Hi Duke! That's a good plan! Actually malaki ang opportunity diyan lalo na sa mga OFW-owned property. Maraming OFWs ang nay condo pero hirap pagdating sa lease management. May nag-offer sakin dito sa Palawan to manage their property for them because they're overseas. Di ko na naaccept kasi dami ko na ring workload sa aming mga negosyo. Pero there is opportunity there. May malaking gap talaga na need mafill. As for the lease contract, wala talagang standard dito like the Ejari. So ang ginawa ko, ginaya ko nalang ang lease contract namin/Ejari and kinontextualize ko dito. So far I asked Atty. Barney Almazar regarding it. Okay din daw. I did a video on it din. Hopefully, magmature na ang market. Mahirap din na walang protection ang landlord, ganun din ang tenant. Madalas takutan lang nagaganap 😅. Anyhow, mabroooooook in advance! God bless your plans! 😊
Just to share po. Based kami sa Metro Manila, we are renting out one house and through broker kasi medyo mahal rent dun. Payment is one time every renewal ng contract. More than 3 years na samin si tenant. Meron kami pinapa rent apartment, ito naman binili namin property from a relative, existing tenant na siya, agreement na is online bank transfer. Actually, nagbigay na silamg PDC samin but may time na dahil sa Covid di namin ma deposit sa bangko. Tenant was kind enough to agree na online transfer tapos as cut na lang mga PDC. A condo unit in Pasig, handled din by a broker. Nagkaron lang ng problem, supposedly, PDC but naki usap si tenant na pay in cash kay broker, si broker magdeposit samin. Ang cut ng broker, every renewal ni tenant, one month mappunta sa kanila. Malaki siya kung malaki yun rent but sobra hassle free for owners.
Want to ask you about 2 things , 1. What are reliable Construction company in angeles city ? There is recommended pipe size for small hotel rather than home use ? Thanks 🙏🏼
Hello po gusto ko rin po magkaron ng rental business someday, ask ko lang po if may idea kayo magkano magiging gastos sa construction ng 2 storey apartment po na 100 square meter na may 4 units sa baba at 4 units sa taas, with approximately 25 square meter each unit po. Ask ko lang if may idea po kayo kung magkano pagawanpo ng ganun kahit d sobrang elegenat finish yung saktuhan lang po. Thankyou!!

Plus hindi lahat mauupahan lagi.. meron time na mababakante yun ibang kwarto Syempre andyan na din yun mga masisiraan ka ng doors, lababo etc.. Tapos ngayon pandemic.. Mahirap maging landlord sa Pinas unless you do a background check. Kailangan may evidence na wla silang bounced checks in their bank history for at least 3 years. At kailangan direct deposit ang pagbabayad para sure na macocollect electronically monthly.
Direct Deposit? Eh paano kung hindi nila ideposito, wala rin bayad, ganoon din. Landlord ako, may nag-dedeposit directly, meron din kahit nasa kontrata na, pahirapan pa rin mag-diriect deposit.

Naku, I'm so sorry to hear this Stephanie. Ang hirap nga magpaalis lalo na bata pa mga anak niya. By law, hindi sila pwede bata-basta mapaalis unless three months silang di nakapagbayad and may ginagawa silang illegal. And even then kailangan pa ng due process. As to what process that is, hindi ko pa rin na-experience. Praise God! It's up to you what to do, I cannot dictate. Pero if I were in your place, since binaha sila, I think it's okay to extend some grace muna. I'll lend what I can if that's all right kasi dumaan sila sa delubyo plus may anak pa na maliliit. But if nagsobra-sobra na like after 2 weeks to 1 month hiram pa rin sila and wala pa rin gamit, then I'll talk to the Mom first so I can set boundaries. I will bear in mind to be gracious pa rin sa pakikipag-usap. I'll remind them na lugar lang nirent nila, hindi kasama mga personal naming gamit. Then if that doesn't work, I'll contact the company and tell them the situation. Pero wag naman sana mawalan work yung mommy. Ayun so far ang gagawin ko. I hope ma-resolve soon. Walang gustong bahain, wala ring landlord na gusto ng medyo difficult na tenants. But in this case hindi naman nila ginusto. I hope this helps. God bless your heart! :)

Hire ka lang ng Engineer/ contractor na may good track record. Madalas kasama na yan sa services nila. Or punta ka sa City Hall niyo, ask ka ng requirements, then kung kaya mo, sundin mo lang instructions.

Hi Felix! Nangyari ba ito sa iyo? Naku sana sana hindi... but to answer your question, ang Tenant po. Ang damages to your property must be shouldered by them. So what you can do is file a Police Report first so you have a record. Then get your contractor to estimate how much the repair will cost. Charge it to the tenant. Make sure you both talk about it. Ang lagi kong example, kahit sa mall kapag makabasag tayo ng binebentang baso, babayaran natin yun. 😅 Also, pls make sure you have fire extinguishers in your apartment that are working. Make sure your tenants know how to use them. Gawan ko pala ito ng video. Baka makatulong.

