► Hanao family update! We raised $12,116! The tenant is still in the family's home and it's been a process with the courts that have not been effective up until this time. The family has had enough and is now putting the home on the market and moving to Florida. They want to live in a jurisdiction where what just happened to them isn't possible under the law. They are very thankful to all of you who supported them! The money helped out tremendously with legal fees. The Hanaos and are ready to close this chapter and looking forward to moving forward. ► CLARIFICATION. This issue is complex as you might imagine and some things have come to light after I posted the video. 1. There are some programs available that cover payment for non-paying tenants such as the ERAP program. The thing is the tenant needs to prove Covid hardship and both the tenant and landlord have to fill out the paperwork. The tenant refused to do this when presented with the paperwork. 2. But now the Hanao family just wants the tenant--who works but doesn't pay, and causes lots of disruptions--to leave the home. They do not want to continue this relationship. 3. Many banks will allow for mortgage forbearance to wrap missed payments on the back of a loan. Freddie Mac and Fannie Mae loans must do this but some loans outside of this framework don't need to (from my current research). The landlords did not pursue mortgage forbearance since they want to pay their mortgage down, and since they live in the home they think this is the responsible thing to do. 4. What the landlords want is the tenant to leave since the lease is up and they no longer want him in their home. They are in court now trying to evict the tenant. Another court hearing was held last week and the tenant skipped it like the first time. A third court hearing will happen on August, 11th. 5. As of the last check the GoFundMe campaign has raised over $8000! This money will go to lawyer fees and back rent that was never paid. The Henao family is very grateful for all of you who have helped! They stated they have a renewed faith in humanity. I will keep the money in the Gofundme for roughly another 6 weeks or so since a video can take off weeks after being posted and I want to make sure that all people have a chance to help. I will let you all know when the money gets transferred to the Hanao family and will post something on my community page when all is completed. And lastly... this was all my wife Natalia's doing! She suggested we do this and she set up the Gofundme so all credit is hers. Thank you all for caring!

There are alot of small good honest landlords who weren't born rich, who immigrated to this country working multiple jobs, 16 hours a day for example saving to buy property. Property with legal renting with fair rental price and unfortunately got bad tenants abusing a law living for free and putting the financial burden on the landlord. This is a big problem because nyc has alot of small landlord and tenant rentals. The landlords need protection. This is coming from a poor in pocket person who grew up in the hood, who works at a minimum wage factory job but always make sure i pay the rent. I am lucky to have a good honest landlord. It is not easy to be a landlord, depending on the property . The taxes on the property is a hell of alot of money in NYC. Plus the mortgage, insurace, when things break responsible for that. Landscaping etc. To me being a landlord seems like a headache. But anyway this a important issue for thousands of mom and pop, small landlords that need protected laws for them with bad tenants with jobs living free in their property.

Im a good tennant. I paid my rent all last year. And when my job was put on hiatus for half a year, I looked for another job. It was $@ work, but my landlord was able to stay on top of her finances.

Unless the criminals can prove they are looking for work every week, they don't qualify for unemployment benefits in NY. How this tenant finds the time to do that when he "works two jobs" per the landlord, sounds a little fishy.

Well renters (young and broke and old and broke) and the working poor are likely the majority of the people she rents too so yes why would one expect any different. When I was a slumlord I used the renters as insurance and did not depend on them because I would have lost bad depending on them!!! But I was lucky enough to never have an income problem of my own. I have viewed a couple of your videos, but because of this episode, I'm subscribing you now. This eviction moratorium might be very helpful for some people in hardship, but those who abuse it should be caught up and hardly penalized.

I do have to say I blame the governor and the powers that be, and here’s why; Congress has already allocated $47 billion to help tenants and landlords. Only 3 billion has been distributed. New York was sent $2.7 billion, but almost none was given out.
So true! I lost my job in 2020 and submitted an application in the summer of ‘20 and never got a call back. There’s no number you can call to find out the status. I was on the brink of eviction but had a good landlord who worked with me. Eventually I paid back rent with stimulus and tax refund. It’s been a nightmare! Now my landlord is raising my rent by $60/ month and I can’t move because rent in other places is so high and they want your income to be 3x the rent amount.😕
We are in the same boat as these landlords. We have single tenant holding up 3 bedroom apartment and hasn’t paid rent in well over a year despite working and even at some points subletting the apartment. Would love to share our nightmare on your platform, this needs more awareness!

