    Thanks for the detailed video. You didn't cover the Boulevard - Dublin community which has townhomes by Brookfield Residentials. Are they a good purchase ?

    Hello Spencer,
    Very informative videos.
    I am interested in Townhomes. Many of the new Townhomes in the Bay area are listed as "Townhome style Condos".
    Is there any advantage to considering a "Townhome style Condos" over traditional condos (which are typically in a single floor)? Do they appreciate better/have better resale value?

      Glad they are! There are some nuisances. The main reason they say this is because you see a lot more Tetris style stackers that have one unit above another but is a townhome style as in it has stairs inside the unit. The total height may be 3-4 stories tall depending on the style.
      Given these are much newer of a design method (last 5 years) there isn’t too much resell data yet but the fact that these communities are still selling quickly and for what they are going for, shows it’s still a popular design. Because these don’t have elevators, their HOAs tend to be lower too but the downside is a whole bunch of stairs!
      It’s a personal preference but I would say they would appreciate better than single level condos but less than older townhomes that don’t have neighbors above or below you

    most of these are $2-3M + at that price point why even bother with a new home? you can literally get a old home rebuilt with good school districts

      Few reasons. Many people do prefer the new finishes, open layouts, and lack of bidding. You are correct. New construction is around 10% more than neighboring homes in an area so there is a premium for those benefits

      The Bay Area is pricing too many people out; It would be better to live elsewhere .

      @charlesmosley5691 plenty of options for everyone throughout. These are new construction homes which is limited due to lack of big spaces. Search preowned and own instead of renting
