    My dividend journey began when I realized that two particular expenses in my budget were always going to go up and never go down. The two expenses were taxes and insurance. I realized that the dramatic rise in both will need some added income. So, I started buying shares paying dividends. I can now see that this will be the path I need to take to make sure those two expenses will not overtake my future income.

      Yes, I've been in constant touch with a Financial Analyst for approximately 8 months. You know, these days it's really easy to buy into trending stocks, but the task is determining when to sell or keep. That's where my manager comes in, to help me with entry and exit points in the industries I'm engaged in. Can’t say I regret it, I’m 40% up in profits just in 5months with my initial capital of $160k

      How can one find a verifiable financial planner? I would not mind looking up the professional that helped you. I will be retiring in two years and I might need some management on my much larger portfolio. Don't want to take any chances.

      Certainly, there are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Tenley Megan Amerson for about five years now, and her performance has been consistently impressive.She’s quite known in her field, look-her up.

    Shout out to PG County! 😇 This is all good conversation. My family still owes our house in PG just because of equity. I hate we got rid of the house in DC, but thankful my grandparents and mom shared the concept of generational wealth and finance literacy. When Anthony talks about doing the inspection work, the non-sexy work, I couldn't help but laugh because my electrical panel-OMG- is what I had to improve. $$$, but I needed it done and it matters! Thanks for sharing this conversation.

    I’m here for this awesome information. Thank you. I come from a poor family who has never owned property. I want to set my daughter up for life. I have life insurance on myself and her already. Working on building credit and financial education now. Next, finally buy a home with some land. Breaking the tradition of being poor by God’s grace one day at a time.

      You can only have one mortgage, you can’t be investing in many homes

      But how do you stay in that program when they won’t allow you to have more than one mortgage . You can only have a mortgage with them , so if you want to invest you can’t have other mortgage

Still on this money making mater,My spouse and I are adding a variety of stocks/ETF to my present holdings for the long term, We've set aside $250k to start following inflation-indexed bonds and stocks of companies with solid cash flows, I believe it is a good time to capitalize on the market for long-term gains, but it wouldn't hurt to know means of actualizing short term profit.

      I totally agree with you because since i I've maintained contact with a financial advisor. In the current cultural landscape, the difficulty lies in discerning the opportune moments to buy or sell when dealing with trending stocks. This process, while seemingly straightforward, is effectively managed by my advisor, who handles entry and exit orders for my portfolio. Over the span of just a little over a year, my portfolio has seen substantial growth, exceeding $750k

    Maaaannnn so good! I’ve realized that I’m in a place where I need to increase my income to make these money dreams come true! I’m 2years into an LLC and I’m an actor. I’m doing ok, but I’m in such volatile industries bc income isn’t guaranteed as with a 9-5 & sweating at the fact that it’s harder to buy a home with a new llc. Also this was really easy to understand for some reason and real estate usually makes my head hurt. Wish they were in Chicago so I could make an in person meeting to have the talk about my steps as they said.

    Proud homeowner here in PG County. Got my home at 2.2% interest 10 years ago. One of the smartest moves I could have ever made. Purchase at 299K. Equity now sits at 250K. Not sure if I can do anything with it but watching this video with intention. Any suggestions would be helpful. Thanks!

    The fact God allowed me to see this video today!! My husband and I only have our Fed student loans.. Yet we are aboutbto close on our first hone!!
    When I tell you its nothing but God! This is why I trust the baby steps and peoples testimonies! We are about to rush to pay the home off faster..... Yes before the student loans. Why bc we are 40+ and God is allowing us to catch up so we can have more for our great grandchildren! 😭 We thought it was impossible!! And the fact that our interest rate was bought down, we have 5.5, no closing costs and no downpaymemt and NO PMI!!!💜🙌🏾🙌🏾 We checked!! THANK YOU JESUS!!

    We’ve been in our home for 8 years now and stole it for $110,000k we owe about 65k now and just gained the knowledge of equity but the market has our home valued at $250k now so we’re torn wether to sell or use the equity to invest.

    Homeowner, 30 years fixed, 20 years in. Will it benefit and possibly shave 7 years off my mortgage if I make an extra payment toward principal this far in? I was told it’s of more benefit to make the double payment within the the 1st year of ownership

      Paying off debt sooner is always a win. Go for it! Use an amortization calculator to find out exactly how much sooner those extra payments will help pay-off your mortgage. Congrats and good luck!

    Im im Pittsburgh city where they are buy up property. My parents left me a house i dont want to sell, but build a multi family . They are building 600,000 thousand dollar homes . Moving us out. What should i do . Scared my age is a factor

    My parents own their home free and clear of a mortgage unfortunately my dad was killed back in August so he wasnt able to complete renovating the home. Theres so much wrong with the house my mom is ready to sell it to an investor. She applied for a HEL but they only want to give her 20,000 which is not enough to handle everything that needs to be repaired with the home. Any advice?

    Now I see why Anthony left Dave Ramsey- because Dave buys realestate cash down…. Vs. these guests advised buying with ZERO down or 3.5%

      I was truely bleessed to have done this 20yrs ago with 3.5!

      Yea that why alot of people do the opposite of what Dave says when it comes to that cause 99% of people can't buy a extra property cash. So to get in the door of being a real estate investor you have to put down something. Rather a little or a lot, you have to put down what you can. Even if the property cost 60k, how many average people thats not even top 5% can do that in cash, and have money to the side for repairs and maintain their owm home. Not many. Sometimes these gurus get lost in their world which is not the normal persons reality.