May 2020, my tenant, a dentist told me on video that they would use COVID to steal from me. 70,000$ later and the court is still protecting these thieves.

I'm small landlord with one 2 family house and my tenant has not paid since December 2019 and have multiple unknown people living in the apartment since Nov 2019. We gave everyone notice to vacate through lawyer to leave the house by April 2020. Haven't seen the tenant since Sept 2020 but the unknown people still here till today. My elderly father has depleted his life savings and we are in very very terrible shape. These unknown people have often left water running, they drive high end luxury cars like 2019 dodge van and 2015 BMW. While we drive 2007 Toyota and 1999 van. We have been destroyed by new york and federal govt by imposing eviction moratorium.
The road to good prospects is also sometimes paved with hell, do you realise how many people will become homeless during the COVID pandemic if they landlords sought out eviction?

Similar story in Boston. I own one rental condo and my parents also one condo. I've always wanted to buy more and kinda blamed myself for not doing it years ago. Today I'm relieved that I didn't and my our tenants, thank God, are really amazing and nice people. I can sleep well at night lol

For a few months last year Texas did an eviction moratorium. My landlord was so thankful to get rent from my family. We kept working through it all, but my neighbors with the same landlord actually got increased income for their total disability income yet refused to pay any rent. My neighbors don't work, had increased income, refused to pay rent but bought new cars. My landlord is an older man who is just trying to make it like the rest of us. My husband and I didnt really have an income change at all. It was frustrating to see my neighbors buy new cars and refuse to pay rent. Thankfully Texas got rid of that moratorium.
Why does that make it ok to rob the landlord? They show their true colours. Criminals. I hope that guy will get what he deserves. He should get prison time.
I'm still baffled how both houses, all kin, are all disabled and receiving checks. What are the odds of 100% of 2 houses being disabled so they can't work. 6 in one house and 2 next door. With a trampoline in the front yard. Amazing. Abuse of the system if I ever saw it. Food stamps, meals on wheels every day, the works. While my tax dollars that I work hard for pays for it. If you are truly disabled, or struggling and need food stamps for a little while I get that, but shouldn't be a career plan. One of them is 18 said she can't work because she can't read. Yeah, not all jobs require reading. I've worked in restaurants and washing dishes, mopping floors, etc don't require reading.

I dont think landlords are struggling too much. Property values are up ~20% this year. On a 300k started home thats 60k in a single year on one property and thats the lower end house value

You hear stories like this all the time. Tenants don't pay rent but come home with a new car. It's a shame. Once the moratorium ends there will be such a back log of cases it might take 1-2 years to go through all of them.

In Florida it's no cap on the amount of Rent they can charge you. Notice how the attorney mentioned Florida . Florida rental is pro owners and real-estate investors .

Thankfully there is no more nation-wide moratorium, but New York stupidly voted to have their own moratorium in NYC extended until January, 2022, at minimum. It's really amazing if you look up the population on google, of NY State, and you see it's been basically flat for like 60 years or something. Meanwhile the population of many other states, and the USA, has grown tremendously. This state is garbage and wants to piledrive itself into the ground, I swear.

ERAP requires landlords to take the money and keep tenants for 1 year or refuse the money and evict tenants but you have to waive right by forgetting rent owed! So loose loose situation for NY landlords smh
Property tax, Meloroos tax, mortgage, HOA, insurance, maintenance. If you bought a property in few last years your rent covers all those payments. If you are lucky you may have some profit. If not--- you brake even or may be even upside down for awhile. If your tenant doesn't pay the rent -- you pay out if your pocket for some one to live there. If you don't pay out of your pocket--- you loose your property....
I knew I wasn’t the only one thinking this, different times. My grandfather would have these roaches out one day and have a respectable family who actually needs help and fallen on hard times moved in by sundown.people nowadays work harder on how they can scam and beat the system then the energy put into being a responsible person.
I used to work at 311 and the laws for landlords have been crappy for years. I've heard some crazy things from both landlords and tenants. The worst I can remember was a woman in her 90s who was being victimized by her non paying tenants. I didn't think it could get any worse but here we are.
Here in LA I have at least a few close friends that have the same issue with their rented out properties. You don't have to be a PhD in economy to realize this will be the next trigger of real estate crash. Two things are happening at the same time - prices skyrocket and moratorium on evictions. The only question is where i the critical mass

In the UK - the law favours the tenant if they say: "I can't pay rent I lost my job" to remove them, means big court costs - otherwise, it is a long road and there are people who abuse that with their selfishness
Landlords are like cats...cats that can't be herded. They just don't work well together. There is a whole spectrum of personalities and they don't unite well. You don't find that in other groups...like people playing on a sports team or school clubs etc. I believe it is because each landlord quietly puts together their own plan.

