You are in the city so there is far less but we had lunch here with the wife and children in the past and did not have any mosquitos. Of course there is products you can use. We have at our house a Bug zapper it's marvelous and it was P800.

Maybe the air conditioner is noisy and dirty, if the renter has respiratory problem, that renter is asking for trouble. This is good for younger people, not for older people, how about termites, rats and cockroaches?? Check first!!!

They are not discounted either a huge amount from the US either… People are not seeing value, and the location just isn’t enough to get a lot of people excited in the long term.
I didn’t open my window often in the Philippines…it was very hot. LoL I didn’t have screens…the bigger issue, the locks in the windows were very cheap and basically fell apart. Stick of wood was the replacement.

Absolutely NOT impressed by this. It looks like a DIY project. Unpaved entrance, the weird extra side building. Also, it's hard to believe the main building is only five years old. Already looks very dated. The aircon and the inside fridge are antiques. It is also a bad sign if the owner doesn't bother to get it into good shape and remove all personal items before renting it out for a very ambitious price. Based on your house-hunting videos and looking at marketplaces, Iloilo seems to be a challenging market. I am still waiting for the first property I consider a reasonable offer. The only exception was the native-modern style home in Jaro for 24 kk. You can find clean, modern townhomes everywhere in the Philippines that usually offer the best value for money. But I have not seen any of those in Iloilo.
The furniture needs thicker pillows,,, seems uncomfortable,,,,, mattresses are very thin,,,, i wish the sellers good look,,, the place seems to need work, before renting.

I checked the wood, as we ran into termites in the past and we saw no signs at all. They take very good care of the property even when it's vacant.
