I really like the idea of option 2. Acre a piece is a really good deal for the future landowners. Shorter term rentals seem like a good idea, but I would be worried about long term sustainable income with them. Who know when their popularity will die off, or how many people would be willing to rent in your area to begin with.
I agree with this. I attended the polar express and talking with some of the owners I got the impression that things kinda shut down a few months out of the year due to lack of tourists so I'm hesitant. Also agree with your dad of get in and get out.

However the rental vacation property has become very lucrative. There are always people looking for an active lifestyle as retired persons.

I'm and agent out west and when we develop land we know if this area demands rentals and if so how much daily or monthly or if the area demands single family and at what price points and how custom! Would personally run all numbers. looks like an epic piece of land
5:29 I know someone who did the same thing at a gas station, except 1 step worse. The bilge filled up, and the bilge pump turned on and ignited the gas and burned his boat to the ground. Was smart enough to get in the truck and back the boat out of the gas station or it could have gotten even worse.

Seems like a great project. I grew up with my grandpa who was a foreman for a construction company building neighborhoods like this. I'm not a fan of the airbnb concept. To much liability in it. Where I live in WA State, people HATE having the airbnb's. Renters are disrespectful and it can give your company a bad name. I assume from watching your videos that you are about quality. First thing I would do is check with the county to see what their planning department will allow. 30gpm well isn't much unless you are going to install a holding tank. But if you can do it, I would suggest going with a few quality built homes on an acre or two. Keep the neighborhood small. Concentrate on quality. Make the neighborhood up to the standards of the other Perkins Brothers homes we have seen on this channel. That would be my suggestion.
How about idea 2.5: dense rural development. I am seeing a lot of this in the Rockies. Smaller, well built homes with larger than historically average recreational storage (think 1000-1200sqft with an attached 2 car (or 1 car+bikes+kayaks+gear). Small lots with minimal property maintenance required, some of them even have communal property maintenance. The extra land is owned by the community (like the well) instead of being divided up into wedge lots that are mostly unusable slopes separated by fences. Maybe a running / bike trail that does a loop around the edge of the property, below all the homes, with some branch connections to nearby roads so that it is possible to bike into town?
