    What protection do both parties have? If the owner has a mortgage on the property and defaults, is there a risk that the property will be repossessed, how can the leasee protect themselves? Similarly, if the leasee breaches the contract and stops paying the lease, what is the process for the owner to recover the property?

      Great questions!
      I do not know, but could the lessee pay the mortgage? For instance, instead of paying the lease rental to the owner, what about paying it to the mortgage holder? As Michelle said in the video, in this case, there was no mortgage. How about dealing with such a scenario in the heads of agreement, that in such a scenario, the owner will sell the property for well below the original desired amount?

      As for the lessee backing out, that should be covered by a break clause or whatever they agree in advance.

      There was no mortgage on this property. Aside from this all the details are tied up with solicitors.
