Sir, your video is really informative. To buy a property/flat at any of all 4 places, one should either have work from home or a retired person. There's no transportation system at all 4 places- no auto rikshas like Mumbai, no connectivity by railway & metro is not even under consideration. Also for retired people there should be a well equipped hospital & there are no medical facilities nearby. How about water logging due to heavy rains? & mosquitoes due to greenery?
Well there is a reliance hospital nearby so healthcare can be managed but yes ailment of complex nature can be a problem and would require travel. Mosquitoes will be a challenge and nets are the only solution for now. Water logging should be an issue since there is a lot of open space for it to receede. Hiranandani Godrej have given returns in the past but its important to calculate CAGR and the actual cost of owning the property, i generally dont recommend flats as investment.
It's ok but we can't compare because they are 2 different products. If I had money I would put it in Hiranandani, if my budget doesn't allow then I would go for Wadhwa.
Regarding wadhwa i suppose not many are living for rent or enduse like indiabulls. Hope it gets occupied soon and livable. I have booked in wadhwaa long back and dont know if it was a right choice😢
Don't beat yourself too much. If you are not struggling with finances then I would recommend holding it for the long run. It may not give you excellent returns but it will appreciate. However these are luxury projects with distance far away from the city hence its good for end use. If you get an option to exit then please do unless you are an HNI who can enjoy the property.

There is a project called Riyasat for bungalow plots. It would take about 1.30 mins one way from Wadhwa Wise city hence its not recommended to spend 3 hours daily unless you have a driver because each day it will take a lot of your time and energy. If you have an aspiration to own a bungalow then I would recommend you to do the following. Buy a plot in Riyasat which is a gated plot community and rent an apartment in Sai world city which would be about 25k for a 2 BHK in a luxurious society. Spend a couple of years and then decide if you want to build a villa or sell it. It's a big investment hence choose wisely. If I have money I will put my bet on Hiranandani due to the following reason. 1. Quality of construction and layout 2. They have a past record on building excellent townships for end user 3. Can't comment on the ROI in the short term but long term historically has been good 4. You can use the property for yourself if you have work from home/ business that can be managed remotely or if you are retired. However it's a big ticket item and I would suggest you to speak with a financial planner before taking a decision. 3 years is a short time for such an investment because it would take longer for the overall development to reach there since it's 14km from Panvel. For Pure ROI look for Pushpak Nagar Khandeshwar Kalamboli or Panvel sector 17 18 20 21.
