I've been watching your videos for over a year and my closing is scheduled in two weeks! As I first-time homebuyer I feel so educated and knowledgeable when I walk into things and hear a semi-new term/phrase - I just think "Yup, I learned that from Shaheedah!" I've also been able to ask informed questions like "Is this a par rate?" I had one sneaky lender try to get over on me by only disclosing the cost for points AFTER I asked directly (I did get three lender quotes like you recommended). Great information. Your closing attorney presented a wealth of information. He clarified everything I read in home buying books. It would seem that every part of the home buying process comes with a bunch of details that the realtor is familiar with, but the buyer is not aware of. Thank you for simplifying the process!

Your videos are always right on time! You’ve literally walked my husband and I through our home buying process lol. We close on June 30th so this was very informative. Also, is it possible for a lender to use the same credit score and report they pulled from a preapproval during closing? I had an old collection sold and placed on my credit again and it affected my score. But I reached out to my loan officer and she said the credit info they have is good for 90 days so I shouldn’t worry about it.

I am pretty sure they are allowed to pull it again, but look to the lender for guidance since he knows how they operate. They can also check employment up until closing, so if you have any employment changes say something, particularly in this environment when job are furloughing employees. Congratulations!!!

Yes, yes and if there is a negative change in credit score they can deny you loan approval. You financials need to be the same or better as when they initially pre-approved you.

If I want to read everything word for word it'll take hours and a real estate agent said the attorney will go over it to make sure everything is good, but I don't trust that. Is there a way to read these docs before closing day so I can not feel rushed in reading??
You can ask for a copy of the documents ahead of time. If they tell you, you have to wait until closing day, push back and let them know they can schedule for a longer closing time or give some items to you prior.

He is real estate attorney that specializes in closings. Our brokerage has several preferred attorneys and most brokerages do, so I would ask a real estate agent what attorneys they recommend.

For Closing Disclosures, a business day is defined as all calendar days except Sundays and the Federal public holidays The Closing Disclosure must be provided to you at least 3 business days PRIOR to loan consummation. And it is days and not hours. 3 full days.
Yes, I still recommend it. You never know if the land the home was build on will have title issues. There is a big case that an entire subdivision was build on land that was not properly sold by heirs. I always recommend that my clients get it. Typically they do not represent both sides. It really depends on the state. But if you want an attorney to represent you at closing you can get one, but the closing attorney usually represents the lender and the usually the buyer pays...but who pays can be negotiated.
Its another level of protection and the lender will be getting a policy that you are paying for so buying a owner's policy at closing will be less expensive. I recommended it, also it covers who ever owned the land prior as well.
OK so I’ll be getting a job offer by the end of the week a couple of them my job just told me I was terminated last week. The closing is in about two weeks. Once I get the offer I’ll tell them what happened they actually terminated me because I change my phone. What do I do The new job is in the same field with approximately $1.75 more per hour
Start the new job asap,tell them you need to start because you are about to buy a house, tell your agent so they can talk to your lender. If you are already through underwriting and did your verification they may not ask but they can call your job up until the day of closing to verify you are still employed.
It depends on if you need one. Most people close without having their own attorney. States either require you to close with an attorney or a title company but they are representing the lender and not you. If you have a complicated transaction you may want to get you own attorney but typically it is not needed. New York and New Jersey do require an attorney review.
I had a client move from California and she can 2x. She made the offer from my preview of the property, my video and online pictures. She came during the due diligence period to see in person and she came back for the closing. That may work for you.
I need your advice. I applied for a mortgage with Quicken loans today. My credit score is 720. I receive disability benefits and I do not have anything saved. I spent money cleaning my credit. After I did the things Quicken wanted they still would not give me a pre-approval letter. I don't think the loan officer even remembered our conversation. He said unless I had $6000. I would not receive that letter. What should I do?

@@1stnamebr406 I am a homeowner now. I did not go with Quicken loans my rep felt shady to me. I was approved for $120,000. I couldn't buy a house with that in VA. So, I tried to go back work for 3 months. You will not loss your disability while you are working. There is a program called trial to work through SSA. I got approved for $300,000. You sholuf apply to your state's downpayment assistance programs but be mindful of how much money you make because they wil add you disability and your projected income and you may not qualify because you make too much. That happen to me, they projected income that I had not made knowing I was on SSDI and may income could change.
Please watch my closing cost video, you can finance the 1.75% fee for FHA and if the seller raises the price you can get a higher seller contributions. But in general no you cannot.

Try another lender, you should get at least 3 quotes. If they are all saying basically the same thing then it is probably valid.

Depends on loan type and price of home but estimate at least 3% of home price. So $100000 house - $3000.
