    Love, love, LOVE that they preserved most of the interior prewar features -- baseboards, moldings, bathroom features -- and that they kept the original layout, and didn't just knock all the walls down and make it a giant, generic "open concept" Millennial box. This was really nice.

      @@j.kristineemmonsyes, used to have it shoved down our throats that open floor plans were a must but it’s actually much harder to heat them and keep them warm. Maybe a smaller open living space makes sense, but on a larger scale I think it would make more sense to have compartmentalized rooms for heat retention, idk.

      Yeah, it sucks when there's a housing shortage, cuz people are getting away with violations, but really, all of these dangerous buildings need to get shut down, and owners step up their games, ASAP. If they can't afford it, then they shouldn't be owning to begin with. I'm just wondering if that building was owned by the housing authority. It's horrible that the city's own buildings are some of the biggest offenders themselves. But no money for that. Send billions for migrants, because, you know, politics.

      That was crazy! It was a blessing no one was hurt or killed in the partial bldg collapse. Idk how only the corner fell off. I hope folks were allowed to grab some essentials before leaving.

      @@j.kristineemmons The city ends up owning buildings because greedy landlords won't pay their taxes. They end up in R.E.M. and that's after a many years, sometimes decades of landlords flouting their responsibilities. The city comes in as a last resort. NYC don't want to own a building that they aren't getting tax payments for . The best case senario is they fix the buildings and turn it into an HDFC. And the city isn't sending money anywhere for migrants.

    So, your mortgage payment will be approximately $3000 - $4000 per month (@5% and amortization dependant) plus $2000 for maintenance. Holy cow, that’s a lot money!

    I live in a 121 year old apartment in Europe that I bought 5 years ago. My monthly fee is 85 dollars. The rest is paid by the rent from store fronts (3) connected to the building.
    It’s in good shape. In my country, you have to worry more about how the new builds are built and will last 😊❤

      I had a friend in the Netherlands who his job was they figure out the maintenance to keep up the buildings so they don't get so bad you can't fix them

    I'm buying an 84 year house. It's built so solidly, the inspector said he spent extra time trying to find something wrong with it. (There was a wasp nest and the bathroom sink doesn't have a plug.) It's been well maintained by the family. The floors, ceilings and walls are all hardwood. Give me 1940 any day over a new build.

    Great video, but you could have explained a bit more about how a co-op works. They’re very common in NYC but no so much elsewhere. The big advantage is that when you “buy” a co-op, you become a shareholder of the entity that owns the building, along with the other tenant/shareholders. In addition to in-person interviews, the co-op will check your finances to make sure you are easily able to “purchase” the unit and cover the maintenance fees (which are set by the board and open for review by all tenants).

    I live a couple of blocks from that apartment. It’s a prewar building but I am not worried about it collapsing because we pay to do this thing called pointing every, I believe, five years. The outside of the building is thoroughly inspected by professionals.

    Very charming, old school, apartment in an old building with character. I love the lobby with the old mailboxes and old fixtures. That basement, with the laundry is very clean, bright and immaculate. Great roof, with the seating...potted plants and views. You can't beat the price for NYC.

    The price is reasonable for the eastside of Manhattan, but the monthly charges of $2,000 is a dealbreaker for me. The kitchen in my opinion needs to be gutted and redone. That stove with the butcher block cover is a fire hazard, including the fact the oven is enclosed in a cabinet. Ovens get hot when in use, they should never be enclosed, including the microwave in the upper cabinet. Also I would want a full sized refrigerator.

      in all manhattan coops it is the same story... Only real owners have small european style monthly fees around 300$ for 100m2. coops are scam.

      Full size built ins are ridiculous in such a small kitchen, they could do 2 burners and give you more prep space, also convection oven ares much more efficient. The building looks wonderful.

    It's nice that apartments like this still exist. Some times maintaining the character of an apartment is better then upgrading the apartment. And now I know what wonder woman does when she's not fighting crime. She's teaming up with cash to sell real estate.

    Maintenance fees are killer, not to mention becoming acquainted with the financials of any project(s) within the condo that the building plans to implement, the building's budget, rules, etc. However, it is a beautiful apartment.

    At 100 years old, it’s bumping up against the end of concrete’s lifespan. You’d want an engineer’s study of the foundation - is it concrete or stone? How is it holding up? Also, when was the last time an electrician thoroughly checked the wiring? Is there still some knob & tube lurking in those walls? I recently briefly considered a charming old apartment in a different city, but decided it was too great a safety and financial risk.

You know things like plumbing and heating maintenance and upgrades, painting, janitor service for the common areas. The list is long. It's like owning a home, you need cash for constant repairs and maintenance.

