    Many people in dubai, especially estate agents in the market, keep on quoting population growth in dubai.
    My questions to them are as follows:
    1) how much of the population is eligible to buy property above 1 million or have income more than per capita income of dubai 16000 aed per month .
    2) how many cash buyers actually buy new ready property . If they are highly confident on the market from a long-term perspective, they would invest the entire money in something new and ready than speculating in the off plan market by making partial payments.
    3) How many residents actually work and reside in dubai. I personally have seen a lot of people work in dubai but reside in affordable places like sharjah .can these people contribute to overall growth in dubai residential market?
    4) how much of the increase in the population was supported by blue collar workers like construction workers who are behind this marvelous infrastructure?
    Just by saying population in the city have increased doesn't mean it will definitely contribute to continous abnormal growth in the housing market it need more supportive reasons to attribute such beliefs.

      Thank you so much for your detailed feedback. Really great to know the viewpoint of yours. You are right we cant claim that all the increase in the population is heading straight to buy property; offcourse not. However we cant deny the fact that the increased population will certainly drive the economy positively.
      If you look at the post pandemic spending trends then you can say that overall spending has increased which is the reason why all the toursit destinations not just dubai but all across the world are overcrowded. I would also look at the domino effect this overcrowded tourist places would cause. wouldnt it make more money in the hands of local people? tempting them to put that in to an asset?
      And when it comes to Dubai the market is majorly driven by the world affairs; we have seen that in past too. The shift to dubai in search of better, safer and happy lifestyle is increasing and people from across the world are moving to dubai which is already proven by multiple reports.
      And lastly it would be unfair on my part if I say entire dubai real estate market is booming; I categorically have mentioned in my previous videos as well that not all dubai is growing; one needs to be careful while investing and do their own due diligence.
