I lived in Ojai for 21 years. To me it is the most amazing, magical, serene and friendly town I’ve ever lived in. Utterly beautiful and peaceful and full of friendly people. I raised all my children there and it was such a close nit and safe community for them to grow up in. They still have many of the same friends from when they were four years old. And yes, the hiking, bike trail, restaurants and Farmers Market can’t be beat.

I grew up in Ojai and lived there until I was 20. I would have loved to have stayed there but there aren't a lot of jobs and I had to move to go to college. It was fairly affordable to live there in the late '60s and '70s but now it is out of control. One of my friends recently sold their parents home after they both died. His parents bought the home in 1960 for $22,000 and they sold it for over $800,000/ The needed major renovations yet it sold almost immediately. The town has a totally different vibe on the weekdays compared to the weekends when all the tourists come in. I still have a lot of friends that live in town so I visit occasionally. If I somehow become rich I'd consider moving back.

thank you. You answered every question. The only think I can afford is a mobile home, and that is if someone will finance. There seems to be a big dispute as to whether it's a good investment or not. I can only afford reasonable investment at this time, but LA is killing me.
Thank you for the kind words. As an appraiser and real estate agent, I have been able to really analyze manufactured homes (the new term for these types of homes) as an investment. While manufactured homes sometimes do not increase in value as quickly as a site built home (regular house), they may still be a reasonable investment depending on where you buy. The reason behind this is because many people are looking for a home that they can afford. Also, If you own the lot in Ojai, then a manufactured home can have similar value to a site built home (with variables). This is because the land is so valuable. Also, manufactured homes in this area tend to have been added onto. These additions, however, can affect if you can get a loan to buy the home. If a home was added onto without permits and not up to HUD standards, then you won't be able to get a loan. 55+ communities and also manufactured homes on small, owned lots are also options that can be good investments. The big difference is you are not paying a high rental fee for the land. There are a lot more factors that play into whether manufactured homes are a good investment. So true everything what you say about Ojai !! I miss it so much but I will never by available to buy a home in there . I left ojai in 1994 and move to Oberlin Ohio I have a beautiful home in here. I will go back very soon to visit ojai

Air gets stagnant and when the orchards start spraying their pesticides. Best to either stay inside for 24 hours or to get out of town. Because it gets really bad. You get a lot of air drift. So, a field that gets sprayed. The pesticide could travel several miles away and not dissipate very much.

There are some affordable housing homes in Ventura but we are still looking in Ojai. However, affordable is all relative., those homes are larger but still selling for the mid $500,000. There are some other programs that have more to do with the lending side that are around. We will be talking about one of them with a lender soon.

I grew up in Ojai. One thing you guys should mention is the lack of ethnic diversity in Ojai. According to the latest census bureau statistics, over 85 percent of the population is white, and only 0.55 percent are black. The second largest group comprises of Latinos. We were a Sicilian family, and we felt somewhat marginalized there due to the cultural differences. In short, Ojai is a very white community.
We appreciate you putting up this comment. By law, since we are real estate agents, we are not allowed to comment on demographics of an area. However, we do recommend that anyone who is looking to move to an area do that. Some communities in Ventura County are not as diverse....(fill in the blank) as others.

I lived in Ojai for 14 years, raised there as a child. Couldn't wait to leave. Yes it's beautiful, yes it's paradise and you kind of know it living there, but there are not many opportunities to find a good paying job unless you work in ag, oil or tourism. Also, I wouldn't dream of raising my kids there, pretty boring for young families.
It's not boring honestly, I've lived in ojai for abt 10 years and it's not boring if you explore and find good secluded and easy access spots, you don't really have to have money either all you need is some friends and creativity and ideas abt things to do it's not all just tourism

Building Tree forts, BMX bike riding everywhere, skate park. Surfing in Ventura as well as riding horses or ponys...There was and still is a ton to do as a kid...Did you not have friends as a kid? Or were you one of those "inside" kids?

