the project is less than the estimated cost of completion of the project.
The Registration shall be valid for a period commencing from 20/09/2023 and ending with 31/12/2025 unless
renewed by the Maharashtra Real Estate Regulatory Authority in accordance with section 5 of the Act read with
rule 6.
The promoter shall comply with the provisions of the Act and the rules and regulations made there under;
That the promoter shall take all the pending approvals from the competent authorities
3. If the above mentioned conditions are not fulfilled by the promoter, the Authority may take necessary action against the
promoter including revoking the registration granted herein, as per the Act and the rules and regulations made there
under.

@@shikamarunara5616 Well it's a calculated risk that should be taken as per individual appetite. The only risk that I am looking at would be the time delay, if that happens. But it's worthwhile if you are getting it at a good rate
What's the minimum appreciation in the property rates can be expected in the next 4-5 years in Pushpak Nagar?
Well the developers are claiming 30% per year for the next 3 years but in real sense I would say 15% YOY absolute for the next 3 years which should be about 45% and then I would normalise to 7 to 8 percent

Taloja is midc area.this is the major reason why rates and rent of that area doesn't increase.and it vl never increase that much as comparison to other area of Navi mumbai.but infrastructure of taloja is nice and it is nearer to kharghar.this is the major plus of taloja.

As per rera builder should charge on carpet area why they are taking money on buildup area
Well in my opinion, there is input cost and then there is profit margin. Generally the loading is about 40% which is included in built up, if the developer only charges for carpet then the carpet price will increase by 40%. Hence I don't see any respite to the consumer.

Hi, not sure if you are referring to this project or some else. What I didn't mention is the RERA certificate. Well I am updating this in the description. However I would be pleased if you connect with me and explain the lapses in the system. I will ensure that I will make a vlog on this. Also you may or may not be aware. I am not a broker nor CP and for this project marketing I didn't even charge Prime anything. Else I mention it as Paid promotion in the video. Above all more than us it's the bank who understands the legality hence if they are granting loan then you know what I mean. Let me give you details of the RERA