May i share lang po ako pati narin sa mga ibang magbabasa. Nagrirent din po ako at nangangarap na magkaron ng sariling apartment business. Meron kaming neighbor sa apartment na foreigner. May advance pa naman sya na rent. At na consume na nya ang kanyang monthly rent. Ang landlord namin, atat yun lagi sa bayad sa rent. Wala pa ang due date, nangungulit na. ang singil nila before makalipat, ay deposit, advance at monthly rent. Nangungulit din sya dun sa foreigner ng renta. Nag promise nalang ang foreigner kung kailan magbayad, at dun sa date na yun, yun ang date ng pagpakamatay nya. Napag alaman ng pulisya sa imbestigasyon na problemado pala financially.😢 nakaka trauma ang nangyari. Alam ko ang pakiramdam na alam mong di mo alam kung paano at kailan makakabayad at nahihiya ka na dahil wala kang pambayad pag sinisingil ka. May advance pa naman sya at di naman binalim sa nobya nya ang advance nung kinukuha sa kanya. Sinabi ko sa sarili ko kung ako magkakaroon ng apartment business, I will always make sure that I give consideration and understanding in short compassion sa mga client ko. Not just after money because Money can kill.😢
Kapag check po ba ang payment, kailangan ba bayaran agad ni tenant yung buong terms ng tenancy? Kunwari for 3 years term tpos 10k per month ang rental. Kailangan na po ba bayaran agad yun at once ung whole 3 years term through check payment? Thanks
Hi Felix! Depende po sa lease contract. Sa Dubai oo ganun. So kami halimbawa quarterly ang payment ng rent, we give 4 cheques. If monthly, ganun din. I'm not sure here in the Philippines. But it's for your safety na rin if it's a three-year rent as per your contract, issuehan ka na nila ng 36 post-dated cheques. Kasi mahirap kung sa Year 1 lang, then kukulitin mo na naman sila for the next year and then the next year.

Here in Canada, rental agents and even property managers take a cut equal to a month’s rent. They are paid by cheque from the landlord once the rental agreement is signed.

How about utility bills? Does the owner includes the utility bills from the payment or the tenant handles the utility (water & electricity) expenses

Naku, I'm so sorry to hear this Stephanie. Ang hirap nga magpaalis lalo na bata pa mga anak niya. By law, hindi sila pwede bata-basta mapaalis unless three months silang di nakapagbayad and may ginagawa silang illegal. And even then kailangan pa ng due process. As to what process that is, hindi ko pa rin na-experience. Praise God!
It's up to you what to do, I cannot dictate. Pero if I were in your place, since binaha sila, I think it's okay to extend some grace muna. I'll lend what I can if that's all right kasi dumaan sila sa delubyo plus may anak pa na maliliit. But if nagsobra-sobra na like after 2 weeks to 1 month hiram pa rin sila and wala pa rin gamit, then I'll talk to the Mom first so I can set boundaries. I will bear in mind to be gracious pa rin sa pakikipag-usap. I'll remind them na lugar lang nirent nila, hindi kasama mga personal naming gamit. Then if that doesn't work, I'll contact the company and tell them the situation. Pero wag naman sana mawalan work yung mommy. Ayun so far ang gagawin ko.
I hope ma-resolve soon. Walang gustong bahain, wala ring landlord na gusto ng medyo difficult na tenants. But in this case hindi naman nila ginusto. I hope this helps. God bless your heart! :)

Hire ka lang ng Engineer/ contractor na may good track record. Madalas kasama na yan sa services nila. Or punta ka sa City Hall niyo, ask ka ng requirements, then kung kaya mo, sundin mo lang instructions.

Hi Guillermo! Yes yes po, of course po ang renters ang magabayad kasi sila po ang gumagamit 😅. Unless nalang po malaki ang charge sa rent and included na siya, depende sa setup ng Landlord and Tenant.

Hi Felix! Nangyari ba ito sa iyo? Naku sana sana hindi... but to answer your question, ang Tenant po. Ang damages to your property must be shouldered by them. So what you can do is file a Police Report first so you have a record. Then get your contractor to estimate how much the repair will cost. Charge it to the tenant. Make sure you both talk about it. Ang lagi kong example, kahit sa mall kapag makabasag tayo ng binebentang baso, babayaran natin yun. 😅
Also, pls make sure you have fire extinguishers in your apartment that are working. Make sure your tenants know how to use them.

May advance pa naman sya na rent. At na consume na nya ang kanyang monthly rent. Ang landlord namin, atat yun lagi sa bayad sa rent. Wala pa ang due date, nangungulit na. ang singil nila before makalipat, ay deposit, advance at monthly rent. Nangungulit din sya dun sa foreigner ng renta. Nag promise nalang ang foreigner kung kailan magbayad, at dun sa date na yun, yun ang date ng pagpakamatay nya. Napag alaman ng pulisya sa imbestigasyon na problemado pala financially.😢 nakaka trauma ang nangyari. Alam ko ang pakiramdam na alam mong di mo alam kung paano at kailan makakabayad at nahihiya ka na dahil wala kang pambayad pag sinisingil ka. May advance pa naman sya at di naman binalim sa nobya nya ang advance nung kinukuha sa kanya.
Sinabi ko sa sarili ko kung ako magkakaroon ng apartment business, I will always make sure that I give consideration and understanding in short compassion sa mga client ko. Not just after money because Money can kill.😢

Hi Felix! Depende po sa lease contract. Sa Dubai oo ganun. So kami halimbawa quarterly ang payment ng rent, we give 4 cheques. If monthly, ganun din.
I'm not sure here in the Philippines. But it's for your safety na rin if it's a three-year rent as per your contract, issuehan ka na nila ng 36 post-dated cheques. Kasi mahirap kung sa Year 1 lang, then kukulitin mo na naman sila for the next year and then the next year.

Here in Canada, rental agents and even property managers take a cut equal to a month’s rent. They are paid by cheque from the landlord once the rental agreement is signed.
