I do think that making more videos of affordable places like this with an occasional dream property tossed in every so often is a better strategy than just focusing on high-cost properties. You do a great job, and I enjoy your videos very much.
Nick, every property you show us is special. Even at this price point, you found a winner. That cantina is a model of efficiency and aesthetics. Someday, Nick...someday!
Fantastic clip! So glad to see something in a reasonable and realistic price range. While I love seeing the tours of the big pricey villas, I’m not (betting most of us watching are not) planning on spending 1-2-3-4 million euros on a house.
Very nice property at a great price - proof you don't have to be a millionaire to own a piece of Italy. This property still has all the important architectural features which make the more expensive properties so appealing. This one is just smaller, but at 150 square meters there is still plenty of room. Excellent find Nick!
well, well! isn't is a little charmer?? i see a darling space that i know i could easily dress it to suit me, but still let those 'quirks' shine! the front courtyard space feels private and lovely - instantly i liked that area. that view out of the back though... is enchanting! i don't mind smaller bedrooms so they seem quite cozy to me! i love the character of this place - a lot! i really love the downstairs!!! it has a warm and inviting feel to it :) a kind of doll house charm about it, nick! i think it's a sweetie of a place ❤. i can picture myself there...... thanks for another great tour! nice to see some variety in price points. italian homes are fun to explore - and this one seems like a nicely kept secret!
OMG! It's adorable, and oh, so perfect for a single person getaway. I was amazed at the price ( I thought it might be more). Very liveable. Thank you, Nick, for showing a house that is more realistic for many, but still love your grand houses! Cortona is a lovely town, so proximity is excellent.
Thank you for sharing this home! Truly appreciate the opportunity to view homes in a more accessible price range. As much as I love to dream, seeing something that could actually become reality is so much better. Absolutely love your videos!
Charming place. Love the Cantina. Not interesting. Stunning and full of good times is what it was. Love that they have a humidifier. Shows they really care for the place!
Thanks Nick! Really like seeing the more affordable ones. Not just for the price but the size. The grand palazzi are interesting but give me a funky little apartment in a cute village any day. Love your work!
Hello Nick! Thank you so much to cater for us who either because of our age, or our means, or both, are not contemplating buying anything above this 100K to 250K price range. More videos such as this one would be splendid, particularly in this era where our world seem to be falling out of reality because of some, who appear to find over-compensating their lack of reality in ruining lives, the economy or politics when they are not 'speculatively' ruining all at once. Thank you again for your great work. Cheers!
Hi Nick ! I personally enjoy watching the higher priced property tours... I envy the American couple from California, they renovated a Paradise - house and garden - flawless interiors, the Best ... Wish you could do the same in Greece !..😊
The owners did a great job renovating this house. The new bathroom also perfectly fits in. I think the kitchen is fine; I would just rework some things. Nick, I almost coughed up my lunch when you said the price! Thanks for sharing this property.
What a lovely find. Thanks, Nick. It's good to see what's available in all different price ranges. I remember watching one of your videos at the beginning of the pandemic that was 80,000 euros. That video got me hooked on your sense of humour and delight in the details! 😊
I absolutely love this!!! Again, the variety of homes you present are outstanding. I fall in ❤️ with Italy every weekend with you, I'm making plans to visit next year, and dinner is on me, Nick!! Give Mack a hug
Ciao Nick, (I know the painted stones were killing you) but the house was amazing. Absolutely a beauty., In the cantina, the aga is amazing, I would definitely have it fixed, the sink Bellissima. The entire house is in my opinion perfect, the owners have thought of everything, to modernize the house while keeping the old-world charm. The terracotta tiles are beautiful. What's not to love about this house. The current owners have done a great job taking care of their home. A wonderful home, and hey who doesn't love a downstairs quirky kitchen. The house, perfetto. Thanks again Nick, Love from N.Y.
Yes, agree, I was rather horrified at the extent of the painted stonework 😮. So much paint that removal would be nigh on impossible. Guessed the price right on the knocker, though. A cute pied-à-terre, especially if, unlike me, you have USD 😉.
It finally dawned on me why yellow has always been my favorite color, I am a true Italian through and through, watching your video(s) every week/whenever you post one has made me nostalgic for my ancestral birthplace and so happy to know I haven’t really lost my connection to my heritage…hopefully I will be able to ‘come home’ before I can’t…thanks for your lovely videos, Nick…
Thank you Nick for featuring a reasonable property. It is lovely. Why do they call it an apartment? Is there another home above it or is it really a townhouse?
I really, really like it! I do think that third bedroom would make a nice snug, and that arch downstairs should be squared off unless you prefer to have hardhats available for anyone there. Ciao Nick.
I think cute or adorable would fit the kitchen. I loved the house. I love all your videos, Nick! Throwing in a more affordable one on occasion would be really nice. Although I could never afford the homes you normally show, I love them. It allows me to dream a bit. Thank you Nick!
I love this quirky house!!! I agree, I'd something different with the tiny bedroom...a study or maybe even a wardrobe room for the main bedroom! It's finished so comfortably for an ancient house. I might add a WC under the stairs in the kitchen for convenience. Kitchen is cozy!!!! Though small, the outside spaces are nice. The view from the little terrace is gorgeous. You could always add mini-splits if it's too hot or cold inside. I can afford it & live in it!! My only issue is that I wanted a place where I could walk to all amenities, but this is so cute!!!!!
Wow! Great price!! Charming home that we would absolutely love. We’re holding onto our dream of returning to Italy soon and hopefully meeting you, Nick, and buying a small property. Love you and your beautiful videos! Hope work is progressing well on your own home. 😍
This is a property I would definitely consider. I prefer to have an additional bathroom for guests and as a soon-to-be retiree, I would look forward to no stairs. My this, is a very cute property.
I really love these italian houses and their stone work , i would love to spend my life in these peaceful houses. I would like to learn some stone work from the local Italian stone meson ❤
Hello and good afternoon, Nick! Great episode. I love the calming and resolutely unpretentious quaintness of this rustic property. All the best from NC! Barry 👋🏻
Hmm, that one is really interesting. Quirky? Yes indeed, but also extremely typical rustic Umbrian. And that price is hot! I like it. Regards from DE - stay safe Joachim
There are a lot of habitable properties under €75k all over Italy-more in southern and central Italy…and Sicily, of course. Many of these home just need some replastering/concrete patching, fresh paint and updates in the kitchen and bathrooms.
Cute little place and very well priced it seems too. I was expecting closer to 250,000. Needs a bit of extra work though…as in AirCon fitted and the Aga fixed.
So homey..love it ❤ any furniture included ? Its beautiful. Id get that cooker fixed, if I was living year round. Love the small terrace. Parking such a plus. You think sold, the property will be completely empty.?. If only I was ready. Id purchase this tomorrow.
That weird thing in the wall looks like an old gas line or electric line, and meter that they just plastered over. I could be wrong, but I have seen very similar looking ones in old apartment buildings in New York 🤷♂️
I adore you, Nick Ferrand, but beams are not' ;yummy'. This is however, adorable for a get away crash pad in a good location. Sometimes less is more. Utterly charming!

