Hi Raad, Thanks for the great content! Been watching your videos for several years now. My wife and I came to N.B. about two years ago after retiring from a military career. We stayed in a short-term apartment for about 4 months and scoped out the N.B. market for a new house. However, we chose a home in Cibolo, but not because of being priced out of N.B. We felt N.B. was overrated. It was far too crowded with too much traffic and too many tourists. Cibolo is much more laid back, without the crowds, perfectly located only minutes from the on-base amenities. There is more room to breathe here in Cibolo. Additionally, we only need to drive 12 minutes to N.B. if we want to do something there!
That’s the profile of the Cibolo buyer. Glad you like it. Yes we’ve spent time there and it’s ultra laid back right now. The economic development team projects population to increase to 50,000 by 2035.
thanks for bringing all the traffic, crime, and roaches to New Braunfels they might not be able to buy but due to the big bang you have helped create section 8, which is now more available, and apartments in every block just about, now go bang the city of Ciblo. thank you for your service I hope you made plenty of money.
Another Great video with awesome information. Now that it is April 2024, can you comment on the housing market in Cibolo? Have home prices fallen like that have in NB lately? Also, how do the property taxes in Cibolo compare to NB?
Beware of expansive soil (clay) in Cibolo! Lots of homes (whole neighborhoods, in fact) with foundation problems! Also, the main road, FM 1103 is a mess and will be under construction for who-knows-how-long at the rate they’re going. I-35 is overburdened, and virtually jammed after 3pm. Very crowded! Lots of dogs in yards left barking all day in certain neighborhoods. Less expensive neighborhoods (< $350k) may also be jammed with too many vehicles parked in the street as most folks seem to use their garages for storage, workout, etc, rather than vehicles. On the plus: low crime, a new HEB, some neighborhoods are fairly quiet at night, very family-oriented, and generally nice people.
I came from Los Angeles with every house is the same distance from another! Why would you want to live in this cookie cutter home? Look at the space between each home. I was so close to my next door neighbor I could his toilet flush! I guess to each its own!

Cibolo was a street when I moved here now it’s a city in only a couple years

This area, just took a picture of this tower but school. Crappy today. Nice before developing brought the crime. DG around the corner.