NYC Landlord-Tenant Courts have been like this for over twenty years. Once the moratorium is gone, it will still take two years to get rid of the tenants.

If they chase the tenants away, at least, they could get tenants who would actually pay. If the government says tenants do not have to pay the rent, then they government should be paying the landlords a certain percentage instead or freeze the taxes for the landlords. So sad for the landlords.
Shazally yes, there are certain programs where the government pays a portion of not all of the tenants rent, however, like the owner in the video mentioned, that tenant must fill out the paperwork. My guess is this tenant won't fill out the paperwork because he has 2 jobs & wouldn't qualify. 🤯
if you are going to help the tenants I don't understand why you wouldn't help the landlords. You are essentially forcing landlords to bear the cost and pushing them into financial ruin.

Many people ( not myself) would suggest the junkie rogue tenant gets a knock on the door from a couples of really big guys who most politely advise him it would be very much in his own nterest to quietly and without any drama move out within 7 days ? Thats how these problems have always been dealt with where I live . This poor couple are the classic case of perfect immigration ie very hard working all their lives and also they are too nice and law abiding to solve their problem by getting a little help from their concerned family and community .

In Detroit, too. I have one SFR that is 1/2 my income. Tenant has no lease and received notice before COVID ever came up. She has used moratorium to not pay rent since 3/20 or water. She's been working, except 1 month, when she received unemployment and stimulus, plus had her mom move in. 13 months after she moved in and 11 months after notice, she claimed she hadn't paid because of condition. No maintenance requests, nothing ever noted with move in inspection, no escrow set aside, and repeated requests for actionable items on my part were never responded to. (House was fully renovated inside 2 yrs before she moved in). She is not actually qualified for CDC moratorium, but local court simply refuses to hear cases - in violation of court rules. If I had been paying an atty, I would be buried in costs.
I had a tenant in Melvindale do that for a few months. Luckily she left and I'm now selling the house. The home values are up so I'm taking my profits and quitting the landlord game.

Ironically, her pro bono lawyer is with an affordable housing group, and all they've succeeded in doing is drive all small landlords out. Remember people. Real estate is a great way to build wealth. However, you need to buy your properties in business, landlord and tax friendly States that have good population growth and job growth. invest in Arizona, Florida,Texas, Nevada etc. skip New York, California Oregon, Washington thousands of others. These States are expensive, high taxes, lots of regulations, rent control & not friendly towards business & landlords

Yes, you are right. How does this help landlords who bought in the lawless states years ago? Businesses must rely on the government to enforce all laws without prejudice. In this case, they unlawfully prohibit a landlord from enforcing his contract and at the same time use his mortgage contract against him in order to force him to take the financial loss. It is wicked and unlawful in all respects.
As a former home owner in Queens, you have no rights as a landlord in NY. Tenants take advantage and don't pay rent for a year or more and theres nothing you can do about it. You have to pay the mortgage, taxes, water and sewer bills, gas for cooking and heating for the apartment with nothing coming in. Unfortunately its always hard working immigrant families like this that get screwed. It's one of the main reasons why two years ago I moved south. So sad.

The tenants play dirty smh…when they have to leave they won’t leave nicely they will set the house on fire house themselves, get their dogs to defecate everywhere, completely destroy the place from inside out…I know from experience.
This happened to our backyard neighbor. Guy was a trashy jerk who took advantage of this situation. The Vietnamese lady had to go to court. Police came to oversee the removal of his property; most of which he did not remove; he claimed it was all broken. We had to see this front yard of stuff for a week til a junk removal truck came to get rid of it.
You can only imagine the design to get rid of “business” home owners. Someone richer and more influential wants your rental and the income. Things that make you go “hum?”

