Hi Le Me, it is located in Skye Hills which is nearer than Skye Canyon. I saw the strip when I was at the second floor, somewhere it is visible because of the higher elevation.
Better wait until fed stops QT. I predict housing market will still go down another 20% by the end of this year / early 2024. We’ll see
Hi Oxi, good evening, thank you for writing your comments about the housing market. I both consider the housing market and the need for housing when deciding when and where to buy. Each person has unique financial and personal situation. Therefore, it will be hard to make an advise not to buy or buy at certain given point in time without anaylzing each particular situation and just by relying on the market.
If I did not buy a house myself, I could end up paying rent and not having rental income (I rent out two of my bedrooms in the house). It is unique on my situation because I needed a place where I could productively earn passive income and at the same time have a convenient location to reach the home I tour on my videos. It would have been costly for me if I rented. Other scenarios is that out of state buyers have monthly rents in those areas such as DC, California, NYC, and Hawaii, that are almost the same as monthly mortgage here in Vegas so it would make financial sense for them to buy a home here if they can work from home. Especially if the calculation shows that they can save on zero state tax, lower property tax and lower sales tax here in Nevada.
I believe we need to analyze the specific financial situation and home need for each buyer, rather than focusing solely on what is happening in the market.

Hello Anja! Thank you for writing your comments about the home. I sold my home in Maryland that has the basement with gym area, then I moved here in Vegas and bought a home. It is all good because the gyms here are open 24 hours and very much nicer with yogas and swimming pool in the gym. The gyms here in Vegas are super big compared to those gyms in Maryland. My home gym in Maryland is smaller but convenient because I can access it anytime during that time when I was living there.

Hi Tomi, sounds like a great plan you have there. There could be resale homes too in the future in that community with that floor plan. Usually it takes 2 to 4 years before a community is completely sold out, depending upon how the market goes. Right now, there are more than 15 inventories of quick move in on this community.
This could be my favorite house now.

Hi Joel, builders are much more flexible in terms of pricing and incentives, however, we have to make sure that we asked questions what would cause their mortgage companies to deny those incentives so that we are prepared in the event that the builder’s agent did not disclose all potential issues.

My neighbor bought a house for $650k last year. He lost his job at a tech company. His house has been on the market for 45 days. Nothing. The only bid was for $350k. He is running out of money. The real estate market is going to crash so hard.
Hi there, does his agent working hard on advetising. Some homes don’t sell because they have poor advertising, meaning they don’t reach a larger coverage or are not staged well or are overpriced. A lot of factors. I saw one resale I presented on the channel, it was staged well, it went under contract after 7 days. There are various ways to reach potential buyers and the agent should be working hard especially it is the buyer’s market.
The home is nice but all the theatrics is a little flamboyant and over the top. I’m dizzy watching your video with all ridiculous camera shaking … you are doing too much.
