Phil is one of the very few Realtors who will take us through the woods to see what the land has to offer! Thank you.
Thanks for mentioning that Steven. I love exploring the woods.
Another incredible real estate deal in the middle of nowhere. Maine might be the last place in the United States where you can get deals like this. An entire estate with a lake for 1,000 an acre! That's insane. The only problem is that you are in remote Maine, so self sufficiently is pretty important. The positive is that you are going to have good neighbors, and Guilford is a good little town. This place would be perfect for a very wealthy person with lots of resources or a homesteading family that wants a property with lots of resources. You could develop this property into a resort or homestead. Taxes are less than 800 dollars a year on a 240-acre estate with a lake. The taxes are so low it actually makes me laugh! The same thing in Massachusetts would cost millions of dollars and taxes would be about 250,000 dollars a year.
Phill, Great job! Is there a right of way to the larger parcel on the other side of the pond where you could cut a drive and get a vehicle in?
No there is not.
Thanks for sharing this Phil, great property at a great price.
Thanks for sharing
Just buy it folks and enjoy life!
Dang Phil! You've out done yourself! You had me at "beaten path!" Lol Beautiful property!
🦌👍
It's fantastic and so important for a buyer...that they can see you walking a large amount of properties as you do.
Thanks for sharing your thoughts.
Holy biscuits! Nice piece of land. 😎
Thanks for the like Phil.
Is the pond deep enough and clean enough to swim in the summer.
Whoa doggies! A mac daddy listing with the requisite top notch McPhail walk about tour highlights. COOL BEANS!
😊 thanks for the like.
I like it a lot but too much money for me but it's worth the price and it's nice being close to that many lakes . Within a half hour you have a lot of choices to fish.
Thanks for watching and commenting.
Love the property. How many properties with ponds do you usually see like this up for sale?
Not many. I got two available now.
I like this one a lot.
Me too. Wife said I already own enough😢
This is my dream plot!
Thanks for the like. Time to make that dream a reality?
Is it possible to finance land?
Did I read that right? only 252k. wow
Yes you did.
*United Country Lifestyle Properties of Maine* That would make an amazing hunting property, thank-you sir for taking the time to show us around. GOD Bless.
It sure would. Thanks for the comments.
How would one access the eastern side of the property "behind" the pond? TIA.
By foot along the southern end or by boat.
Nice property Phil. Thanks for sharing.
Thanks for the share.
Do you have any video of the brook itself?
No just the pond
Love it great job as always
Thanks
So does the pond hold any fish except the occasional trout? Would have been nice to see a little more of the water feature unless its pretty much just water and no fish.
Spotted sunfish and bass Sunday in the shallow’s near the road frontage.
@@philmcphail2228 how deep is the pond? Was the bass a small mouth or large mouth?
@@nottachance31 not sure of the depth my guess would be 4 feet more or less maybe more the state has not surveyed it. It looked like a smallmouth bass, but I didn’t have my polarized glasses on so I can’t confirm which one. I didn’t see the distinct lateral line from a largemouth.
Phil is a state of Maine treasure! What a tour guide and realtor!
@@philmcphail2228 thanks for the reply. Wish the pond was better for fishing. I would love to have my own pond on a big piece of land.
I see that you tucked in your pant legs; ticks eh?
Tis the season
I have not seen any in Guilford but as much time as I spend in the woods I take precautions.
What a hot mess. We had our 90 acres logged and it looks NOTHING like that mess.
Looks like they weren't finished. Wasn't there a big pile of logs in the background at one point? Perhaps they'll clean up that landing more before they are done.
What mess? You saw an acre of log landing and are making an assumption based on that. This property looks good on the ground. Come take a look if you are serious about buying land.
@@travelfeet then they should have waited before doing the video
@@philmcphail2228 From a first viewing, people are are going to see what the video represented.
@@travelfeetlast pile of logs is free firewood.
I like it...nice!
Glad you like it!
Sorry comment should be on the land not what you make( could be fake) on the market. Right now it is to bad so sad America keep your bank accounts separately from looking at properties I have others to look at that I don’t have to build
?
Is there anything Phil doesn’t know?
Plenty. But never stop learning.
