People smile, wave, stop to help you if they think you might need help, and generous. Cost of living is cheaper by a third, depending on region and its gorgeous! We bought 2.5 acres w/ 2 houses, 3 ponds and outbuildings for less than $130,000. Its 4 mi. to nearest town but are surrounded on all 4 sides by mountains.

There are deer, turkey that traverse our land. Dogwood and redbud bring a splash of color amongst the cedar each spring. Perennial peace and quiet. There are 4 temperate seasons and the winter is merely postcard pretty as opposed to further up North where it's harsh. The cost is reasonable in most places. I think Kentucky is vastly underrated and has been a well kept secret.
Ky. is a beautiful state. 4 seasons but longer spring and fall. Less snow in winter compared to New York and New England. Been here for 21 years. Today I took a walk with my dogs and saw 2 deer and a female turkey. I can sit out in the evening and enjoy the beautiful stars and only the serenade of spring peepers. Soon there will be fireflies. We have a campfire back near a little cabin with a porch and a trampoline for the kids. I hope someone buys this land showcased here who loves nature and is a good neighbor to others with the Golden Rule. Blessings to all!

I am 49yo mom/wife and my husband will be 50yso on July 4th. Our children's ages starting w our daughter who is 20, and our sons 17(18 in Oct.) &14 our baby💞. So we are the fun family, very close and friendly. We are NOT anti-social. I am the type of momma who is very traditional, if any of our livesneighborhood momma would be ill, or just had a baby. I certainly will not hesitate to fix her family a casserole(or help with her house chores or just be her friend. My husband is the same way, if the neighbor (dad) needs help w a ride because car broke down etc. We have always been the type of family that thinks old school "it takes a village" to raise the children.Thank you. @@80sw I don't know about Virginia winter as we're in Kentucky. I moved from Connecticut and would never go back. The taxes are too high. Lots of high prices and congestion.The winter here is temperate and not as much snow in North Central Ky. where I'm located. It's more post card pretty a few times mostly in January- February. By mid March there are daffodils blooming. I've been in Ky. 21 years now.

I heard you comment on the Turkey running video, about putting up no trespassing signs. I hate to do that also but a friend and lawyer had a case where his friend got sued because people used his land to ride their motorcycles on and got hurt. He had to pay but he wouldn’t have if he just had no trespassing signs up. He didn’t have to enforce it but so long as he didn’t give them permission to use it, he was fine. Sadly not giving permission these days means telling people no. It’s these people that force no trespassing and fences.

If I had the money or ability to get the money I'd be all over a place like that. Very scenic. And it's far enough out to look like freedom. Maybe a few head of cattle and a goat to help with the maintenance. Then it's Hunt,fish and sit on the Porch and enjoy the view. Of course somebody that has that kind of money could probably get themselves a portable saw mill and harvest the timber themselves on their schedule. While I'm guessing Professionals have to follow regulations,I'm also guessing most folks are going to care more for their own place than others will. But I will concede that I haven't done any real research into that subject.

Does the land have coal and natural gas deposits? Who owns the mineral rights? Do the timber rights convey to the buyer or are they owned by another party? Beautiful property....perfect place for a Holler Heathen like me.
No nat gas, still has coal ... mineral rights do not convey, they are owned by a third party. In Kentucky if you own the mineral rights and there is still remaining coal, then you get a coal tax every year and it is steep. Timber rights do convey and there is still substantial mature timber on the property.
Why no prices on these..? To force us to call in so when we find out that we can not afford it you try to sell us something else… Just like a car dealership…
Hi Troy Stutsman, well to b honest, we want you to have the real price. This place was originally like 600k. then it finally sold in the high 300s. So why would someone call if it was 600 - when all they wanted to spend was 300s? Once a video is up, you can't change it. People who are serious enough to buy the property, just text. the agent will not eat you like a tiger :-D they will try to find you something in the price range you want for that project - in this case if you only wanted to spend 300s - they hook you up. I know its frustrating to some people, but you can see how it is important for you to get accurate current pricing - instead of everyone walking away at 600s - when they would have taken 300s.
The chainsaw alone is worth it.. Nothing like a new chainsaw and roads that need trimmed for access via truck or side by side for a man to get out his piggy bank. No nat gas, still has coal ... mineral rights do not convey, they are owned by a third party. In Kentucky if you own the mineral rights and there is still remaining coal, then you get a coal tax every year and it is steep. Timber rights do convey and there is still substantial mature timber on the property.

Hi Troy Stutsman, well to b honest, we want you to have the real price. This place was originally like 600k. then it finally sold in the high 300s. So why would someone call if it was 600 - when all they wanted to spend was 300s? Once a video is up, you can't change it. People who are serious enough to buy the property, just text. the agent will not eat you like a tiger :-D they will try to find you something in the price range you want for that project - in this case if you only wanted to spend 300s - they hook you up. I know its frustrating to some people, but you can see how it is important for you to get accurate current pricing - instead of everyone walking away at 600s - when they would have taken 300s.
The chainsaw alone is worth it.. Nothing like a new chainsaw and roads that need trimmed for access via truck or side by side for a man to get out his piggy bank.
