    If you are smart, you will make more returns in markets than real estate. This advice is good for ordinary fearful persons, and Cash is good- liquidity. Prices will not increase like it did in past.

    Great video sir. Nice reply to Finance with Ankur Shrivastava.😂 I have actually done the maths in excel based on your calculations and turned out that it's actually beneficial to buy a house than rent it in a 30 year horizon but on the following conditions
    1. Min. Rental yield is 3.5%
    2. Rent appreciates min 8-9% every year and property doubles every 10 years.
    3. Down payment = 20%
    4. Rate of interest = 8.5%
    5. Avg. Return from mutual funds = 12%
    5. Last and most importantly, joint home loan is taken by two people who are in 30% income tax bracket to maximise tax deductions.

      property doubles every 10 years ??? Bhai kuch cities ke kuch areas chhod kr kahin nhi hota esa. Spurts aati h (jese covid, metro line, big projects) usme jisne liya tha usi ka appreciation hota h. I am not supporting Akshat Shrivastav either, but he says the same thing as Mr. Sangwan is saying, buy home with a investor mindset, not emotional mindset. Ye bhi jo fayde bata rhe wo ghar ke returns ka dikha rhe, Akshat also promotes the same thing.
      It is foolish to buy home at 10%-20% down payment jab aap aadhe se zyada salary dekr emi chuka rhe ho, build some cash, lower your expectations and buy home at at least 35-40% down payment which is net 30% of your income.

    What crap man. Why say 2% Expense ratio? There are MFs / ETFs with ERs lesser than 0.2%. Also, when you buy properties, the yearly maintenance & property tax etc is same as expense ratio of MF. Useless example. You are also cherry picking numbers and without telling infos like ER = property tax/maintenance fees etc.

    Real estate is the only way to build wealth! Totally nailed it! I bought my first house in US in 2020 and now have 6 properties, tenants are paying my mortgage and my wealth is increasing rapidly! Reaching financial independence!

    sir sabse important point jab aap ghar khareedte hai to mental satisfaction kitna zyada rehta hai. usme bhi ghar plot lekar banwao to ahaaa.... sab kuch apne man ka. koi aapko tok nahi sakta koi apko sawal nahi kar sakta... ghar mai kutta palo yaa billi koi shikayat nahi kar sakta padosi..

    I bought Villa and in 6 months 50L appreciated.
    I built a building with 6 flats @1.5L rent per month, but I knew return will be less compare to what I invested but it’s fine & went for it as financial security for family where they don’t have worry if I am not around and rental adjust with inflation.

      Brother, if you had settled in a particular city, I advise you to buy a house even on EMI. That will reduce your overall retirement cost as well, as you don't need to pay rent than.
      Having a no cost roof over head, ( now as there is solar top schemes for free electricity) is truly a mesmerizing experience to live with.

    Great learning
    I am 57 years old. You are correct. I start my journey and after 32 years of working made 2-3 property first and for the last 7-8 years doing sip and invtesting in stocks. You view is correct but my thinking and feeling after seeing the market senerio that our childrens are not hard working and they are not even doing the rent collection, building maintenance work of their property, depositing their house tax , water bills on time. So in that view investing in a mutual fund and in etf is good. My suggestion/opinion.

    Insightful session.
    I am not against buying flat or plot but just sharing my experience.
    I had booked flat in noida in year 2013 still awaited.Builder was renowned in during that time.Still paying EMI.Had I invested same amount in SIP it would have grown to more than 1.5crores.
    Housing is need I agree but buy ready to move-in for end usage.
    Stamp duty,registration are huge cost.
    Also real estate is not something which will grow always.please read on Japanese real estate bubble burst in 90s.
    Nothing is in black and white ,take decision as per your situation.

      True. and there are 20,000 homebuyers in Noida going through the same since 2013. Even thousands in Ggn had their money stuck for the past 9 years as the property market was all bearish. But hardly anyone comes forward. Glad to know you chose to share. Kudos! ✌️

      We bought a flat in Gurgaon in Ramprastha builders in 2010 and still awaiting possession. Swamih fund bhi release hua, fir kuchh kaam shuru hua then again kuchh builders partners ka aapas mein problem hua and ab to account freeze ho gaya hai, fir kaam band. 14 saal se possession ka intezar hai, pataa nahin kab milega.

