Not necessarily, today everything is been done wrt proper history from farmer and the buyer...The documents are verified specially from the ex owner and registration comes...then 45 days it takes for any allegations to come if it's clear you will get 7/12. Everything is been submitted online on and you can download 7/12 from their website..

Ok, when I last checked. I agreed that the farmers certificate is mandatory before sale deed is completed at the registrar office Uran.
