Sir,How's Tricity heritage project in panvel?Is kharghar good or Panvel good to buy a house?
Tricity is near the railway station so it's an advantage if you commute by train everyday. However in my opinion Kharghar is better compared to Panvel if you are used to city life and infra is much better in Kharghar with better roads, hospitals, schools etc

Property current value madhe tax saved and rent earned add Kara. This will give you the CAGR
1 rk 20 lacs + Taxes.. Tax kitna jayega? Building ko OC hain kya?
7% stamp duty and Registration + other charges roughly 12% is what you can factor as standard
@WandererPatil if there is OC then GST is not applicable. What are the extra 5% charges?

It's good, as far as I remember it's a corner plot. And connectivity is the only advantage and I predict that sector 20 and 21 will grow well as far as livability is concerned. As far as worth is concerned I don't know the carpet hence can't comment. But basic rule, if it's for end usage and meets your requirement then go for it with strong negotiation. I never recommend flats as first investment unless you have a very large portfolio.
@WandererPatil Sir carpet area is 450. Please tell me if it's worth it or not. I will live in this flat. Also I expect a good ROI.

The term very rightly used was notional value.. After 15years sometimes you calculate the property value to be something.. but noone is ready to buy at that price.. They would rather prefer a new flat by paying little extra.. and if there are lot of new flats available then it dofficult sell your property..
