this. You're videos are incredibly well done and watchable. You can see in your dad's face how proud he is of you both. Jaime is a double of him. Well done to all of you for being so talented.
I am extremely excited for your big step forward into developing this land. I love to see you guys stepping out into bigger vision for your passion of building quality homes.
Really looking forward to this project progressing! I'm in VA and seeing the work you goes do as a family owned and run business not that far away, is super encouraging/Motivating.
My dad developed property in that area for years... he's retired now, but he still lives in Boone and occasionally consults on projects for folks. It was fun seeing a property go from being an old farm to a new community.
Five man to drive in the mountains and begin a great district to clearing. About to see how is it to utilization?? From a great villa to a camping place all is possible. This is a new project. And it give much long videos to see in the next time. Greeting 🇦🇹
Vacation Rentals all in. Doesn't matter what the real estate market does. Big lifetime revenue. Your area is perfect for this venture. $3-5,000,000 gross annually.
Suuuuper excited to watch this series! This will be an amazing project to follow, pls don't stop uploading Perkins!! Much success to you, crew and the outcome of this project! Greets from Amsterdam:)
That is a giant step in the right direction, congratulations! I'm looking forward to seeing what you end up doing with this project. It looks like a beautiful piece of property. I don't know what the market is where you're at but around this area ( Bucks County, Pa) the bigger they are the faster they sell. Best of luck and I'm really looking forward to see what you end up with.
Starting option 4 soon in the mountains outside Boone. Sold 200 units in Charleston collecting lot rent. I'd highly recommend the glamping cabins for cash flow, accelerated depreciation, and equity. Can always add a line of credit to tap current equity if needed.
Great work on making the land look clean I can't wait to see how the new houses will look. Your videos are so amazing and fun to watch I wish I could get 30 minute videos of episoeds I get so sad when I make it to the end of the video. keep it coming :)
PBB...Nate was asked about collaboration with the Essential Craftsman & Perkins Builder Brothers on his live stream yesterday!! You all need to get it her done & make it happen!! Keep up the good word PBB!!
I’m super excited to watch this project’s progress. I do commercial construction so like seeing the residential side of things. Plus, going to building a mountain place soon.
Looking forward to all the videos to come! Please consider bringing us along a bit earlier in the process! Would love to see more in-depth videos of the design process and general layout planning!
This is so exciting! You guys are inspirations in so many ways. If you go the route of houses, I'd love to see you discuss accessibility issues. About 1/3 of Americans will be considered disabled in some way, but less than 10% of houses are accessible in really any way. Some adaptations are easy (swapping door handles for door knobs if you have arthritis), but others are impossible for most homeowners (widening doors so wheelchairs can get through). I don't expect you guys to make every house 100% accessible. But I would love some discussion or consideration of issues.
So excited for this new series! Why not combine options 2, 3 and 4. A bit selfish as I’d love to see you guys tackle all three styles, but it also makes business sense… 4 custom homes to sell off and recoup the investments on the one side, 3 air b&b style cabins and 4 glamp sites to bring in monthly income for years to come on the other. It’s amazing, varied content for all the viewers and if the air b&b income doesn’t bring in enough you can always scrap the glamp sites and build 2 custom homes to sell with the small rental cabins as a value add (one with 2 cabins!) it would take some site planning, but either way I’m along for the ride!
I know at the moment you're involved with the huge home, but has there been progress on this project? I live in Cumbria, UK, where the local buildings (traditionally) are stone or slate built, so seeing your timber-framed approach is a revelation. I don't think that there are many of your videos left to watch! One of the main reasons for the compulsive watching is the insistence on, and achievement of, accuracy. Secondly, the sense of community between your crew and the locale, and finally the relationships you have as bosses with your crew. Keep up the good work guys, and keep informing and entertaining us as often as you can. Thanks, Malcolm
I live in the NC mountains. Lot of development tries to maximize X number of houses per acre. I'm all for minimum lot size of at least an acre per lot. But...it's not my money on the table. Good luck boys! Can't wait to watch this project evolve.
Hey guys that's a lot of work to do. I 'd love to see the progress of this project. A lot of episode to watch on this channel. A lot of difference on woodworking here in philippines but i love to watch your work.
Best keep it simple! Small homes keep one home every four. When you sell use that money to purchase another 2 blocks or old crunch homes in the best location. I built inCaulfield Melbourne. Period homes and modern.
Man, Jamie looks and sounds like your dad. Eric, you must have been adopted. Great site, i can see several houses going up. Making a nice custom home reserve. Perkins Private Reserve Estates, with electric gates.
That is a beautiful piece of property! I’m very excited for you guys. We are currently building 15 spec homes in a small development very similar to this. It’s definitely preferable over client builds. Good luck with Duke Energy…

Are there any updates on this project? Would be an incredible build series

Thay said it Will taken a While
This was three years ago. Are you ever building anything here?
Yessssssss! This is timed perfectly since Essential Craftsman just finished his spec home series.
Essential Craftsman's series was fantastic
Perkins and EC are both great 👍
I hope PBB doesn't go the way EC did and become marketers over builders. I hope EC gets back to the roots now that the subs are done.
@@bjcombs1989 eh I give him a pass. That project dragged out for a long time and I get the feeling he's not exactly swimming in money.
Fingers crossed for an episode with Scott and Arlo
This is gonna be a lotta fun to watch, excited for it boys! 💪🏼
Fam's all here!

Except this won’t take 4 years to build. Sub contracted out and basically everything donated. Perkins are the real deal hard workers
Did you know essential craftsman is there dad ?

Or maybe a mixture? 4 big houses on one plot, 5 smaller rentals on the other plot.
@@112Haribo I wonder how that would set with potential buyers? I guess the rentals wouldn't need that much space. Now I wonder how ROI is determined?
