I’ve just found your channel and I just want to say thank you for taking the time to make these videos. The way you explain things is so clear and detailed. Also, I was wondering if you could make a video on the eviction process from the moment you have the deed, to the moment you evict the occupants. More specifically the different avenues one could take to achieve said eviction. For example a cash for keys agreement and what that would entail, or if that fails, how long it would take to get an eviction through the courts and all the stays the occupants could file to prolong the process, things like that. I think a video like that would be extremely valuable since I find bidding on occupied properties extremely frightening.
I've been trying to do a video on eviction for a while, but the challenge is addressing all the different rules for different areas. Each City, County, and State has their own eviction laws and they can conflict.
It drives me mad. They have an expectation for all rules to be broken for them.

Thanks for the videos, learning a lot. Question: Shouldnt the survey and title search be done BEFORE bidding? What questions should you ask title companies to get a thorough search? It seems like they work in tandem w attys. Is this always the case? Thanks. I'm learning a lot.

If the property is sold as “sight unseen” and someone is living in the house, is there any way to find pictures or the layout of the house? Is there a way to get the “home / builder plans” for the house or if any work has been done with permits ? If so, where do we get them?
Almost all properties ar sold sight unseen and require due diligence on the condition. You can see if the property was ever on the mls or zillow and had pictures posted. Getting information on permits depends upon the village/city.
Typically an IRS or State Revenue lien attaches to the individual who owned the property, not the property. There can be exceptions but you can typically expect them to be wiped out by foreclosure.

Do you have a video about if going this route would be beneficial for first time homebuyers? I get so frustrated every month when I make that rent payment, knowing my homeowner friends in our area pay substantially less per month for their mortgages, even with costs related to home ownership! The rental market in our area is just so inflated. But it's taking forever to get any sort of down payment saved up, and there aren't FHA loans in our area, and we don't qualify for VA loans. My father-in-law is retired Navy, but other than our USAA renter's and car insurance, we don't see any benefit where home ownership prospects are concerned. I'm just doing some research at the moment to see if there are any options other than trying to come up with a $30-50k down payment (we just had our second and last baby, and only have about $5k saved up so far. Neither of our parents are in financial situations to help us out, and we have no well-off relatives, either, so borrowing from family is not feasible for us. That's what most of my friends or siblings who married into wealthier families have done, and is why they are home owners in their 30's have done to be able to be homeowners). It just feels like the American dream of home ownership will never be attained for us, and I'm starting to get discouraged. My husband and I are hard workers, and are getting tired of not building any equity. Any advice would be to appreciated!
What if your listing is wrong? They listed my property in active auction and we have worked with MIHAF and got approved. The mortgage company said they postponed the sale. MIHAF has assured us that we will not loose the house. We are in Michigan. Auction is due to end in the morning. What do I do to get this removed?!?
I have a strict office policy if a client shows interest in a property, we do not bid on it personally. I've never had an issue with Realtors competing, they just want to get paid.

I am looking at a house and have some my due diligence (title and lien search, driven by several times, talked with neighbors who confirmed people lived there until a year ago). The owner is a real estate agent and I can see from her pictures online that it was her actual residence home. She is now renting another house nearby based on her mailing address. Should I have the tax assessment number in mind when bidding?
You can certainly afford to pay more if you plan to occupy yourself. Just know you still need to pay with cash and can refi back out immediately after closing.

I've found a property that's going up for sale in a sheriff's sale. It's a commercial property and is a tax sale. The sale was postponed, likely due to covid. Is it possible for me to purchase the property before the sheriff's sale or is it one of those things that once it's designated to be sold at sheriff's sale it has to go to auction? If I can purchase before the auction, who should I reach out to?

I would NOT rely on their valuations. You need to do all of your own valuations on the property.

A sheriff sale and tax sale are two different things. The ability to buy before sale depends on the area and local rules.
