This is something new to me, because the rule here is bank gives mortgages only when the property is 100% complete Is there any chnage in mortgage rule recently ?? and mortgage can be obtained when the construction is 50% complete 2) DAMAC has come up with new marketing strategy I.e they are selling 4 bed without a maid room .. so basically EMAAR & DP sells their 3 bed as 3 bed + Maid = 4bed So DAMAC 4 bed should be compared to 3 Bed + Maid of EMAAR & DP & not with 4 bed of EMAAR DAMAC 4 bed market value should be comapre to 3 bed + Maid of emaar ...im I correct ?? May you kindly share your thoughts on this point....thanks in advance

With DAMAC releasing many 4BR townhouses with similar layouts and small plots, how do you think the market will react? I remember in your Riverside video, you mentioned preferring the 5BR over 4BR
The Valley and Cherrywoods are solid comparisons, but DAMAC’s townhouses feel smaller. Their price per sqft is higher than The Valley, which matters more than the ticket price, and 150-250 AED cheaper than Cherrywoods. You also compared a 4,630 sqft Cherrywoods unit to DAMAC, but they don’t have such a big townhouses, which raises some concerns about size.
exactly, the comparison is pretty flawed, 3bed cherrywoods as per latest transactions publicly available average at 2.8m, and mind you these are bigger than the 4 bed of damac.
@MZ how do you compare Damac riverside with Damac Islands ? Seems like Damac islands has more potential for growth because of its surroundings even though the prices were low in Riverside
