I had been a real estate agent, and knew the burst in housing would not keep going up as it never had in the past, I was WRONG! California homes prices are insane, and I can't figure out who the heck is buying these properties. Especially in the desert for $2 million and up!? Were I not married, I'd be living in someone's spare room also, or more likely a motorhome so I had my own space. I would suggest that to you, save up, buy a trailer, or motorhome, and find a nice spot to park it. Find the spot first as one really nice park in Pomona had model year restrictions which prevented older model motorhomes from renting. My parents are long time residents of Palm Desert. They say people are not happy about the Disney project. That it was an unwelcome development pushed through by local politicians cashing in.
Every model home in every housing development is filled with upgrades. The flooring, countertop surfaces, lighting, etc are always upgraded in model homes. As for the “special taxes”, that is not unusual for new developments in California and are not actually taxes, but a per unit assessment that in used to pay off bond debt the developer used to finance upfront infrastructure costs. If the developer didn’t finance infrastructure with bid debt, the price of the homes would be higher to recoup the infrastructure costs.
Palm Springs is a dump. Sadly it’s headed downhill fast. My in-laws have lived there for 20 years and literally nothing has improved in the area. Not worth the price, especially during the summer season
I just want people to know, it gets so hot out in Palm Springs in the summer, you can’t do anything outside. You basically are stuck inside for 5 months, from June till October 😭
These homes aren’t meant to be affordable, just look up the original Disney homes surrounding Disneyland itself, they average 5m per sale, what would anyone expect from the most monetized mouse in the world, affordable? Just look at how much it costs to take a family of 4 to Disney land or Disney world for 1 day.
@@johnheyworth2093 agree 100%. Those little pools in the enclosed patios are going to be constantly dusty. The filters will probably need to be replaced more often. And it’s a low spot on the valley. Flooding may be an issue. It’s not far from where the crazy flooding occurred last year.

This includes Hilton Head, Vero Beach (which was never completely built out and expansion land was sold) and Aulani in Hawaii which started selling in 2011 and still selling points 13 years later. No one would want to go there 4 months of the year. They are not foolish. Plus it’s a housing development, not a vacation hotel.
2:26 This community was grandfathered in and it was able to squeak in at the nick of time natural gas, people in Coachella Valley love natural gas, other than the rich and wealthy people of the desert heat their pools, I could not imagine how expensive that would become with electric. This community is about 20 years in the making. I am not sure if other builders are still allowed to have natural gas, it was available the last time I was out there. City by city are removing it.

Any local will tell u. That is the worst location...bolt down all outdoor items & cover pools. Of course that is only large parcels left. Next to 10 frwy!!...yuck. Smoketree Ranch is in Palm Springs below mountains next in Bob hopes former home. Wonderful area!
Couldn’t agree more! And Smoke Tree was one of Disneys favorite places to visit with his family to go on horseback, have cook outs and enjoy being under the stars!

55+ is two stories, has a low celling in back of the closet, no grab bars is a marble shower only bathroom. No railing for the Hot tub/pool. Double bed with stairs. (My opinion) Not very well planned designed for 55+. Covid
It’s all got a really interesting decor. It’s going to be interesting to see who actually purchases homes in that community. I could see why people would choose to rent a home or stay in the hotel. So maybe investors will purchase the larger homes to rent to vacationers. It’s got easy access to the freeway that’s for sure. To me the decor seems very vacation forward. It reminds me of something you might find in Florida. 🤔
Close to the freeway equates to very windy. It could be calm in downtown Palm Springs and yet have 30 mph winds out by I-10. This is the reason the developable land is towards the freeway.
The interior was both expensive and kind of hideous at the same time. Even though those are luxury built ins. Definitely like a commercial vibe. And the choice of furnishings added to the lack of homi-ness.
I wonder what the policy is for investment buyers, if they are trying to build a community or just let things happen, because at those prices not everyone will be living in the heat full time.
Model homes just show you what can be done to your home. None of those details you were concerned about will actually come with the home. No long banquet table and no tricked out bunk beds.
It us always less expensive to buy non-upgraded house and have whatever upgrades a person wants put in after closing. Whether it is counter surfaces, carpet, stone/wood/tile flooring, lower costs are easily obtained vs. whatever the developer will charge for those upgrades.
I'm an AZ resident but I hate these suburb style neighborhoods. They should really make more of a "village" that has a feeling like walking through mainstreet or even downtown Disney on the outside but with these more modern interiors. A dense walkable community would mean they could extract every last bit of value from each parcel of land as we know Disney likes to do. Then they wouldnt have to charge a million dollars a unit. They probably still would but they wouldnt have to in order to see good profit.
This 1 group of houses does not. I’m thinking one if the other two still might. They have so much unused land, it will be interesting to see what approach they take

