    There is a large risk not mentioned in waiving appraisal contingency… if the appraisal comes in low enough to materially impact your loan terms and you cannot get the amount of financing you expected. You would have to come out of pocket for the difference.

      Correct.........Waiving any contingency has it's risks.

    I can speak from experience here. After watching your videos for about a year now I was patient I waited. I watched prices drop, I negotiated, I did a for sale by owner, VA assumable(2.89%). I came in did some work and I might possibly be in a situation where I have positive equity because of all my due diligence & patience. I did believe the housing market was going to change because the conditions were not sustainable. Most people are impatient and I think the margin is what drives us. Now I don’t know where we’re going from here, probably slightly down for a little bit and then maybe back up to a normal appreciation mode. But again your information has always been helpful. I appreciate it. Thank you for what you do and keep on doing it.

      I got told I need a co sign after pre approval. I know I can get out and not lose my $$ for deposit!! I feel that would have been nice to know !! Before I went and made an offer lol
      I’ll just loose my inspection $$ my realtor added contingency’s
      Appraisal
      Loan
      Thankfully but I wish my lender told me before I went looking.

    Waived home inspection contingency couple years ago and it costed me $110,000 in repairs. Don’t do that.

    More important wait for the upcoming home price markdowns . We are going into a deflationary downward trend with housing and all rent prices . Wil last for a few years .