Funny, but in reality the Landlord must maintain the property regardless of whether rent is received or not. But still funny....especially if you visualize what you said. " Yeah, Mr Tenant...looks like you need to ease off that carry out delivery food for a while".
If you have a massive portfolio, having some losses can help offset gains elsewhere. But what good is a write off if you rely on the cash flow as income and you own one property? You can't get it from a bank, and stocks have their own risk. Ultimately for many, real estate is a way for some cash flow and a slowly appreciating assets. That model is being ruined. Small mom and pop owners will usually offer better terms and service than large mega rentals. There is so much overhead in the large corps that it will result in higher rents for everyone else that does pay. Just like all the stimulus checks and unemployment feeding inflation. The government ultimately subsidizes the irresponsible.
They do the write off but they still need to make the monthly payments to keep their property and good credit. If its not a "corporation" and most small time landlords are not, the write off helps only in income limitations and tax brackets. You never recoup the money, not even close. In addition to not getting the rent add another 15-25% to that loss of rent sum because thats what it will cost to evict the SOB MotherEffin tenant!
This is why I sold my 2 family home in NJ, the government really does not care and is slow to take any action even when there is evidence against the tenant. I heard from a landlord that was impacted by this moratorium and could not get a non-paying tenant out and the tenant actually bought a new car during this time.
I feel so awful for this couple. And the lawyer was correct. Florida protects the landlord for this very reason. I will be praying hard for this couple. They worked hard for this. It is just not right.
As a landlord of a residential property in Md., what I had to do was sell the property. I played the system and claimed a COVID Hardship forcing me to liquidate the property. I don’t know how N.Y. law works with that but I’d be looking into that. I now own two beach vacation rentals which obviously don’t qualify for COVID relief BS. I feel for these landlords and especially the small time landlords like myself. Here in my state it’s causing a huge shortage of rental properties and an up tick in real estate sales and that market has been so hot that there’s becoming a shortage of inventory in that market. Welcome to liberal America folks.We voted them into office, it’s our own fault.
► Hanao family update! We raised $12,116! The tenant is still in the family's home and it's been a process with the courts that have not been effective up until this time. The family has had enough and is now putting the home on the market and moving to Florida. They want to live in a jurisdiction where what just happened to them isn't possible under the law. They are very thankful to all of you who supported them! The money helped out tremendously with legal fees. The Hanaos and are ready to close this chapter and looking forward to moving forward.
► CLARIFICATION. This issue is complex as you might imagine and some things have come to light after I posted the video.
1. There are some programs available that cover payment for non-paying tenants such as the ERAP program. The thing is the tenant needs to prove Covid hardship and both the tenant and landlord have to fill out the paperwork. The tenant refused to do this when presented with the paperwork.
2. But now the Hanao family just wants the tenant--who works but doesn't pay, and causes lots of disruptions--to leave the home. They do not want to continue this relationship.
3. Many banks will allow for mortgage forbearance to wrap missed payments on the back of a loan. Freddie Mac and Fannie Mae loans must do this but some loans outside of this framework don't need to (from my current research). The landlords did not pursue mortgage forbearance since they want to pay their mortgage down, and since they live in the home they think this is the responsible thing to do.
4. What the landlords want is the tenant to leave since the lease is up and they no longer want him in their home. They are in court now trying to evict the tenant. Another court hearing was held last week and the tenant skipped it like the first time. A third court hearing will happen on August, 11th.
5. As of the last check the GoFundMe campaign has raised over $8000! This money will go to lawyer fees and back rent that was never paid. The Henao family is very grateful for all of you who have helped! They stated they have a renewed faith in humanity. I will keep the money in the Gofundme for roughly another 6 weeks or so since a video can take off weeks after being posted and I want to make sure that all people have a chance to help. I will let you all know when the money gets transferred to the Hanao family and will post something on my community page when all is completed.
And lastly... this was all my wife Natalia's doing! She suggested we do this and she set up the Gofundme so all credit is hers.

There are alot of small good honest landlords who weren't born rich, who immigrated to this country working multiple jobs, 16 hours a day for example saving to buy property. Property with legal renting with fair rental price and unfortunately got bad tenants abusing a law living for free and putting the financial burden on the landlord. This is a big problem because nyc has alot of small landlord and tenant rentals. The landlords need protection. This is coming from a poor in pocket person who grew up in the hood, who works at a minimum wage factory job but always make sure i pay the rent. I am lucky to have a good honest landlord. It is not easy to be a landlord, depending on the property . The taxes on the property is a hell of alot of money in NYC. Plus the mortgage, insurace, when things break responsible for that. Landscaping etc. To me being a landlord seems like a headache. But anyway this a important issue for thousands of mom and pop, small landlords that need protected laws for them with bad tenants with jobs living free in their property.

Im a good tennant. I paid my rent all last year. And when my job was put on hiatus for half a year, I looked for another job. It was $@ work, but my landlord was able to stay on top of her finances.

