- In this video, I take you all for a tour of the new 2.5 acres of land I purchased adjoining our 100 acre farm. The issue is, I had a chance to buy this land 5 years ago but didn't. Now it cost me 60% more.

A thought. Contact your county and have your existing triangle patch of land across the county road severed from your main portion and combine it to your newly acquired piece. From there you could then resell the new parcel and make a profit on it, or offer it to one of your kids for them to build a house on.
That's what I was thinking, for sure. Could easily turn an acre you didn't need, plus 2.5 acres nobody else wanted, into a nice buildable parcel.

Always amazes me how people don’t think about the consequences of not purchasing something like that. 2.5 acres at that price is meth lab and scary neighbors level.

With 100 acres already, I have no idea what ese this would be, other than to create a buffer for your property.
First, I'd attempt to find that septic and well from the old trailer. That will determine a lot of possibilities for the property.
My favorite content you produce, land management. Sunday afternoon walking the woods, talking about property lines, right of ways, water sheds, and old Oak trees…..
Not sure if you have covered this before, but what formed the benches? Was the area timbered and they flattened some space out for roads ans landings? Are the benches the tops of old landslides? (That's an issue here on the eastern side of the blue ridge, people build on top of a 500 year old landslide because it is flat, but that is a higher risk area for another one) Was the area mined? Or is just that erosion resistant layers of rock are parallel to the surface, so that's what you get.
I really like the videos where you walk a piece of land and call out the features and problems. Even better when it us your land.
Several options - all good
1. Do a little clean up and advertise a lot to the people wanting to leave the cities - $30-40 grand for 2 acres is darn good! You have a great avenue for promotion right here with the properties you have explored for others
2. Sons interested in building?
3. AirBNB cabin - extra income - you already have the experience building. Cabin for your parents to come over and stay too!
4. Zip line from your place to here!
You probably know this but the Autumn Olives have real hard wood and can be difficult to cut when poking your eyes. However, they don't have great roots. I found I can lift the bucket higher on the tractor and usually push them right over with the right leverage, uprooting them completely in one or two passes without getting off the tractor.
I would deed everything on that side of the road to one deed. Then find out if there is a well and septic and if so, you're setting on a nice lot for someone to buy or one of the boys can take over.
Congratulations on your new land purchase! Even though you had to pay a thousand dollars more than it was previously for sale for, I think you still got a great deal. The first thing that popped into my head was that it will be a good place for one of your sons to build a house in the future.
Clearing it, cleaning it and making future plans would be as far as I would go. There is a lot to find on a abandoned property. Great deal!

The gas company having the right to drive through the middle of the property makes it undesirable for building a house. That is why it was for sale for so long and no one was even willing to pay $1500 so the previous owner just abandoned it. The people selling these properties aren't uneducated rubes selling so low priced. All these easements and right of ways kills the value of the land.
Parcel it off, pay for the survey. Slowly prep enough land for house development. Let it accumulate value SELL IT in the future

As you mentioned about your two sons, possibly owning their own portion of property, maybe divide the entire area evenly between them if that is an interest or even feasible… or, maybe redo a titling for the whole area (including your triangle on that side of the road) and sell it for maybe 5 or 6k if that might be possible, I only suggested this 2nd one because of you saying you had many other projects going on….
Hmmm ideas? You could rent out as an off grid group camp site. Maybe put in a shallow hand pump well for water. The boys could be the ones to take care of site and make a little money?
Your neighbors would love to see some of your pigs clear it up.
Troy: I've watched all of you videos, including this one. As I see you walking through the high grass and underbrush, I always wonder how you do not get COVERED in ticks. Are ticks prevalent in your area? What, if anything, do you do to prevent them getting all over you? Thanks for you videos I enjoy them and look forward to Sundays to catch the newest story.

