Great news that you’re almost there! I believe the repairs you need to do are classified as “structural”. Framing, fasteners , sheathing, etc is for the structure. Given all your frustrations, I suggest you contact your engineer and any builder friends for guidance.

Isaac, it's about time that things started to go your way. A suggestion, if you can budget it: replace what looks like sheets of plywood around and above that large white garage door with Hardiboard siding. It is a concrete fiber board, basically fireproof, and has a 50-year guarantee. It's definitely worth the extra cost to protect the repairs that you're doing. You can then redo the rest of the siding as you can afford it.
Good for you Issac. Leave Oregon but keep this from happening to someone else! Keep records and pictures, videos, emails, letters, names, clerks, conversations, labor, permits, fees, sale, approvals, everything including time frame and force. Get on your feet and do something about this! Do research, find out how many people have had this done to them in this county, and still go to the news and get this out their every way you know on what happened to you and how it affected your family and took all your free time, cost labor, money, and the stress. Write a book about your experience and seek legal aid to stop this from happening to others especially first time buyers. Make sure to reveal the county, the calls, the trips, the lost documents, and mishandling. To allow them to get away with this means more victims. Now that aside just do the repairs and get out of Oregon and throughly investigate real estate agents and all before diving in. They got away with it for a while but its exposure that ends it. How can you possibly love a state where they have counties who do this to their people just trying to make a living for their families. Im sorry you went through this, but you have, and I pray you are recompensed for all the grief and costs.