I do have to say I blame the governor and the powers that be, and here’s why;
Congress has already allocated $47 billion to help tenants and landlords.
Only 3 billion has been distributed.
New York was sent $2.7 billion, but almost none was given out.

If a landlord accepts the aid they aren't allowed to evict the tenant or raise rent for a year.
So true! I lost my job in 2020 and submitted an application in the summer of ‘20 and never got a call back. There’s no number you can call to find out the status. I was on the brink of eviction but had a good landlord who worked with me. Eventually I paid back rent with stimulus and tax refund. It’s been a nightmare! Now my landlord is raising my rent by $60/ month and I can’t move because rent in other places is so high and they want your income to be 3x the rent amount.😕

I'm small landlord with one 2 family house and my tenant has not paid since December 2019 and have multiple unknown people living in the apartment since Nov 2019. We gave everyone notice to vacate through lawyer to leave the house by April 2020. Haven't seen the tenant since Sept 2020 but the unknown people still here till today. My elderly father has depleted his life savings and we are in very very terrible shape. These unknown people have often left water running, they drive high end luxury cars like 2019 dodge van and 2015 BMW. While we drive 2007 Toyota and 1999 van. We have been destroyed by new york and federal govt by imposing eviction moratorium.

Similar story in Boston. I own one rental condo and my parents also one condo. I've always wanted to buy more and kinda blamed myself for not doing it years ago. Today I'm relieved that I didn't and my our tenants, thank God, are really amazing and nice people. I can sleep well at night lol

Always have. Totally agree about vetting. Don't be afraid to disqualify anyone even if it just doesn't feel right. It's your skin in the game, not theirs so just do what's right for you.
For a few months last year Texas did an eviction moratorium. My landlord was so thankful to get rent from my family. We kept working through it all, but my neighbors with the same landlord actually got increased income for their total disability income yet refused to pay any rent. My neighbors don't work, had increased income, refused to pay rent but bought new cars. My landlord is an older man who is just trying to make it like the rest of us. My husband and I didnt really have an income change at all. It was frustrating to see my neighbors buy new cars and refuse to pay rent. Thankfully Texas got rid of that moratorium.
Why does that make it ok to rob the landlord? They show their true colours. Criminals. I hope that guy will get what he deserves. He should get prison time.

I'm still baffled how both houses, all kin, are all disabled and receiving checks. What are the odds of 100% of 2 houses being disabled so they can't work. 6 in one house and 2 next door. With a trampoline in the front yard. Amazing. Abuse of the system if I ever saw it. Food stamps, meals on wheels every day, the works. While my tax dollars that I work hard for pays for it. If you are truly disabled, or struggling and need food stamps for a little while I get that, but shouldn't be a career plan. One of them is 18 said she can't work because she can't read. Yeah, not all jobs require reading. I've worked in restaurants and washing dishes, mopping floors, etc don't require reading.

You hear stories like this all the time. Tenants don't pay rent but come home with a new car. It's a shame. Once the moratorium ends there will be such a back log of cases it might take 1-2 years to go through all of them.

Property tax, Meloroos tax, mortgage, HOA, insurance, maintenance. If you bought a property in few last years your rent covers all those payments. If you are lucky you may have some profit. If not--- you brake even or may be even upside down for awhile.
If your tenant doesn't pay the rent -- you pay out if your pocket for some one to live there.
If you don't pay out of your pocket--- you loose your property....

I used to work at 311 and the laws for landlords have been crappy for years. I've heard some crazy things from both landlords and tenants. The worst I can remember was a woman in her 90s who was being victimized by her non paying tenants. I didn't think it could get any worse but here we are.

Here in LA I have at least a few close friends that have the same issue with their rented out properties. You don't have to be a PhD in economy to realize this will be the next trigger of real estate crash. Two things are happening at the same time - prices skyrocket and moratorium on evictions. The only question is where i the critical mass

In the UK - the law favours the tenant if they say: "I can't pay rent I lost my job" to remove them, means big court costs - otherwise, it is a long road and there are people who abuse that with their selfishness

Landlords are like cats...cats that can't be herded. They just don't work well together. There is a whole spectrum of personalities and they don't unite well. If they chase the tenants away, at least, they could get tenants who would actually pay. If the government says tenants do not have to pay the rent, then they government should be paying the landlords a certain percentage instead or freeze the taxes for the landlords. So sad for the landlords.
Shazally yes, there are certain programs where the government pays a portion of not all of the tenants rent, however, like the owner in the video mentioned, that tenant must fill out the paperwork. My guess is this tenant won't fill out the paperwork because he has 2 jobs & wouldn't qualify. 🤯

This breaks my heart when covid started i was so afraid i would run into this same situation but thankfully I have good tenets & still paid. Alot of people think landlords are made of money when alot are just average people like the Henaos who saved there whole life to buy one investment property & then it turns into a living hell because the government incentivizes this behavior 'helping" one person as it hurts another how is that fair if you really are in hard times the government should pay the landlord until the tenet pays the government back when they are stable again.

