If you live in Panvel, you have to travel 2 hours for your job and you are paying 80 lakhs to 1 crore for a house.......... Is it worth it? Even Navi Mumbai lacks high-paying jobs, so you have to go to Mumbai for a high-paying job.................. People with 8 to 10 lakh package can afford a 30 lakh house as per affordability ratio. ................You need to have a 20+ lakh package to buy a house near to 1 crore............. Think about it, this real estate bubble can make you a slave for the next 30 years to pay the EMI of your house.
Oh yes absolutely. The unfortunate part is that people buy property with emotions and finally it's the developer/ government and the bank that makes money. I sold my house in Mumbai suburbs, invested the money and now living on rent

Actually last week I visited 4/5 projects near new mubai khandeshwar and new panvel . 3 we're belongs to same builder near vadaghar panvel where 1 bhk 390 carpet( built up 600 sq feet ) was quoated around 39 lakhs but construction is pthatic. There some projects were near khandeshwar 2 bhk quoated around 1.03 crs. I need clairty related to one project considering safety and price angle.
Last there was one project belmac riverside sukapur akurli which is attached to close to the river bank. River is midsize and on bank there with 6 and 7 floor rise construction. Although all phases are sold out can you check and guide me, is there any specific issue with this project. The construction quality is not good but there are some resale flats available with the price point of 2 bhk 48-50( carpet 500+) and 1 bhk 38-40(390+) lakhs. Can you please elaborate whether it is a good price point for resale and whether this project is safe ecologically. Please guide me for belmac safety and price point
Hi, thanks for your comment. Belmac is projected more like a luxury project however I haven't personally visited. Please check RERA number and find out the details on Maha RERA website like permission, possession etc. The distance from the railway station is close to 3kms however traffic during the evening time can be a nuisance. Moreover this might fall under Cidco TPS and not under the municipal Corporation. You may also consider Pushpak Nagar sector 3 or G+7 projects which would be in the similar range considering that's area is well planned with reserve plots for school park hospital etc. I foresee better ROI and livability compared to Akurli and Sukapur. I hope this information was helpful.

2. Preferably maharashtrian locality.
3. Within 2-2.5 kms from Panvel bus depot..
4. Good construction quality.

Is it the one near the railway station? It's a good location in my opinion. And 10 years a good horizon. In my opinion if you are already invested in Equity and MF's and want to diversify portfolio then go for real estate.
All locations are very good. But what about water ???
These are under Municipal Corporation hence water in these location except Palaspe is not an issue

@WandererPatil Thanks for the reply. Are they in a developed locality? Is it a good residential area? Shopping etc.. water, electricity supply? Good roads? Not really concerned with the railway station.. am primarily a car travel person.. thanks in advance!
@@fayecummings1946 it's a well planned gated community. So it meets all the criteria as long as college/higher education and frequent travel to city is not your everyday hassle.For shopping other than groceries you would need to travel to Panvel or Belapur and Seawoods

But please ensure that parking is mentioned in your agreement👍

Primarily because,majority of the plot size are small. Sports Complex Retail reserve plot, market, fuel station and hotel reserve plot is on the other side hence given the option and from future appreciations perspective I believe those sectors would be better. I may be wrong but that's my opinion.Also if people are looking for something in budget then I do recommend them sector 3 as well.
@@WandererPatil sector 3 is the biggest sector in pushpak Nagar if u know and appreciation will be in all the sectors of pushpak Nagar.sector 3 will be purely residential and there are projects on the highway which will yield good returns

Sure, the upcoming locations with decent pricing is Pushpak Nagar, you can checkout Delta Bhagwati Neelkanth as the speed of delivery is better and the projects are near completion hence lesser risk

Pushpak nagar me public Bus nahi hai train nahi hai panvel dur hai ULWE 15 km dur hai Kharghar dur hai koi bhi canectivit new Bombay se dur hai phir kaise ret badhega ?
That's because it's a new city. Filhal to wahapar log bhi nahi hai. But over a period of time NMMT and PMC busses will start. Ulwe is about 6.5kms and it's a highway hence the transport is rapid. There are provisions for Metro but I don't have the GR hence can't vouch for it. Mumbai is 25 mins away from Pushpaknagar. It's like travelling from Andheri to Malad via road. I hope I was able to answer your questions

If your job location is nearby then it makes sense as you would be using it, however for investment I am not a big fan of apartments in gated communities for investment because the appreciation isn't that great and generally people end loosing money to inflation loan etc

Little did the gentleman know that I lived in Mumbai slums for half of my love life and the remaining half working for a International BPO and after few unsuccessful attempts I realised I am able to express myself better in Hindi. And a lot of people from my community (Agri) have appreciated my Hindi and English.