      400 sq' for $485k is a "reasonable" price?? In what reality. No thanks when 2,000 sq' and a 1 acre yard can be had upstate NY for $200. Visit the city if you must, but live elsewhere.

    One thing people that don’t live in NYC don’t take into consideration is cost of transportation. No need to own a vehicle (depreciation, repairs, parking, insurance).

      To be fair, I would wager most people in NY pay more for transportation then people who own cars elsewhere. A 30 day metro card is $132, plus any additional cabs, citibikes or ubers you end up using. I own a car, an pay about $50 a month for insurance, $60 for gas and lets call it $100 for depreciation (this is high, but I don't buy new cars, but prices are higher now). When I bought my home the mortgage was $1400 a month for 15 years, the house would be 50-100 higher now, so we will double it to $2800 a month for a 15 year mortgage on a 2000 square foot house (that is probably close to average in TX). So, add in the $210 for a car, and we have about $3k for a property 4-5 times the size, for less then half the price (my house was 31 years old when I bought it). Realistically the house was cheap enough, I paid it off in 5 years, now I just pay property taxes, which is about $4-5k a year.

      It has been on the market for over a year. The maintenance cost should be half of what it is, I imagine that is what is keeping this on the market.

      Do you know what it would take for that block to catch fire, it.could.take 8 hours for that to.catch with a gas cooker flame also it would seriously smoke first setting of the smoke alarm, the cheap ply wood door on the front of the cooker is another matter though

    Place is very nice.I heard her say that there was no additional fee for the amenities, but. What about monthly HOA fees for doorman etc. because asking price for unit was something I can see many of us being able to pay. Neighborhood was lively. Enjoyed this video Cash.

    Nice. You are getting closer to Turtle Bay - UN town. Lot of embassies. As you witnessed, it is very charming to be so close to "the city" yet such a residential and active area, where people *live*. I moved first to Turtle Bay 9y ago - I was lucky to land a 1895 studio apartment on the 300s E51; beautiful. There are bars with free popcorn, even. MoMa is nearby, 42nd, the Library, Bryant Park, CP, F E, downtown 15min train. It is just perfect, affordable, beautiful, eclectic, ... all the good stuff. Modern, active, high-middle-class Manhattan experience at its fullest.

    Only in NYC would they be excited about an ordinary apt. for an outrageous price that doesn't even have in unit laundry. And not to mention the HOA fees.

    Oh New York I’ve been there too bad it was such a long time ago. Thank you. One thing I did march the Macy’s Thanksgiving day parades three times, but not in consecutive years. All those were the days of my my younger years. I just hope New York itself can handle everything that’s coming right now and I have a feeling that it might get worse before it gets better. I hope my fears are not there but I believe that’s what’s gonna happen. Well, thank you for showing off a little piece of New York here and there and thank you for listening to me.

    This is actually a great, decent priced department in NYC. The mortgage + side costs would probably be even much lower than most of the rent for much of the other apartments shown on the channel.

    I think this is DEFINITELY in my top 3 FAVORITE apts that I've seen on your channel.
    If I lived in NY I WOULD LOVE to live in that building.

    I was born and raised in NYC, so there was a time this apartment would have been very appealing to me. But today I own a 4973 sqft home on 5 acres in Texas, and as much as I still love New York for various reasons, the thought of living there turns my stomach.

    God I stayed in the Bedford hotel on Lexington avenue in 1999 when I visited NY from Ireland its a great location the Chrysler Building was there to welcome me every day and Scottys dinner was where we had our breakfast I think its closed now before we set off on our expeditions ...happy memories....

    Greetings from So Cal. I've been enjoying Cash's videos (it's a nice little quick trip to NYC). Our prices for apartments are almost similar in the Los Angeles , Orange County and San Diego areas, (high 6's into the millions) but 485 for a nice apartment like that in that nice of a bldg w/ a doorman.. walking distance to everything and mass transit at your door, that place is actually a steal for the Big Apple. You have to have a car in So Cal, but not in NY which gives a person more freedom. This place will sell quickly.

    A great location and layout that's super efficient in its use of space!
    The over $24.5K/yr in carrying costs for such a small place is a bit of a deterrent.
    Still awesome crib, that's very convenient no matter where your office is located!

    Stayed in a hotel on Lexington few years ago. Preferred it to staying in Times Square on my previous stay. I was gutted that Blooms cafe closed down though on Lexington.

    That's a classic vintage apartment in a classic vintage building. A higher-end unit in a higher-end neighborhood, and for NYC the price ain't bad. The building fee may be outrageous, but you get some class for your money. If I were 50 years younger and had a decent job in Manhattan, I could be comfortable living there.

    I just love how NY lets buildings put up construction scaffolding to save you from falling bricks instead of making the buildings safer. I guess its better than the days of getting splashed by chamber pot dumbing?????