Surprised they aren’t doing induction cooktops. Now that I have one, I realize what an improvement they are over gas. They heat food and liquids much quicker and control the heat much better (no more guesstimating by looking at size of flame) not to mention the sleek, easy clean features. They don’t fill your home with dangerous gas either. Their popularity is definitely spreading. Also surprising that the 55+ home was two story.
I agree with some other people that the bunk is a dumb idea for 55 and over. It doesn’t matter if you have grandkids there shouldn’t be some specific novelty just for kids who might come over a couple times a year. You must be from the Midwest or something! Most people here in California are looking for homes with a huge walk-in shower vs a tub. The million dollar+ price tag is inevitable because it’s California. Prices here continue to skyrocket and if you want a home with all the modern amenities you will get it in the desert. I live down the street from Cotino off of Gerald Ford. A million dollars gets you a shack in L.A.
55+ means a single person needs to meet that age. It does not apple to everyone in the house. Especially someone needing a caregiver. If that person dies the others can still live in the dwelling.
Are you sure it's a 55+ home? First off a two story house in 55+ is unusual and weird. Plus the bunkbed in 55+ is bizarre. Yes, I know grandkids but it's still bizarre. I live down the street in a 55+.
MAKE SURE YOU CHECK WITH THE BUILDER WHAT ACTUALLY COMES IN THE HOME COMPARED TO THE MODELS. MANY THINK WHAT THEY SEE IS WHAT THEY GET! MODELS HAVE MANY UPGRADES TO AMPLIFY THE SALE! JUST A WARNING!
There’s a distinct lack of style . I bet a lot of people would have enjoyed some more mid century modern touches. Maybe a large rock fireplace, some travertine flooring or walls. Different types of stone and finished metals. Perhaps less granite.
On that 55+ home right off the "Adventureland" home, why does the water drain spout go directly to that sunken roof?! I immediately thought of a huge downpour venting directly into that other air vent positioned in front of it! Unless I missed something there, that's a lot of water accumulating on that level next under the huge solar panel. I only saw one drain all the way across that roof section in the left corner....which would mean standing water pooling up where it doesn't drain next to the home.
More multimillion dollar luxury homes for the rich! More traffic, and an enormous lagoon & waves for surfing I’m told. In a “water shortage” there is always enough water for the comforts of the wealthy!
Water is not a problem fir the Coachella Valley, as there is underground water sources that are significantly more than will ever be used. That is why the housing developments snd golf courses are so green.
A handful of people will move in and then the wheels fall off. It seems too big and unwieldy, you don’t know what will happen with such a big development! But, I could be wrong 😑

The bathrooms for the master bedrooms seemed ill proportioned for that small size room as well It's like almost like the bathrooms bigger than the bedroom and concept
In the second house I saw it had a privacy wall in the back and then the next door neighbor was part of your privacy wall but it had a window so they have access to your backyard. Exactly what were they thinking when they did that. That's going to bother me more than anything. I mean if you have a nosy neighbor I see them sitting up that window watching your every move when you're in the backyard.

Like you said the barbecue area at the glass sliding doors to the master bedroom and that window on the house next door give them your neighbor access to everything that's going on skinny dipping is not on your list of things that you can do.😂😂
Disney is the devrloper of the Cotina community; Disney is not the builder of the homes within the community. The homes in this video are built by Shea Homes. Shea buys the finished lots from Disney and builds the homes.
Regarding the small loft bed; in 55+ communities you are allowed grandchildren visiting and overnight stay and also for a couple of weeks or so, depending on their guidelines/rules.

Honestly I would take room out of the bathroom and give it to the bedroom. Even if you took space from the bathroom the bathroom will still be a good size. For the size of the house the size of the bedrooms the bathrooms are oversized It's like that's the main attraction for the house. It makes no sense I'm not going to throw a party and have everyone gathering the master bathroom. And even with that last house with the two sinks where you thought they could have added one that was such wasted space and that small mirror for that large wall I feel like I have to leave Florida fly to California and have a sit down with the architect and the interior design I've never seen anything like this before. I love looking at model houses and I've never been so put out by anything like these and I'm 60 years old.
Why would anyone trust a company that can't manage themselves not to mention the fact that they are good at building sets not houses for family's. Their other projects like Celebration and Golden Oak. People are star struck and not thinking with any business sence.
Golden Oak and Celebration are two very different stories.... but both are thriving-even if Disney isn't managing it all. I find this new concept interesting, Also - I would think common areas like that lake would have to be built BEFORE sales but - what do I know.. I surely would not buy on spec that this all gets built in the next 10 years.

Very similar to the Dell Webb Pulte and Toll Brothers new homes selling around SoCal. Love the design for and open space but not the price.

Really, I’ve been to Celebration quite a few times. Actually thought of moving there, what don’t you like about it? I know like all places it’s different when you actually live there.
I know how bad they are. Disney is a theme park, entertainment company and have no business selling houses.

The light fixtures in the 55+ look like they pressed the wrong number of lights to add when designing the room.

