But that should not be your only consideration. You should make up your own mind after inspecting completed townhouses and not just show houses. Find a resident to ask first before you try and recommend DH2.

Absolutely, value for money and 100% things will appreciate over period of time, with this price either one can settle with 1-2 bedroom apartments in a standalone buildings or enjoy a 4BR townhouse with great amenities in this community.

Apparently, handover will be as early as December this year (originally due June 2025) One question, I would love to get in touch with the real estate agent you are speaking with in this video. Damac agent told me I can extend onto the balconies when I purchased, but other agents are saying definitely not, Damac will not give you the permit. I really would love to see if she can shed some light on this. My biggest complaint with Damac is the impossibly small sized bedrooms and lack of storage space. Also, the living areas are small but if you have children, you just buy/rent with one additional bedroom and make that the playroom. There's enough space in the living for dining table and lounge. Also, be prepared to change things like your sanitary items (taps, toilets etc) as the quality of these are very much below par.
Great video Zohaib. I went to have a look at D2 last year and found the quality of the older villas/townhouses to be so poor and not looked after at all. Yes they have upgraded the designs such as the Camelia show villas that you made a video of but the bedrooms are way too small and an unprofessional agent was telling me that the 3 bed townhouse would shoot up jn price to 3m AED when ready. It put me off D2 and I went for Emaar instead.
I think these houses come with a 5 year warranty, unlike older houses that had a totally insufficient 1 year warranty. Buyers should double check that their property is DEWA compliant in respect of a 2bar pressure reduction valve being fitted at the main meter stop cock, that the water pump is NOT bypassed by the mains supply, and that no other tap is fitted between the meter and the water pump. Ask me how I know? Ask me how I lost 82,000 gallons of water in only 5 days.
they launched in 2014 delayed handover till 2020....... by 2021 damac itself was selling at half of original sale price.... 59 %depreciation for the original buyers

I've emphasised my dislike , But this product seemed interesting to me. As a consultant , I can't disregard opportunities based on my ego..I still don't promote the locations , I promote specific products..

I have seen , 2 town house together with corner open for both . It is ground + 2 . Living - dining very small . Space for swimming pool with garden . Maid room and one bedroom on 2nd floor with space for taurus . A lot of smell in area it is canal and garden view . But far so I could not conclude .

At the moment the nearest school is Gems Metropole Al Waha. There is a school being built within DH2, but it is a long way off completion. The owners of this school have not been announced yet. It will be a great benefit to some as children are leaving DH2 as early as 5:45AM.
