    Are you hinting that it's kind of risky to buy this year newly launched project now that developer already aware that based on 2024 performance and data stat, seems like market is recovering so they might take the advantage and upsell with the price they set for selling in projection for incoming property market boom already?

    I have a query regarding how the seller agreed to sell the unit at a lower price as compared to his SPA?
    I mean wouldnt this mean the owner now has to pay a higher amount on his capital gain tax?

    thanks Sean for this video. 15:01 how do we ensure that the rent will always stay at the same level for next 30 years? I had the worst experience ever with Royal Domain Putramas 2 where the rent fell from RM2.5k to RM1.7k over past 10+ years. Was this an outlier? It really gave me PTSD lol.. Given that condo doesn't age that gracefully in KL, and tenants can always flock to the next newer property in nearby areas, how do you have the confidence that the rent will not fall as condos age? thanks in advance

      27:09 i like the contrarian thinking! and yea i think i could have done more homework back then instead of just following the hype. if u have insights regarding that specific project, it will be great if u can share them. if not, nvm
      but yea im just wondering, does it make sense then to say that things that are hard to move over next 30 years will pretty much hold the rent (therefore the valuation), say schools, colleges..? anything else like that that u watch for?

      U can see new project getting smaller in size. Examples 400k 1250sqf old condo and 400k 950sqf new condo, people will calculate them what they need

      Small and new condo vs big and old condo, both are same price. So it depends on individual's taste.

      yes, old condo usually in very low density 200 units and carpark is at the low floor instead go round and round the ramp 6 times. Size also in 1300sf instead 700sf

    A good property is one that has rental that can cover not only the mortgage, maintenance fees, property taxes and repairs, it also puts money into your pocket by at least 30% of rental income. Anything less is not a good property. It is mass market property. To do this, you have choose not only a property that has excellent location, you have to do up the property such that it can stand out amongst the rest.

      @@jm0402 It's difficult to achieve, but it can be done. At the start it is the hardest, but once you go past 2 properties of this type of income, the rest following will get easier as you build your portfolio. My suggestion to all new investors is, if you want to start, start with the best possible way. Don't do what the mass market does.

      @@huzafah_ Look for properties with a disparity in price in well located areas. It isn't easy. It is if you are a hard worker. Look, it is really hardwork for a landlord to pay all the maintenance fees, mortgage, taxes, repairs and renovation and deal with tenant grievances. If you buy a property just to break even, who earns all the benefit of hardwork? It's the banks indirectly by way of interest cost. If you want to do an investment, make sure it puts a substantial amount of money in your pocket. Else, don't do property investment, just put money into bank deposits, bonds or US stocks, it will accumulate faster in today's high interest rate environment.

    So glad im abnormal and got exposed to iherng on youtube. But don't think i have the power to invest in property yet.