Shea homes did a bang up job on the interior design. I do like the neutral floors.
Surprised they aren’t doing induction cooktops. Now that I have one, I realize what an improvement they are over gas. They heat food and liquids much quicker and control the heat much better (no more guesstimating by looking at size of flame) not to mention the sleek, easy clean features. They don’t fill your home with dangerous gas either. Their popularity is definitely spreading. Also surprising that the 55+ home was two story.
Too bad that Palm Springs is right on a major earthquake fault. I would love to live there.
I agree with some other people that the bunk is a dumb idea for 55 and over. It doesn’t matter if you have grandkids there shouldn’t be some specific novelty just for kids who might come over a couple times a year. You must be from the Midwest or something! Most people here in California are looking for homes with a huge walk-in shower vs a tub. The million dollar+ price tag is inevitable because it’s California. Prices here continue to skyrocket and if you want a home with all the modern amenities you will get it in the desert. I live down the street from Cotino off of Gerald Ford. A million dollars gets you a shack in L.A.
55+ means a single person needs to meet that age. It does not apple to everyone in the house. Especially someone needing a caregiver. If that person dies the others can still live in the dwelling.
You do realize that the bunk bed is an interior design element just for the model home and does not come standard with the purchase of a home, right?

Are you sure it's a 55+ home? First off a two story house in 55+ is unusual and weird. Plus the bunkbed in 55+ is bizarre. Yes, I know grandkids but it's still bizarre. I live down the street in a 55+.
Well that’s what our tour guide informed us. I too thought that was weird and the bed situation in the guest room.
The bunk bed is just an interior design item in the model home. It is not a standard feature of the home.
MAKE SURE YOU CHECK WITH THE BUILDER WHAT ACTUALLY COMES IN THE HOME COMPARED TO THE MODELS. MANY THINK WHAT THEY SEE IS WHAT THEY GET! MODELS HAVE MANY UPGRADES TO AMPLIFY THE SALE! JUST A WARNING!

I bet a lot of people would have enjoyed some more mid century modern touches. Maybe a large rock fireplace, some travertine flooring or walls. Different types of stone and finished metals. Perhaps less granite.

On that 55+ home right off the "Adventureland" home, why does the water drain spout go directly to that sunken roof?! I immediately thought of a huge downpour venting directly into that other air vent positioned in front of it! Unless I missed something there, that's a lot of water accumulating on that level next under the huge solar panel. I only saw one drain all the way across that roof section in the left corner....which would mean standing water pooling up where it doesn't drain next to the home.
More multimillion dollar luxury homes for the rich! More traffic, and an enormous lagoon & waves for surfing I’m told. In a “water shortage” there is always enough water for the comforts of the wealthy!

Water is not a problem fir the Coachella Valley, as there is underground water sources that are significantly more than will ever be used. That is why the housing developments snd golf courses are so green.
A handful of people will move in and then the wheels fall off. It seems too big and unwieldy, you don’t know what will happen with such a big development! But, I could be wrong 😑
Pretty hefty price tag I'm sure but all are sensational.

In all three houses the rooms were small It makes the large closets look ridiculous with the room that's small. I believe you said this builder was Shea It's a no for me I hope you show us the other builders as they open up models and I hope they do a whole lot better.😢

The bathrooms for the master bedrooms seemed ill proportioned for that small size room as well It's like almost like the bathrooms bigger than the bedroom and concept

In the second house I saw it had a privacy wall in the back and then the next door neighbor was part of your privacy wall but it had a window so they have access to your backyard. Exactly what were they thinking when they did that. That's going to bother me more than anything. I mean if you have a nosy neighbor I see them sitting up that window watching your every move when you're in the backyard.

I have to say I'm pretty disappointed that this is Disney. I'm not sure but this is a name only or does Disney have a say because the architect the layouts and then the interior design did not hit it it's a mess. Like you said the barbecue area at the glass sliding doors to the master bedroom and that window on the house next door give them your neighbor access to everything that's going on skinny dipping is not on your list of things that you can do.😂😂
Disney is the devrloper of the Cotina community; Disney is not the builder of the homes within the community. The homes in this video are built by Shea Homes. Shea buys the finished lots from Disney and builds the homes.
I have toured all they have to offer, they start at 1.65M for a white box.

Regarding the small loft bed; in 55+ communities you are allowed grandchildren visiting and overnight stay and also for a couple of weeks or so, depending on their guidelines/rules.

I just got an induction stove. They are really nice. Heats up instantly. Add more solar panels and batteries and you don’t have a utility bill!

Honestly I would take room out of the bathroom and give it to the bedroom. Even if you took space from the bathroom the bathroom will still be a good size. For the size of the house the size of the bedrooms the bathrooms are oversized It's like that's the main attraction for the house. It makes no sense I'm not going to throw a party and have everyone gathering the master bathroom. And even with that last house with the two sinks where you thought they could have added one that was such wasted space and that small mirror for that large wall I feel like I have to leave Florida fly to California and have a sit down with the architect and the interior design I've never seen anything like this before. I love looking at model houses and I've never been so put out by anything like these and I'm 60 years old.
Why would anyone trust a company that can't manage themselves not to mention the fact that they are good at building sets not houses for family's. Their other projects like Celebration and Golden Oak. People are star struck and not thinking with any business sence.
Golden Oak and Celebration are two very different stories.... but both are thriving-even if Disney isn't managing it all. I find this new concept interesting, Also - I would think common areas like that lake would have to be built BEFORE sales but - what do I know.. I surely would not buy on spec that this all gets built in the next 10 years.
