    That's a nice big place. Way more room than I'd need but great for a family with children needing more room than what a family had in Makati where the cost of a 1 bedroom tower condo is about 70k php ($1250) per month.

    Nice modern rental home, Mike, and yes, that LANAI at the back is ideal for entertaining or as a multi-purpose family room. ... Some of your viewers are worried about mosquitoes because the veranda is not screened. Is that a potential problem? If so, how would you solve it?

      You are in the city so there is far less but we had lunch here with the wife and children in the past and did not have any mosquitos. Of course there is products you can use. We have at our house a Bug zapper it's marvelous and it was P800.

    Thanks for showing this. I would like to see more nice places like this one. Didn't see an aircon in the living room, and the furniture looks nice but probably not very comfortable. Older aircons in the bedrooms. Price seems reasonable for what it is.

      Maybe the air conditioner is noisy and dirty, if the renter has respiratory problem, that renter is asking for trouble. This is good for younger people, not for older people, how about termites, rats and cockroaches?? Check first!!!

      I checked the wood, as we ran into termites in the past and we saw no signs at all. They take very good care of the property even when it's vacant.

    Very nice home. This is the size I think a lot want. The condos on offer are not even close to what’s normal in the United States. They are not discounted either a huge amount from the US either… People are not seeing value, and the location just isn’t enough to get a lot of people excited in the long term.

      Every window including the sliding door to the house has screens

      I didn’t open my window often in the Philippines…it was very hot. LoL I didn’t have screens…the bigger issue, the locks in the windows were very cheap and basically fell apart. Stick of wood was the replacement.

      That's a good question, they are not looking to sell it far as I know. An empty lot this size is an average of P10m+ alone with no buildings. So I would guess these days P18m...?

    The price is high but...location location location...
    Here in Dubai you'd be paying $4000 usd per month...No kidding...
    The place is nice and so quiet...👍👍👍
    Something like that is a rarity too as it's sort of set up as a more typical (upgraded) house...

      This is in Iloilo so you have the Iloilo International Airport close by depending time of day 20 min drive and rush hour add 10.min

      Definitely on the look out to be showing $200 - $500 a month places. (P10k to P25k) it's much harder, I contact many but very few ever respond to my requests. Stay tuned very likely you'll see several in the next 7 days on here

    Absolutely NOT impressed by this. It looks like a DIY project. Unpaved entrance, the weird extra side building. Also, it's hard to believe the main building is only five years old. Already looks very dated. The aircon and the inside fridge are antiques.
    It is also a bad sign if the owner doesn't bother to get it into good shape and remove all personal items before renting it out for a very ambitious price.
    Based on your house-hunting videos and looking at marketplaces, Iloilo seems to be a challenging market. I am still waiting for the first property I consider a reasonable offer. The only exception was the native-modern style home in Jaro for 24 kk.
    You can find clean, modern townhomes everywhere in the Philippines that usually offer the best value for money. But I have not seen any of those in Iloilo.

    The furniture needs thicker pillows,,, seems uncomfortable,,,,, mattresses are very thin,,,, i wish the sellers good look,,, the place seems to need work, before renting.

    So much mould on the roof and walls. That's bad for your health. Plus is looks like a mosquito den so that's a no from me.

    The house looks a lot older than it is and the furnishing and beds don't look very comfortable no hot water in 2 bathrooms and the AC look very inadequate no real frig IMO not worth the money

    Nice place until you mentioned the price. Outside is filthy though, upstairs patio is disgustingly dirty so you can't even count that as livable space, school or orphanage right next door and no noise ehh? Much nicer places in the Philippines for 1/5 the cost. $1200 a month, delusional.
