These houses are built on desert lands and yet the developers managed to create green spaces. It's only in Ghana that developers built houses without green spaces even though we live on fertile lands. Shear laziness.

Majority of real estate developers in Ghana are bush.
Planning laws require and enforce the delivery of green areas. Developers here engage top architects to masterplan, design and oversee the delivery of the projects.

Thanks for sharing Vanessa and making this point because when I tell my husband who's from Ghana that you don't need "gigantic " rooms he tells me it's my British mentality and yet he doesn't see the sense of having medium-sized rooms.
Well, i can't help but agree with your husband. A big bedroom just makes you feel better. Two people can use it and stay inside the bedroom the whole day. It's horrible staying in a british sized bedroom with another person for an extended period
Bigger is not always better. I've tried to explain this to many of my Africans people, but many do not get it. Those big rooms can actually look a bit tacky and very hard to properly decorate.
@@cyborgrva4024 Exactly. Huge home usually waste space. A well designed home feels spacious without the huge footprint. Plus, it is much more expensive to cool/heat large properties. I lived in Asia and my apartment was VERY small. However, it was well designed, and I realized that I didn't need a lot of stuff to feel comfortable.

Wow! I thought these would be way more expensive. Dubai has the reputation of only being accessible to the super-rich, but it doesn't seem like that's always the case. The last house was amazing.

Its expensive for majority population in Dubai (which is south asian) . Its affordable for people from the west and from countries where the real estate market price is competitive and high, this in comparison is not much.
Definitely cheaper than her in San Diego. You wouldn't believe what goes for over $1 million these days.
Just adding here that the mark up on Ghanaian homes are too much. I wonder where they yank the numbers from. Maybe, the market has to crash for the prices to come down. Homes in Ghana should not be more than $200k

Hello I have a a quick feedback we see more you in the video then the actual property. Make sure you really show the whole room, living room or kitchen. Apart from that keep it up with the work 😊
And the Wardrobes, because they keep being open, but all I can see is the door. IF you are going to show the wardrobes, show how spacious and deep they are, other wise just say you have built in wardrobes here and move on.
Another superb video and professional editing Vanessa. I went to Dubai for the 1st time to visit the Expo. I kicked myself for not visiting the place prior to this. Awesome place! Regarding your presentation.... You and your video team are PLATINUM QUALITY! Thoroughly enjoyed this! Personally, where possible you and your husband should think about marketing homes in Dubai for the commission while they are still building at least 3 times a year! I was watching this and thinking you are the perfect fit! It matches your love of buildings especially your descriptions of walk in wardrobes etc. Please do a video on the quality of furniture available. The rest of world needs to be educated about this. Finally the other point we need to highlight is one of the reasons Dubai is successful is not just because of oil (many African countries have more) it's an issue of security. It's extremely safe. People are warned to think carefully of not visiting if they are affiliated to or tempted by crime.
Dubai understands real estate, and they know how to package it to suit their client base, African countries should take a clue over their overpriced properties.
First, Dubai has unlimited resources. Ghana like many African countries has just begun to grow. You have to crawl before you walk. Would love to see someone purchase one of these properties. Good video.

@@kwamescratch6727 I just about completed a house in Ghana so I know the cost involved. It doesn't matter how you look at it the prices are still exorbitant. An average developer in Ghana expects 4 times the amount they spend on the property.

Agree. The cameraman seems more interested in showing her, as he rarely keeps the camera off of her. When he does, he doesn't get whatever she is showcasing completely in the frame.
running costs? in Dubai a friend bought a towhouse for 700k but ends up paying 2000 usd/mointh in different costs
Damac Hills is great , D2 is cool but a bit far from downtown Dubai. Great development by Damac . I'm planning to buy a unit there this year .
I'm even fearful of going back to watch your Ghanaian real estate videos because it's clearly subpar in terms of finishing, roads and greenery and the 3 bedroom home is the usual we see in modern real estate here so I'm wondering why there's that much difference

Thanks for taking us in tour but as advise your camera women should focus on shooting the properties more than focusing on you and to follow your explanation by camera for example when you talk about kitchen or any details she should move the camera accordingly instead of fixing the camera on your words!

There is no such thing as a guaranteed return.
@@moleahy6880 Returns can be guaranteed long term if you pay less than its intrinsic value, example high dividend paying undervalued stocks.
As an Analyst myself I suggested my clients to purchase top oil companies on March 20,2020 as the oil price gone negative first time in the history. Now they are getting 16% dividend and capital gains 200%+. Repeated the same on Gold mining stocks on Dec 2015, Emerging market stocks on 2013 and the bargain hunting on 2009.
I highly doubted you could make a return of 4% or above by buying a Damac property as the property is overpriced, rental income is low, maintenance cost is high and on top of it the building management service charges are ridiculous. If you took mortgage to buy these properties especially in Dubai then you are doing a massive mistake as the inflation is going above 8% in the US, that will lift interest rate in the US and in UAE as Dirham is pegged with Dollar. Property price is very sensitive on interest rate rise, those who mortgaged will be paying more to the bank for something that is worth less than the purchase price.

With any residential tower/condominium you must know the monthly payments to the management of the tower - this you do not share.

I love these rooms and I love the idea that it doesn't take much to keep them maintained.
DO NOT buy from Damac. First thanks Vanessa for the video, but i have an obligation to share the true value of what people are getting themselves into. The properties (townhouse/villa) within Damac are so bad you will regret your investment with the first 6 month. No waterproof insulation, very very cheap quality of materials. Piping and PVC material is good, but not fantastic.
If you want to buy "a property" and im loosely using this term, just for the sake of having something here to rent, sure go ahead with it. Otherwise i would suggest you overlook this Developer.
P.s. Yes, i own a property from them and no im not roasting them for any reason other than the fact they really are horrible. You can get a random focus group feedback from any people living in Damac community to consolidate what im writing here.
Dubai once had strict rules and only allowed leases up to 100 years for expats. This freehold rule is favorable
but read the fine print. a definition of freehold in other places isn't always the same in Dubai

Great video, great insights. Although one issue the camera angle is too narrow and too close to our beautiful speaker. Perhaps a wide angle camera would be lovely so that we can digest the views left and right of the speaker or back up a bit so we can see what she’s talking about. Also it seems it’s angled up vs mid level, well all these won’t matter with a wide angle lens

Dubai is meh, it's Disney world meets Las Vegas, an ostentatious display of wealth lacking substance, taste or culture. I just dont get the fascination with it. But I respect the Arabs hustle in diversifying their economy. Shrugs.