Agreed 100%
That kitchen looks like it came straight out of a fairy tale book! Lovely!

Thanks Nick and we love the dip into something still extremely lovely that is more modest and affordable.

Love quirky, love stone, love wood, love this. So homey.

Gorgeous propery. At all is cozy. Beautiful bedrooms and bathroom. The kitchen is cozy and charm. Thank you Nick
Charming place. Love the Cantina. Not interesting. Stunning and full of good times is what it was. Love that they have a humidifier. Shows they really care for the place!
What a great little apartment, priced well too! It’s leaves enough to fix, upgrade & decorate. Nice find Nick!! Cheers Kirk
And with an AGA! Wow!
Thanks Nick!
Really like seeing the more affordable ones. Not just for the price but the size. The grand palazzi are interesting but give me a funky little apartment in a cute village any day.
Love your work!
Wow! That’s a bargain. Beautiful house Nick❤
More like this please! Lovely apartment at a good price.
Wow!!!! This is a fabulous place and the price is right!
Thank you Nick, I bet you sold it already!
Quiet, charming and affordable. Thanks Nick.
Thank you Nick! It's an adorable property! I appreciate you showing the variety Italy has to offer. Be well! Be safe!

Cosy, quirky, inviting and full of character. Plus, that price!! A bargain, I’d say. Thanks Nick
Cozy little summer cottage. Great price
This is adorable and good price!
Finally ! a normal priced apartment in Italy.
There are a lot of them. Nick has shown some before even though most of his are higher priced. He's a great realtor!!
I was thinking the same. They’re all beautiful with breathtaking views.
this is reeeeally nice!
I enjoy the idea of seeing something that even I could afford. However, I like dreaming as well. Whatever you do, Nick, I’m gonna watch!
Thanks Nick, this is a lovely, affordable property. I would be all over getting that Aga up and running
Unique too Nick

Great one Nick! Love the charm of this fabulously priced home! Will get snapped up for sure! 🥰🤗
I will use the word. How cute. How sweet and old and sturdy. I too love that little sink in the corner. 😍
I am hooked at the entrance!!!
Adorable place!
I really, really like it!
I do think that third bedroom would make a nice snug, and that arch downstairs should be squared off unless you prefer to have hardhats available for anyone there.

Very nice. Lots of rustic charm. Seems like the kind of building that has a story to tell.

Good afternoon from calgary Canada.

Thank you for this video. I'd love to relocate and homes in this price range would make it do able.
seems like a great price!! 🙂
Oh, Nick. If only I could.
Very nice, perhaps a little tour of the town at the beginning. Cheers

Internet says 121 ppl live in Preggio. 😊

First comment!! Hi Nick 👋
Interesting, as you said, and cozy. Thank you for the tour! 🥰 What about exploring from your couch? Fortunately, you did NOT. 😃
This price range is why I'm subscribed. The million euro properties are completely uninteresting to me
And frankly not a bad price, all right?
😊
Fully furnished?
Des chambres aussi petites et peu lumineuses 😏 ça ne donne pas envie !
Hi Nick, There’s plenty of us poorer people out here in the real world. Can you also look around for properties UNDER 100.000 Euros ? Please 👃😊
You didn't show outside from the kitchen!
I adore you, Nick Ferrand, but beams are not' ;yummy'. This is however, adorable for a get away crash pad in a good location. Sometimes less is more. Utterly charming!
👍👍👍👍👍👍👏👏👏👏👏👏👏
So someone else owns upstairs?
150000 euros
Dinky word of the video
What’s so funny?? It’s beautiful. Yeah it’s not your standard American townhouse. So what??
Yeah I loved it too ,are you from Italy?