Holiday rental - install the basics (water, power, sanitation), possibly for campers initially, or put up a small (tiny) home ... looks like an interesting base for extended summer holidays with kids.
Raw land costs $4,200 an acre in my area. I have 80 acres and keep an eye on the county tax website for sold prices. Interestingly, there's a 200-acre tract of agriculture-zoned land for sale right now that is about 2 miles from me in the same county and they are asking $15,000 per acre. Their property is very similar to mine, they just have more land. It's kind of a catch-22 because If their land sells for $15,000 per acre that means I can get the same money (I'm not selling) but that also means my taxes will most likely go up sooner rather than later If they sell their land at such a high price.
When this land was bought in the late 1990s it cost $750 per acre. I always tell people, to buy raw agriculture-zoned land, taxes are dirt cheap and prices will only go up with inflation at the very least and usually do better.
Start running a large flock of roosters over there and soon thereafter, offer to sell the parcel to your neighbor for $3500!
I’m considering purchasing 7.3 acres from my neighbor. Here wooded land is selling for about $4,200 to $4,500 per acre. That’s a bit more cash than I have available to spend right now.
I need to come up with a plan. Also it would require a surveyor to divide off the parcel. It’s the other half of the valley that I own. Timber value is about 9-11k

I have an idea for that property. Combine it with your neighboring piece and sell it to me.
Inexpensive purchase. It’ll keep someone from creating a mess that will impact your property. I bought 6 acres of land abutting my land because in my area the small parcels often become a Clampett compound.
That’s awesome. I remember way back you could buy land here for 1000 an acre but those days are long gone now it’s anywhere from 5-10k an acre

Right off the bat your first thought was family, your boys doing something with that lot if they want and stay close to the family!!!! That is so awesome of you, family means everything and I hope that they both say yes, but if even one of them says yes it's a win Buddy!!!!
You might could rotate some of your animals through it occasionally. That would give other spots a chance to rest . And I suspect the pigs would do alot of clearing if you put them on it very long. Unless one of your kids are ready to put a home on it.
I'd put some hogs and goats on it at least temporarily in temporary padoks to clear the underbrush.
But my question is why on the new piece it the property line so wonky??

yes some times when you be a nice guy this is what happens. you had to buy it. talk to you sons before you do any thing and see what they want. you have way to much to do now any way. take care, be safe and well.
Homestead site for one of the boys was my first thought.
With the county road access you could put a small workshop suitable for your children to run a business or to rent out. For example a furniture repair shop. It would depend on possible building sites available. It could even combine the shop with a small apartment.

If the kids don't want it then I'd say turn it into an industrial area. Not sure of the zoning issues you'll run into but why not move your mill/shop chicken raising and pig processing over there.
Maybe your last resort, lump those two pieces together and sell them if you can’t find a reasonable use or your children don’t want it.

I've watched several of your videos and wanted to raise something for people looking to buy land. Really check out all the property to see what is going on there. For example is there a marijuana grow op on the far end of the property? In Northern California Mexcian drug cartels have drug growing operations going on there on a large scale.
Even if not on the property you're looking to buy but are nearby, would you want to be their neighbor or try to kick them off your property?

Yes, Troy! I second this idea. Maybe not five tiny homes, but one or two would be good. My daughter and SIL are making good money renting out a camper that they renovated and a tiny home that they bought and modified, both as Air B&B rentals. It's a good business.

Land required by zoning to build a house on this as a separate site?
Of course there are exceptions but it is very rare to find rural land restrictions in WV. When I called the county to ask before we bought our property I was told, the only inspector they have is for new septic systems. Both boys could put houses there or live in campers or sheds etc.

I would say offer it to your son's, but I'd first offer it to your neighbours for $10k, and say if they don't buy it you intend to turn it in to a trailer park.

If someone own land outright then why are they paying taxes on it? Private property taxation is voluntary. Unless this is a specific state thing. Regardless, get the residential (which is actually a commercial and thus taxable designation) or any other commercial designation, removed and you should stop receiving tax bills. I can't believe how corrupt things have gotten in the US and how badly people have been gaslit by the state and fed governments. Land ownership is a protected right and forever taxation of that land prevents you from ever owning. That is a flat out blatant violation of the Constitution.

Every state has property tax and it is not voluntary. It is the primary source of income for states’ budgets. Doesn’t matter if it is commercial or residential property
