It is not very often that an opportunity to own 1,320± acres of timberland presents itself, never mind a large tract timberland that has been respectfully owned and managed by the same family throughout four generations. But, between Wilton, ME and Weld, ME in the unorganized territory of Perkins Township, on Route 156 in Franklin County, that opportunity awaits! This expansive tract of land offers up a quintessential Maine landscape with its bold hills, boundless panoramas, babbling brooks, and big skies.
You can stand atop Lakin Hill (1,661') or Cherry Hill (1,826') to take in billion-dollar views of Webb Lake and scores of high peaks that make up Maine's Lakes and Mountains region, meander along multiple live water features, including Yeaton Brook and Bowley Brook, that account for approximately 10,000± feet of water frontage, or take in an unimpeded view of the cosmos under a pristine night sky. On this property, the opportunities are limited only by your imagination...this land has much to offer in the way of production and recreation!
As a long-term timber investment opportunity, this property is characterized by healthy specimens of sugar maple, birch, ash, and other hardwoods blanketing the property alongside softwood areas that are marbled with hemlock, pine, spruce, fur, and scattered cedar. While most of the property has been through well-planned harvests in the past 15 years, there are strategically distributed stands of trees in place for future cutting. These highly-stocked stands will provide excellent potential for asset appreciation from the timber resource.
Call Spencer Wood at (603) 568-2475 for more information or to see this land for sale in person.

That is a beautiful place!! So peaceful and quiet. I would love to have the money to buy this place and build an off grid cabin and have a nice garden.
Thanks for sharing.
What a property!! Beautiful part of Maine.
👍
It'll be nice when the trees grow back in 100 years
It will look great in twenty to thirty years. But yes, to completely recover... a lifetime.
Depends on what you consider 'nice'. Partridge do well in alders aged 10 to 12 years. Moose and deer benefit from the low browse and immature maples. Bears will get into the berry patches in the skidder roads which tend to last for 15 years or more. I get what you're saying, but there are some advantages to the logging.
Great looking piece of land
Some trees grow faster than others. Think outside the box or be a slave to your own mind
@@NHBackcountryGuideLOOK at it , DUDE! It looks like sh!t after its been raped, and the animals did just fine before it got FKT up.
Most people can’t see the potential I see. But in reality this has unbelievable potential. You can easily plant your own trees, and even chose only edible trees native or non native. Unfortunately growing trees will always take time but if you do it right 10-15 you would be mesmerized by all you could do and see. Geoff Lawton is a Permaculture genius and you could still do it in a way if you wanted to commercialize it to make money.
Thanks for sharing Daryn.
I was thinking you don;t show properties in western Maine and then you drop this video!
Thanks for watching!
Excellent property. You can just transform this into great outdoors by planning and plantings according to land. BTW good Bull bar on that pickup and good presentation 😎👍
Thanks 👍
I wish I had $798k to invest/buy. Lottery tickets, here I come!
Don't waste your money on lottery tickets, buy a smaller parcel of land is a better investment.
What trees someone swamped the hell out of all that land. Paradise if you don't like trees.
Bet you can't count them all.
@@lifestyleproperties I can't count the trees because the trees are gone showing only brush in the video. Whoever cut the land should be ashamed.
I feel sad that I will not be able to buy this property! I love the tumbledown Mountain area it’s also near Mount blue and old Speck Mountain.
Thanks for watching and sharing the info.
Maybe one is interested in a 'pool investment'?
All of the opportunities, and no way to take advantage. So i just sit here and dream.
Thanks for watching and dreaming. We hope they come true for you someday.
Whoever had this land logged it to the last branch leaving it barren land(Sahara). If you have extra pocket money, buy it and leave it for your grand grand children to harvest timber.
Thanks for sharing
The whole world is unorganized right now! Why should I move to a place with that namesake! Lol! It is a spectacular property.
Thanks for watching. The best reason to move to an unorganized Maine Township? Low taxes!

Beneath the hills and mountains when surveyed...Never Over Land !!
That means you Own All Mountains as measured by Base if Mountain ..Not Up Over And Down.
Like..if your mountain is 50 miles high....but its Base is only 12 acres across Base ...you own it as 12 acres of land mass taxable. AND as deep as you can dig into it ....Not like Tennessee and others where you own ONLY THE TOP 3 FEET OF SOIL
..AND WHEN THE STATE SAYS
MOVE!!!! YOU MOVE YOUR HOME OR LOSE IT !!
@@niacinberry5 Wow! That is great information. Thank you! I’m a few years away from retirement, but Mainers are the most normal common sense people I’ve encountered. Natives not transplants.
What is the asking price for this property???
Future timber investment. LOL
did you see the bigfoot at 1:33 ?
“Unmaintained town Road” does that mean the public has a right of way through the property? Can you gate it or have to leave access open?

That is a wind farm and there are rights of ways.
what is the price?
Go Dawgs.
👍🐕
Does the timber rites come with the property
Yes
You need to get a drone or someone who has a good drone. I’d love to see what’s all on the property. 30 years ago I bought some land in texas that has increased in value. I bought it for $13,000 it’s worth over $250,000 now I gifted that one to my oldest daughter. It’s a little over an acre. We’re king to put a mobile home and lease it out.
Thanks for sharing.
There were drone shots in the video, so I’m kinda thinking he has one.
What does unorganized township mean???
There is no local goverment.
any other other right a ways or atv or snowmobile trails that are public
Yes there is a right of way through a portion of this land.
@@lifestyleproperties can you post it on the area map Please
I’ve hunted that land 😀
Did you have any luck?
I DON’T WANT A MORTGAGE, I rather pay cash and be done with it because land is always resourceful.
Rates have really transformed the buying landscape because now buyers don't want the fixer-upper, they don't want to come out of pocket. They're saying, 'well, if I'm going to have to pay 6%, then I want everything to that.' And that's really the focus."

Thanks for watching
Has it Sold?
Yes
Still available?
Under contract.
mo than 3 grand taxes.......4 what!!?
nah.....i'am out!
For 1,300 acres.
It's all relative. I live in Los Angeles and pay more than 3 grand taxes for a house on a 2.08 acre parcel with 21 houses total (including mine) plus a jacuzzi and small pool. My taxes are even lower than my neighbors' because I have been in this house for many years. I looked and found a 174 acre lot just outside of LA for nearly 7 million - as of 9/2022; taxes are over 50 grand.
I am a homesick Mainer with a dream of some day owning land or a camp with some land back in Maine. I wish I could afford something like what I saw in this video. That land is just gorgeous.
Clearcut land for sale
Thanks for watching.
Thanks for sharing this property with us! Would the new owners be able to split the property up into parcels and sell them individually?
Yes we can
Oh. Look at the ugly windmills in the distance!
Thanks for watching.
"Logged in the past ..." judging by the almost total lack of mature trees in your video, it was cut severely hard and won't offer any reasonable amount of harvestable trees for another 40 years. Nothing but saplings and logging yards in your video.
Thanks for watching.

Thanks John
Why is the property called a plantation. Historically was it worked by slaves for some reason or another.
This should help. newenglandhistoricalsociety.com/the-history-of-the-maine-plantation/