    Such dumb logic of comparing an sip of 10,20,30 or 40k with buying a home? Take a break babaji..how can you compare two totally non comparable amounts to derive a conclusion..
    Where there is an option there is a comparison..you won't understand bcoz you are in that phase of life where you want commitment not returns..i would have respected you if you would have shared your actual breakup portfolio

    Sir no flat has a lifespan of 150 years. And I have a counter argument, you are not considering the interest lost on the initial deposit amount over the years. Considering most people pay 15-20 percent of the property, and considering CAGR, that amount will offset quite a bit of the ongoing rent itself. Taking huge loans at 6 percent or more is a bad decision.
    Another big assumption you made is that prices in next 30 years will go up same how they grew in past 30 years. That’s a dubious argument as wages are not going to go up as much l. Long story short, buying makes sense when home loan interest rates are lower than expected annual appreciation in the property. Otherwise, keep renting …. And rent cheap !

    I bought flat at age of 24, loan cleared at 27, in Pune in 2013 at 52 lacs, sold in 2022 at 58 lacs. The flat was on rent since 2016 and since Covid much rent was also not there. Property has got many variables like city, location, areas nearby. Although my area h as great growth and multinational companies coming nearby still returns were not good. I have used all the money from selling of flat into stocks and in last two years have seen 12% growth in stocks value although it is bad market still earnings is more than seen in my property of 9 years. Apart from low returns, maintaining the property was headache, finding tenants used to be headache and selling the property was another big headache. Buy property only you want to live in it!

      Property prices don't increase linearly. Also, flat prices increase marginally with increase in land prices unless city grows exponentially.
      Buying flat in Pune a very bad decision.

      @@nareshagarwal5605 Flats give best return in places where cities grow so exponentially that they can only grow vertically. Bangalore is one such example in last 30 years. Pune is not the case and never going to be the case because another big city is already nearby i.e. Mumbai.

    In 2015 I was paying 12K per month rent for a 2BHK in Hyderabad. It was a new society, so I bought an apartment and started living in it. Obviously, thereafter I never paid attention to the ongoing rents. Last week shockingly I learnt that people were paying 26K per month in the same society for the same size of apartment.

    Always problem in sell
    Always get weaker returns comparatively gold and mutual fund
    High cost in property.

    Wife k kiye sukoon he ghar but jisko emi pay karna usko nind nhi aati..wo freedom kho baithata he..life insurance to chaiye no issue with that and relatively life insurance ka premium bhi kam hota h..not huge like your home loan emi

    My friend buy flat with 38k emi per month. Same building i have got same kind flat with 10k rent.😂😂😂
    I m investing remaining amount in midcap and small cap.
    If u invest such amount in property u must get land also. Buying flat in building is waste. Till the time loan finished, flat become old and useless.
    Next year i m looking to buy farm land at native.

    In 70s my grandfather purchased a shop as I remember For INR 2000 and now giving rentals for around 23000 p.m. , clearly indicates the astonishing returns of original investment but if we consider yield, the equation is same, but bechna hee kyon hai, go to hell with the yield and market value.

    Buying a flat is never a good decision. Specially in India. It's like buying a car. after 30 years no body will buy the old flats . And 500 flat owners will never come to a settlement to re develop it . Today's youth are earning lot of money and the builder nexus want to loot it . Don't waste your hard earned money to feed these goons . Even you should stay away from stocks and mutual funds those are manipulated when it will crash you don't know. Only keep your hard earned money in govt schemes or renowned banks. Don't gamble with it. Even if you want to buy a flat buy resale you will save quite good amount of money.

    Real Estate, Pure Gold and Silver are best way to invest. But the problem with real estate is that when it goes in dispute it becomes zero. Anyway it is personal decision of people. Better they should learn from their experiences. But bragging about yourself is the worst thing one person can have and it is also your habit. The best way is to have balanced portfolio, Real estate, Pure gold, silver etc. That is the best wisdom.

