by putting your master downstairs, you are now making your forever home like farmhouse vernacular, you won't ever have to worry about the stairs as you both age....and I think it will be soooo cool, hope you take us along as you make the dining a living room and living room your master, i love a house that every inch is used all the time. some houses to me are almost alive and to make the house happy (good vibes) using all of her all the time makes it so. happy family vibes spread throughout the house to absorb into the walls and beams...so when anyone comes into your home they feel the love and comfort of not only your family but the house as well. sounds crazy i know but that's what i have experienced.
Not sure what is on the other side of the bathroom wall where you are closing up the closet bottom, but if possible, it would be great to open the wall on the other side to create a cubby for storage.
Having rental property can be a great investment. You two are so handy that you can do repairs and improvements which are a large part of the expense of having a property. Wishing you the very best.

The gates and fencing look great. Your bathroom will be beautiful - what a gorgeous tap! I recently picked up a deep dresser for $20 that I will one day up-cycle as an vintage-style vanity... For now, we have wall-mounted faucets over twin vessel sinks in the family bathroom, and there are constantly puddles around the sinks and under the faucets. We go through so many hand towels!! I can't wait to go back to under-mount sinks.

Love the vanity, its so cute. We took a 5ft oak sideboard/buffet and turned it into a vanity for our bathroom. We put a stainless top on our and love it. So much storage. I hated the yellow varnish that it had on it and had thought of restaining it, but decided to paint it a nice clean white. I know people may hate me for painting it....but we love it.

I have a Vessel sink in our main bathroom and it is just my husband and I ….. the water splatters over the sink if the water is on full force….good thing I used OUTSIDE PAINT on my shiplap walls. I adore the look, but always wiping water off my 100 year old barn wood counter top ( it is sealed with a high grade water protector…but still I want it perfect forever LOL ) We have a downstairs 1/2 bath which is used 98 % of the time by us. Your food always looks SO GOOD ! You amaze me !

As a landlord for the past 20 yrs I would encourage someone to flip a house and invest in a portfolio rather rental properties and the issues associated with tenants. But this is simply my experience and opinion. Love the fencing it looks really pretty.

Our daughter and family sold their house last year , bought an RV and traveled. My granddaughters are 13 and 15 so a good age to travel. My daughter has home-schooled them for 6 years. And my Son in law works out of home. Or RV he is an IT. So now they are finally back in Iowa. I missed them terribly. They can not find a house to rent all around the area. The prices to rent are as high as owning. So I thought I would share this with you. Looks like they will be living in the RV for a while. Good luck with your shopping for a house. We had an old house many years ago and we also liked the look of the brass and porcelain fixtures for the sink and tub/shower. But just a warning...The porcelain has a tendency to crack easily. We replaced ours numerous times and they always cracked eventually. it got expensive! We finally just did the same style but all in brass. Hope you have better luck.
Could you put a built-in cabinet or chest of drawers in the cavity behind the tub, but have it open on one of the rooms on the other side of the wall? That way you could make use of the space, instead of abandoning it. Just an idea.:D

So what if you were to have like a door that just you pull from the top and then it could be like a laundry shoot. You could have a laundry bag in there and then just pull it out so you would still have use of it. Like something like that or maybe store toilet paper or whatever something that you could easily just reach out to rather than have to open the door to get to just an idea

If you ever need more storage space in that bathroom in the future, just make that closet floor a false bottom. You could put tons of stuff in there. That's where I'd store my bulk orders of liquid Castile soap, vinegar, flour, etc.

May I suggest that your husband put some type of brace for the under mounted sink. Many of us in our neighborhood have had undercounted sinks drop. Just a suggestion. When ours fell it cracked our granite which had to be replaced.😕

You could always figure out a half wreath on each side of the fence - so when it is closed you'll have the full wreath look!

I would suggest painting the wainscoting white and he top half of the wall green
One way you could use the bottom of the closet is by adding a laundry bag or hamper to the bottom.