Yes I was a bored little kid when I grew up there. Ended up being a convicted felon by the time I was 14 years old. 😂😂😂😂😂😂
I was stalked, terrorized and harassed by the police in Ojai for 27 years until Sherriff James Fryhoff put a stop to it. Why? Because I asked a deputy's mother to stop honking her phone early in the morning, as I had guests who complained to me. The mother of the deputy said, "I'll honk my horn any damn time I want to." I told her that I would complain to authorities if she continued. She said, "My son is a deputy sheriff and that if I wanted "some serious trouble," just go a head and complain. She was true to her word. Ojai is not exactly like film "Deliverance," but a close second. I have been followed by police, had spikes expertly put in tires so had dangerous blow out on freeway (or as the Oxnard service station mechanic said, "Lady, someone's trying to kill you. This spike is designed to blow out at a high speed"). Also, I was called by the deputy's brother asking for "some action," followed to pay phones (remember them?) and approached by officer who got out of his squad car, approached me and waved coyly as I tried to make a private call, followed to work, car damaged at work, messages left on home phone that were sent to husband's office, followed to three different homes and drive-by horn blasting, followed up to Krotona, followed in Meiners Oaks-block by block, laughed at by former assistant chief of police when I tried to get the accident number report when a drunk hit my car in Von's parking lot, ambulance called for me because I sustained a concussion, according to ER doctor. Former assistant chief laughed, told me they didn't register this little "fender bender." My back was damaged. When we first came to Ojai, we rented a place in the East End. When I went to work, the bored and pregnant landlord's daughter (a local physician's wife) was entering the home. When I left her a note inside the house telling her to stay the hell out, her dad, the landlord called and said she was just checking on the dog. Every day? Weird. When we moved into our own home, did a bit of renovation a neighbor knocked on the door, stepped across the threshold uninvited and said she wanted to see the renovation. I told her that I was not prepared for visitors just yet and saw her out. She was highly insulted. The deputy's sister summoned the mob and they came in droves, blasting horns at all hours. I begged my ex to move for five years. He refused. We tried to get a restraining order, but failed and he and the lawyer failed to tell me that if we did not prevail, we'd have to pay the other side's attorney expenses. My ex lost his cool in court. After all, he too was followed, ticketed and generally harassed. We even had an officer tell the judge that he witnessed their trespass, and issued a summons to the deputy's brother for blasting noise violation. The DA dismissed, refused to prosecute, but when I accidently left my radio on to a classical station one day, I was issued a ticket for a misdemeanor, had to go to court. The judge reduced the charge to an infraction and fined me a minimal amount, even asking if I could pay that. After a long conversation on the phone with a friend about the film "Star Wars" about how Darth Vader is the example of a corrupted cop, a man dressed in a Darth Vader outfit showed up at my work, asking where I was. He was shown the door by a couple of young men who were told some weirdo was looking for me. My phone was always clicking when I used it. Finally, two officers came to my home to ask me to describe the officer who followed me, stopped me when walking, followed me to the gym and watched me swim. After the deputies left, I got drive-by horn blasting for two weeks. Then...nothing. Phone calls stopped. Only last Thanksgiving I told Sheriff Fryhoff I appreciated whatever he had to stop me being the plaything of the good 'ol boys in Ojai for the last 27 years. Each time I contact him there is a blow back in the form of drive-by horn blasting. This is right out of "The Crucible," or the Maccarthy hearings. These are not men. They are boys with badges. Believe it or not, I strongly support the police and I think the de-fund the police movement is the stupidest idea that ever came along. But, the cop and the mob who helped them should be in prison for violating my fourth amendment rights. I am satisfied with what Sheriff has done to protect me from these idiots. There are bad and corrupt cops, but there are also heroic ones and ones who simply do their jobs with calm and patience, and sometimes at great cost to themselves and their families. If you are new, I'd say, "Take care" or as the Latins say, "Curae." I have met a new comer who said her neighbors are nosy and competitive" and to her I said, "Take care. It can be a vicious little small town."

Thank you for the hug. I've not gone really public and tried to work within the system. I am afraid to go public because the primary officer is a member of a SWAT team. Sheriff Fryhoff has so far kept these dogs on a leash. but I worry about what might happen if he is voted out. I will speak to him about this at some point. The officer and his family are a nest of snakes in this town. I think they would kill me if they thought they could get away with it. I'm seventy-nine and this has been going on since I was fifty. These are really small town, as in small and narrow and bigoted hypocrites.

Ojai cops still act like this, I'm brown and never see myself as a victim but ojai cops always make me nervous when I'm driving. I knew a guy who got pulled over 9 times in a short period of time and each time it was for bullshit