In Detroit, too. I have one SFR that is 1/2 my income. Tenant has no lease and received notice before COVID ever came up. She has used moratorium to not pay rent since 3/20 or water. She's been working, except 1 month, when she received unemployment and stimulus, plus had her mom move in. 13 months after she moved in and 11 months after notice, she claimed she hadn't paid because of condition. No maintenance requests, nothing ever noted with move in inspection, no escrow set aside, and repeated requests for actionable items on my part were never responded to. (House was fully renovated inside 2 yrs before she moved in). She is not actually qualified for CDC moratorium, but local court simply refuses to hear cases - in violation of court rules. If I had been paying an atty, I would be buried in costs.
I had a tenant in Melvindale do that for a few months. Luckily she left and I'm now selling the house. The home values are up so I'm taking my profits and quitting the landlord game.

Ironically, her pro bono lawyer is with an affordable housing group, and all they've succeeded in doing is drive all small landlords out. Yes, you are right. How does this help landlords who bought in the lawless states years ago? Businesses must rely on the government to enforce all laws without prejudice. In this case, they unlawfully prohibit a landlord from enforcing his contract and at the same time use his mortgage contract against him in order to force him to take the financial loss. It is wicked and unlawful in all respects.
As a former home owner in Queens, you have no rights as a landlord in NY. Tenants take advantage and don't pay rent for a year or more and theres nothing you can do about it. You have to pay the mortgage, taxes, water and sewer bills, gas for cooking and heating for the apartment with nothing coming in. Unfortunately its always hard working immigrant families like this that get screwed. It's one of the main reasons why two years ago I moved south. So sad.

The tenants play dirty smh…when they have to leave they won’t leave nicely they will set the house on fire house themselves, get their dogs to defecate everywhere, completely destroy the place from inside out…I know from experience.
This happened to our backyard neighbor. Guy was a trashy jerk who took advantage of this situation. The Vietnamese lady had to go to court. Police came to oversee the removal of his property; most of which he did not remove; he claimed it was all broken. We had to see this front yard of stuff for a week til a junk removal truck came to get rid of it.

These landlords should do a write-off...Like corporations do. On their taxes. It's a loss!
If you have a massive portfolio, having some losses can help offset gains elsewhere. But what good is a write off if you rely on the cash flow as income and you own one property? You can't get it from a bank, and stocks have their own risk. Ultimately for many, real estate is a way for some cash flow and a slowly appreciating assets. That model is being ruined. Small mom and pop owners will usually offer better terms and service than large mega rentals. There is so much overhead in the large corps that it will result in higher rents for everyone else that does pay. Just like all the stimulus checks and unemployment feeding inflation. The government ultimately subsidizes the irresponsible.
They do the write off but they still need to make the monthly payments to keep their property and good credit. If its not a "corporation" and most small time landlords are not, the write off helps only in income limitations and tax brackets. You never recoup the money, not even close. In addition to not getting the rent add another 15-25% to that loss of rent sum because thats what it will cost to evict the SOB MotherEffin tenant!

This is why I sold my 2 family home in NJ, the government really does not care and is slow to take any action even when there is evidence against the tenant. I heard from a landlord that was impacted by this moratorium and could not get a non-paying tenant out and the tenant actually bought a new car during this time.
I feel so awful for this couple. And the lawyer was correct. Florida protects the landlord for this very reason. I will be praying hard for this couple. They worked hard for this. It is just not right.

As a landlord of a residential property in Md., what I had to do was sell the property. I played the system and claimed a COVID Hardship forcing me to liquidate the property. I don’t know how N.Y. law works with that but I’d be looking into that.
I now own two beach vacation rentals which obviously don’t qualify for COVID relief BS.
I feel for these landlords and especially the small time landlords like myself. Here in my state it’s causing a huge shortage of rental properties and an up tick in real estate sales and that market has been so hot that there’s becoming a shortage of inventory in that market.
