In this video, I'll walk you through 3 direct mail tweaks to make on your next real estate marketing campaign.
As real estate investors, it's extremely important that we take steps to make our direct mail stand out from our competitors.
This includes spending extra time on our marketing data, paying attention to where our direct mail is postmarked, and more.

Niche down on your lists. I have videos on dozens of different lists. Absentee are great but I’d also sprinkle in some more niche stuff.
Yes to direct mailing! Digital is now too saturated and one of the ways to capture someone's attention is focusing on one channel that will make you stand out. This marketing strategy works best since it appears to be personalized, intentional, and tangible. It gives excitement to anyone who receives it!

If you are doing virtual wholesaling, what is the best approach to sending out your direct mail with an in-state return address? For example, if I live in New Jersey and I am virtual wholesaling in Texas, how do I make sure the return address is in Texas? Thanks for your help!

I'm currently using Excel and Google Sheets but I know there are more effective tools out there.

Great info Ryan. I'm not doing any of the no-no's you mentioned, but I took your advice and Googled my three phone numbers for the first time. Thankfully they all came up as... ME :)
Great job Cindy! Another thing to check on your #'s is that they don't pop up as "spam likely" this happens a lot with marketing #'s. Best way to test it is call a friend with an Iphone, Google Phone, and Samsung phone from your # and have them report back.
Do you remail a list every 4-6 weeks or just mail each list once and move to another list?
Depends on the niche and effectiveness. I remail my niche lists and remail bulk lists until they stop performing.
Thanks for the info Ryan! I’m gearing up to mail out my first batch of DM, and thankfully I watched this before hand (was going to use a USPS mailbox). Any recommendations when narrowing down & deciding what list/niche to target?
Other than using Ballpoint marketing ;).
I normally tell folks to start with absentee with equity and seniors blended in a mix of B-C class areas. This generally generates a 1-1.5% response rate (w/ BPM) and the folks I work with average a deal for roughly every 2k people mailed. I hope that helps.

I'm a big believer in HONEST marketing. So no "expiring offers" / "I've been trying to reach you" / "I can only buy one house" type of BS.
A typical letter from me is:
Dear John & Sarah,
What are you plans for (property address) in (city)? I'd like to make you a cash offer. Please give my office a call at # if you're interested.

Hey Ryan, great vid. First heard you on BP a couple weeks ago and been learning quite a bit from you. As a Realtor who is also an investor, when I send out direct mail marketing, should I mention that? I ask because I may use my brokerage office address as the return address.
Fantastic question! You are "technically" required to disclose on your marketing that you are licensed.
The totally 110% above board answer is a disclaimer similar to this on your mail piece:
"Agent name is a licensed (agent or broker) with (brokerage name) located at (address). This is not a soliciatation to list your home. If your home is listed please disregard this correspondance.
What most folks do though is disclose in person and on their website. It totally depends on how picky your MLS is and if you ruffle any feathers.

I have an llc and a virtual office space so i do get mail for my business sent there so do i put down that address as my return address because my provider got mad when i was sent a package so i dont really want to flood them w return letters

Im helping my wife sending her Real estate magazines to get listings, the owners are located in NY but their properties are base in the building we leave in, my question is smart to send them direct Mail?

I'm on batch 2/6 started in Feb and response rates have been about 0.4%. All tirekickers or DNC.
Hopefully it is just the virus as I was thinking 1% (as others claim)
Found bankruptcies and large lien owners have responded the most.
My mail house isn't local and I don't use first class...would that really hurt the response rate that much?
(Also in competitive N. GA)

Hey Joe, What sort of letters were these? Were they branded? Tied back to a website of some kind? How large was your sample size? In a competitive market like N Ga all of this stuff definitely adds up/compounds upon itself.
Folks are most likely getting your piece feeling like it's a solicitation (vs an invitation) and pitching it.

@@RyanDossey Yep, all letters. (have not sent any postcards). They aren't full pages, more like a notepad size (maybe like a 4x6 inch paper). Company brand at top. Address is my home local address. Phone number is a local area code. My email address is also included that is joe@___.com.
Sample size is about 2700-3000.
I write sales copy for a living, but the mail house I use (recommended from BP) mostly works with RE investors, so leaned on their expertise for content as they'd know the audience better. Copy is pretty similar to what you shared below in another comment. Is there a way to make it not seem like a solicitation?

I sent out 300 letters I stuffed and put regular postage on myself in August 2019. Didn't mail the list again. Got 1 response right away that they sold the house, then nothing. Then, randomly, in January 2020, a lady reached out saying she believes God led her to talk to me as she stumbled on my letter after all these months.
Just closed on the house (sub2) yesterday.
So I may just need to wait 5 months before I get flooded with offers...who knows :)
What does the envelope look like? Is it barcoded? Professional letter or "handwritten" font?

No I don’t, i live in NYC it’s hard to do brrrr with the prices being so high. So I’m trying to look in another markets. Most of my family and friends live in Ny also
@@Ziggydavy Honestly then you might just have to live without the local postmark. If it were me I would pick a market and link up with a local Realtor who could go check out the houses for you and also drop the mail for you.

Hey Kevin, I've got tons of "how to pull X lists" videos on my channel. Most people start with pulling an absentee list. You can have Ballpointmarkting.com pull that for you or do it yourself with a platform like Propstream or Listsource (videos on how to do both are on my channel). I would do this:
Start with the "how to find the hottest wholesale zip codes" video on my channel.
That will help you decide where to mail to. Then decide where you want to buy your data from.

While many people cut corners, lie, cheat, etc., Eventually, it costs them their reputation and repeat business.

If your body language is out of place there are small adjustments you can make to come off better as a visual communicator. Do that instead of guarding your ego for no reason.
