    I'm a small time contractor from the Philippines and I love watching you guys whenever I relax. I love the workflow and the friendship between workers. I even based the color palette of my logo from yours.

    I really like the idea of option 2. Acre a piece is a really good deal for the future landowners. Shorter term rentals seem like a good idea, but I would be worried about long term sustainable income with them. Who know when their popularity will die off, or how many people would be willing to rent in your area to begin with.

      I agree with this. I attended the polar express and talking with some of the owners I got the impression that things kinda shut down a few months out of the year due to lack of tourists so I'm hesitant.
      Also agree with your dad of get in and get out.

      Or maybe a mixture? 4 big houses on one plot, 5 smaller rentals on the other plot.

      @@112Haribo I wonder how that would set with potential buyers? I guess the rentals wouldn't need that much space. Now I wonder how ROI is determined?

      @@darkdelta well if you’d separate the plots like they showed in the video, I don’t think the buyers would really notice the renters. It allows for some mixed income, short term ROI from the sales and some long term income from the rentals. I’m not knowledgeable on US laws, but I’d reckon you could setup the contracts/rental agreements in a such a way that it would only attract the ‘proper’ kind of people.

    Whatever happened with this? After this video you finished Natahala and then jumped into the Mountain Retreat and then some other personal projects. Is this just hanging in the background, or did you have to scrap the idea? I would love an update even if it's just a two minute piece to camera.

    Love watching these guys! I’m only 20 years old, and a carpenter myself! And these guys motivate me to keep working hard every day so I can own a company and have great guys to be around everyday! Learned so much from PERKINS!! Wish I can meet them! Or maybe work for them😊

    Vacation Rentals all in. Doesn't matter what the real estate market does. Big lifetime revenue. Your area is perfect for this venture. $3-5,000,000 gross annually.

    Looks like the Acre lots are getting the biggest thumbs up. Having grown up in the Del Webb Home plans most of my life, I love when a home has a bit of property around it. However the rental vacation property has become very lucrative. There are always people looking for an active lifestyle as retired persons.

    Looking from a beginner investor stand point I wold suggest a Airbnb or rental idea. You guys have so huge audience that this wold help white marketing. You will have the option to sell the property at any point in the future. Rental property is good passive income. And so on. Other who are getting my point can add their comments below.

    I would go for idea number 4 even though I don’t know the exact location but looks beautiful. I think it would be nice each cabin were different but connected among them by the design, materials, etc… I think your channel will rocket

    I hope jason is bringing his real estate sales in to this. unfortunatley it looks like he mainly works with your construction team, but he should know whaat the rental and sales market are demanding. I'm and agent out west and when we develop land we know if this area demands rentals and if so how much daily or monthly or if the area demands single family and at what price points and how custom! Would personally run all numbers. looks like an epic piece of land

    5:29 I know someone who did the same thing at a gas station, except 1 step worse. The bilge filled up, and the bilge pump turned on and ignited the gas and burned his boat to the ground. Was smart enough to get in the truck and back the boat out of the gas station or it could have gotten even worse.

    Seems like a great project. I grew up with my grandpa who was a foreman for a construction company building neighborhoods like this. I'm not a fan of the airbnb concept. To much liability in it. Where I live in WA State, people HATE having the airbnb's. Renters are disrespectful and it can give your company a bad name. I assume from watching your videos that you are about quality. First thing I would do is check with the county to see what their planning department will allow. 30gpm well isn't much unless you are going to install a holding tank. But if you can do it, I would suggest going with a few quality built homes on an acre or two. Keep the neighborhood small. Concentrate on quality. Make the neighborhood up to the standards of the other Perkins Brothers homes we have seen on this channel. That would be my suggestion.

    How about idea 2.5: dense rural development. I am seeing a lot of this in the Rockies. Smaller, well built homes with larger than historically average recreational storage (think 1000-1200sqft with an attached 2 car (or 1 car+bikes+kayaks+gear). Small lots with minimal property maintenance required, some of them even have communal property maintenance. The extra land is owned by the community (like the well) instead of being divided up into wedge lots that are mostly unusable slopes separated by fences. Maybe a running / bike trail that does a loop around the edge of the property, below all the homes, with some branch connections to nearby roads so that it is possible to bike into town?

    Jason says dude, they know where we live. Great project. I would love to see 8 modest homes tastefully done on about an acre each. Each one with your unique touch on them. Maybe try some stuff to speed up the construction like prefab some wall sections in the shop when the weather is bad. Go big or go home they say. Love all you do.
