You are totally wrong. I probably live very close to this guy, and I bought my house there in 2019, renovated it, spent 28 m HUF, now worths more than 45 m.

We always underestimate the cost of a renovation. Considering the state of the roof (maybe contains asbestos?) and water damage on walls from earth (what can be quite challenging to solve) it will take much effort and/or money. But I like the energy you two have! On soundproofing please consider the wet wall! The wall somehow need to have good airflow to dry otherwise it will get mould. Good luck! :)
That animal was a european mantis (Mantis religiosa). It is one of the most helpful insects, it kills other insects and bugs that frustrates humans. And its a protected species.
From 13M you could stay let's say 5-6 years in rent in Budapest and then you left with nothing. Buying property gives you opportunity to save money over that 6 years period and the most important: you have a property with increasing value over the 6 years. Everybody who has the money buys property. Rent is luxury to spend without return of interest. 1. Try to convenction heaters, they are pretty powerful, can make warm in minutes. Watch for the exhaust gases, the one I saw is okay it puts smoke right outside the ones with long chimneys can make trouble on days when weather pushes back gases to the house. Open windows regularly. 2. Have grounded (3 cable wiring in everywhere in the house, regardless what it powers. For washing machine, boiler, etc it has life saving importance. 3. Install a FI-Relé and tie all electric lines through it, it saves life and money. This relay shuts down if electricity leaks. Electricity and burnt gases are safety first topics. All the other problems can be repaired even if failure happens.
As someone who lives in Pécs. I would highly suggest to install an AC if you have an upper floor and if the house is not super duper insulated or if there is no real shade protecting the house since this summer was scorching hot and looking into the future its not really going to be cooler in the upcoming summers either.

That old roof is asbestor, so wear full protective gear when remooving it, price was a good deal, but expect spending 2x as much to get itup to code.That door getting cought is typical in Hungarian houses, as these cottages are not to standard, and the old doors are not properly sized, good luck you are doing OK.
Hmm... Érdekes. Nem hittem volna ,hogy bárki külföldről ide szeretne költözni. Bár a szomszédban "él" (szerintem nyaralni járnak ide) egy német pár. Most azt nem tudom, hogy alapvetően ők magyarok, vagy németek. Az biztos, hogy beszélik ők is a nyelvet. Minden esetre sok sikert és ahogy elöttem is írták, amit meg tudsz magad is csinálni kis utána járással, azt csináld is meg magad. Fiatal és erős vagy, megoldod. (Nyilván ,ha még nem csináltad és semmi fogalmad nincs róla, villanyt,gázt stb. ne állj neki szerelni) De alapvetően sokkal olcsóbb minden, ha magad csinálod. Sok sikert! :)
My Hungarian husband said it is more of a cabin then a house but good for you anyways. He is old and has fixed many things in his lifetime so sort of jaded about repairs. Have to stop the water damage from getting worst before re plastering the music room. We know, we have a 125 year old flat in Budapest and refuse to fix it up beyond what is needed to live in it. As we are old we figure life is too short to play house,will let the next owner play with it. Love your young positive can do attitude. Are you sure this is listed as a house and not a weekend house? How will it be in winter time. My husband helped as a teenager in Erd when his parents, sister and brother all made self built homes in the 1960s. They still have dry cellars and are still in good shape. He also worked on a crew of crazy Hungarian refugees in Paris in the early 1970s as a building painter. Need to purchase yourself a few roller and forget using a tiny paint brush. Oh, to be young again and full of dreams!!! Water damage is hard to fix. Our corner of the ceiling in our kitchen has a small area where the plaster came down due to a leak upstairs. Management paid for the repair but we never fixed it because we realized it is a huge job as it was on my patched up years ago and never dried up enough for the repair to stick. Need to take the plaster down to the bricks and start again. Fixed up some plaster and wood floors ourselves in a 40 year old house in Ca; we used to own. Nightmare if you do not have the proper equipment and know how. After a few few mistakes we decided to send for my husbands brother from Hungary for 6 weeks to fix our house in exchange for pay and free room board and a mini vacation to Calif. He worked in Russia in construction for major projects. Too bad he passed away because it is hard to find anyone these days that really knows how to repair quick and the right way. In Calif. our neighbors wanted to hire him to fix their homes but he had to return to Hungary. Hate to tell ya that is was both sad and a bit funny seeing how your locked yourself in the bathroom. Maybe a top loading smaller washer would of done the trick? I have a suggestion but IDK if the ventilation is good enough or not. Maybe turn the extra kitchen area into a wash room? Would give you more space upstairs and the washer would have enough room even to hang a drying rack or later buy a clothing dryer. Only if you can vent the room well as you already have a issue with dampness. Wish you all the best!

the word you're looking for is "water damage" to describe the wall in the basement. "bevizesedett a fal" magyarul. hopefully it was just the result of the hole that you've now managed to fix and not because the toilet was dripping into the wall
and a big question if its not concrete or bricks it can be loam "valyog". The "valyog" fal can suck a lots of water in and it can be dangerous if its not properly water tight and insulated from water in the ground or rain water
If I were you I never close the door of the bathroom while the washing machine is working because that could jumping and moving and you won't able to open the door again. Maybe a "harmonika ajtó" would be better instead. Maybe you thought about "bádogos" as "csatornamester".

Egy normális ház amire azt mondom hogy normális körülmények között és jó helyen is van 80millió-nál kezdődik de a legtöbb az 100 és 250millió Ft között van. A mecsekoldalon még milliárdos nagyságrend is előfordul.
Maybe the house was only 13 million, but the way I see it, you will spend another 30 million on it. Even then it won't be bigger, and even then it will remain a weak building. This house is originally a weekend hobby house, I don't think it was a good purchase.

You're doing fine. Don't worry about not knowing everything, all you have to do is ask, and most people will beat your ears to death with advice. Good rule of thumb is seal exterior and ventilate interior. The basement is probably leaching moisture/minerals from the dirt because the outside isn't sealed properly, so do your best to not cover it on the inside, or you will promote mold growth.
