I agree with your assessment of the Van Halen albums! But the Fair Warning album can easily rotate within the top three! Very good commentary. Thank you, brother !
Most guitar players will say Fair Warning and me too! There’s a song on that album that’s been sort of forgotten in favor of Unchained or Mean Streets and rightly so. But the song I’m referring to is When Push Comes To Shove. I didn’t like it at first but boy has that song grown on me. It’s packed with all kinds of good stuff including at the start of the song, a cool little rant from Dave complaining that it’s cold in the room, asking if a bottle has anything left in it and asks for a cigarette. Ed does some nice volume swells with controlled feedback. The lyrics are cool but the best thing about this song is the solo by Ed. I think it’s one of his best ever. It sounds angry and rude. Ed says it was a first take solo. I’ve tried to play this solo for years but it’s too tough. Dweezil Zappa has also said it’s one of Ed’s best solos ever. It’s a moody song and Dave does a great job creating that moody atmosphere.

Fair Warning is the hardest album to rank. Those three songs are all way, way up there. But the rest of the album is sort of meh, at least relatively to their catalogue.
I'm 58 so I grew up with it which is funny because I'm more on the Sammie stuff, I do have to say one song that really gets me as one of their best is DOA love it and think it is perfect.