    Buying a flat does not even beat inflation. Appreciation is less than 7-8% but in MF you can expect at least 10%. I am not saying one should not buy a house but only when they have 70%+ house value so minimum loan and no corporate slavery. You said one will work honestly if he is having a home loan is illogical. Sometime covid like situation can occur and PPL may lose their jobs. Will the bank wait for EMi till the person gets a job.

    Buying Residential property is a savings instrument. It's not an investment instrument. I own a flat in South Delhi, it's price is stagnant due to property depreciation. Please choose the locality carefully. Buying Residential property is not always good decision. Sango uncle is a relationship expert, not a fin guru..lol

    I agree. I am around 40. Live in Navi Mumbai. We had finished our home loan just before covid and started spending that amount saved per month after that unnecessarily. So, we decided to invest half of that amount in SIP and remaining for a smaller flat nearby. Its underconstruction Mivan construction by a reputed builder.
    We bought that for our 12 yr old son, so that when he starts his family he can be independent and yet we will be there close by of he or his wife needs help.

    House is big purchase.. I gathered initial downpayment using GOLD.. and then i managed to have EMI which is 1/4 th of take home income.. I was able to close gold loan and then i closed plot loan fast using part payment parallely i changed career and multipled my salary.. Finally i want to build my dream home

    I have purchased a flat in 2008, never stayed in that as i got transferd on other location. I put on rent and after 5 years, rental amount increased and become same of emi amount. I cleared loan in 2022.
    Now i purchased another flat for reside on loan, there is very less difference in emi and rental income of first flat, and i hope in 5 years it become equal.

So don't need to worry more, just avoid a very new builder . But Getting Affordable is a very big task now, it's not an easy task.

    Pune property purchased in 2011 at 18 Lacs.. today the rent is 5k. 10 years ago rent was 4k. 😢
    Currently buyer is at 27lacs.. very poor investment in metro city like Pune. Area is not bad as one would expect. Problem is area is growing and nee properties are more in supply than demand

      exactly the point bro! Thats so true! Bus property lelo - fir retire ho jao is just a dream and only a few lucky ones get to grab it. Mostly it is a mess unless you wish to stay in that house for at least a decade. Also makes sense for ppl with tons of money to invest and even lose or hold for longer time.

    A flat will depreciate over time, I can never get a buyer for a 20 year old flat for current market price. However we can't generalize but overall depreciation in real estate is definitely a con. However if is a plot or a isolated property with the land then I agree with old man In a brand new bottle. 😂😂😂

      wrong in pune my manager brought flat at 30 lacs in 2009 now he can easily sell at 90 lacs . In reconstuction he will get 2 flats also !

    Sir you are giving right and practical advice in free. I got my first at 25. age GZB LIG. Second at 40 Delhi 2 bhk builder. Third MIG Mohali society at 45 it’s possible in JOB. saving 25 tho. Rental Living in own house and 20 as rental income and income tax saving 5 tho per month on H loan. Never invested in Stock . 🙏🙏

    Sir, I am living in Mohali. In our region, people have more craze for independent plots than flats, even than Mivan Construction flats. And rate surge is more for independent plots than flats. Is this pattern going to change soon?

      what is the rent for 4 floors on that plot ? Assume 4% rental yield, and calculate the value off the plot.

      @@fwefhwe4232 we have made a triple storied house on plot. The total Cost was around 1.3 crores and rent per month from 2 floors is Rs. 30k per month. We live on G.F. if g.f. is rented out, we will get 50k per month.

      Not for Mohali especially. Plot owners in Mohali are end users specifically. Tricity is different than gurgaon however mohali is also booming but cautious with builder, go for original and trusted builders

    Bilkul bakwaas bol rahe ho aap. I bought 2 bhk next to Infosys bangalore in SJR Equinox for 46 lacs in 2009. I paid 20 lacs down payment and took a loan of 26 lacs from icici bank. I will now end up paying 60 lacs back to the bank with 34 lacs as interest !! And now coming to the main point. Out of 34 lacs interest spread over 20 years, bank has already eaten 28 lacs interest in the first 15 years itself. Now my flat selling price is only 80 lacs. And i have to pay capital gains tax on it. Instead of this if i had trusted sensex with my 20 lacs, i would now be sitting on 1 crore cash pile.
