I need your view on the given points : Actually last week I visited 4/5 projects near new mubai khandeshwar and new panvel . 3 we're belongs to same builder near vadaghar panvel where 1 bhk 390 carpet( built up 600 sq feet ) was quoated around 39 lakhs but construction is pthatic. There some projects were near khandeshwar 2 bhk quoated around 1.03 crs. I need clairty related to one project considering safety and price angle. Last there was one project belmac riverside sukapur akurli which is attached to close to the river bank. River is midsize and on bank there with 6 and 7 floor rise construction. Although all phases are sold out can you check and guide me, is there any specific issue with this project. The construction quality is not good but there are some resale flats available with the price point of 2 bhk 48-50( carpet 500+) and 1 bhk 38-40(390+) lakhs. Can you please elaborate whether it is a good price point for resale and whether this project is safe ecologically. Please guide me for belmac safety and price point
Hi, thanks for your comment. Belmac is projected more like a luxury project however I haven't personally visited. Please check RERA number and find out the details on Maha RERA website like permission, possession etc. The distance from the railway station is close to 3kms however traffic during the evening time can be a nuisance. Moreover this might fall under Cidco TPS and not under the municipal Corporation. You may also consider Pushpak Nagar sector 3 or G+7 projects which would be in the similar range considering that's area is well planned with reserve plots for school park hospital etc. I foresee better ROI and livability compared to Akurli and Sukapur. I hope this information was helpful.

Is it worth investing in them from their project location point of view as well as return on investment / value buying perspective 2) I came to know that the land of projects like Marathon Nexzone is on lease and not owned by the builder. Is it a safe bet for investment since I may want to sell the flat in 5-6 years. Will I get the right resale value for a flat on leased land instead of a freehold flat. For query number 2 - I doubt Marathon Nexzone is on lease land because it's not collector land or government land. These were acquired from farmers. 5-6 years isn't the right bet Because in luxury gated community the process don't appreciate for the first 5 years as the developer takes huge chunk of the pie since they are priced at higher rate. If you check the resale flats and compare it with the newer ones sold by developer you will realise it. Also Marathon as water issues so I would not recommend it. If it's only for investment purposes then opt for ULWE as it will give you better rental yield civic infra is much better. For long term Pushpak Nagar is also a good option

There are coupe of new sectors that you may consider since the valuations are at a decent rates like sector 26 and 13. But due to Airport getting operational and costal road work underway I do anticipate some surge in future. 2. There are some biggies in the game however their products dont really give much appreciation unless you buy at a initial stage, its more or risk to reward game but generally they are able to deliver. I have worked with Tejas Developers and they have couple of ready to move in inventory available. Not endorsing them as i dont want to sound biased but you can consider checking them 3. My personal preference is always ready to move in or preowned projects due to the following reasons i. You get immediate possession ii. Saving on GST III. Visibility on how the society is being managed and any issues like leakage/seepage/transport. iv. No stress and follow-up or hidden charges and generally the prices are about 5-10% lower than the new properties

There are many near Panvel railway station sector 20 and 21. It's a newly developing sector. In Panvel water and electricity can be sporadic and 100% is not possible but 98% all across. Plot is a good investment but please ensure that you get a ready plot with immediate possession and the plot should have water electricity and road connectivity.

Sports Complex Retail reserve plot, market, fuel station and hotel reserve plot is on the other side hence given the option and from future appreciations perspective I believe those sectors would be better. That's because it's a new city. Filhal to wahapar log bhi nahi hai. But over a period of time NMMT and PMC busses will start. Ulwe is about 6.5kms and it's a highway hence the transport is rapid. There are provisions for Metro but I don't have the GR hence can't vouch for it. Mumbai is 25 mins away from Pushpaknagar. It's like travelling from Andheri to Malad via road. I hope I was able to answer your questions

If your job location is nearby then it makes sense as you would be using it, however for investment I am not a big fan of apartments in gated communities for investment because the appreciation isn't that great and generally people end loosing money to inflation loan etc

That's because it's a new city. Filhal to wahapar log bhi nahi hai. But over a period of time NMMT and PMC busses will start. Ulwe is about 6.5kms and it's a highway hence the transport is rapid. There are provisions for Metro but I don't have the GR hence can't vouch for it. Mumbai is 25 mins away from Pushpaknagar. It's like travelling from Andheri to Malad via road. If your job location is nearby then it makes sense as you would be using it, however for investment I am not a big fan of apartments in gated communities for investment because the appreciation isn't that great and generally people end loosing money to inflation loan etc

@@Tottenhamforever He didn't see my channel completely. I started with Marathi and then switched to Hindi. Little did the gentleman know that I lived in Mumbai slums for half of my love life and the remaining half working for a International BPO and after few unsuccessful attempts I realised I am able to express myself better in Hindi. And a lot of people from my community (Agri) have appreciated my Hindi and English.
